  3. 0:08today's episode I'm going to talk to a
  4. 0:09business coach and SEO Master Luke
  5. 0:11Vander welcome to the show hey thanks
  6. 0:13for having me Jason I appreciate it
  7. 0:15awesome and before we get started on our
  8. 0:17topic which is the power of website
  9. 0:19rentals you have to assume someone like
  10. 0:20me who's never heard of that um let's
  11. 0:22talk about you know what I I I saw
  12. 0:25somewhere something about the r the rank
  13. 0:27and rent model I was checking out your
  14. 0:28website and people were talking about oh
  15. 0:30I did the rank and rent model and I made
  16. 0:31all this money what is that I've never
  17. 0:33heard of
  18. 0:34it it's uh it's building digital assets
  19. 0:38and renting them out to business owners
  20. 0:40essentially just creating a lead
  21. 0:41generation website to drive traffic and
  22. 0:44then just renting the
  23. 0:46space so okay so if you're if you're
  24. 0:49building something that generates
  25. 0:51Revenue why do you then rent it out to
  26. 0:54somebody instead of just keep the re
  27. 0:55Revenue that's the part that I was
  28. 0:57confused on uh well because you could do
  29. 0:59it for any any
  30. 1:00so you know I I generate leads for
  31. 1:03plumbing for tree services for concrete
  32. 1:05yacht rentals all kinds of things but I
  33. 1:07don't do any of those I just generate
  34. 1:09leads for it and then I pass those leads
  35. 1:11to a business that needs more leads and
  36. 1:13just charge them
  37. 1:15to I see okay so T walk me through um
  38. 1:18how a website rental works for someone
  39. 1:20who's never heard of it and why it's
  40. 1:22worthwhile for someone who wants to
  41. 1:24build some passive income yeah yeah you
  42. 1:27it's it's really really passive it's my
  43. 1:29favorite part about it you find a niche
  44. 1:31that's profitable but relatively low
  45. 1:34competition so it's not going to be
  46. 1:35crazy competitive like you know person
  47. 1:37inry lers in New York City terrible you
  48. 1:40want something easy and you build a give
  49. 1:43me an give me an example let's do a use
  50. 1:45case easy all right excavation in like
  51. 1:47De Moine Iowa like that would probably
  52. 1:50just off the top of my head that's
  53. 1:52probably pretty easy right we're going
  54. 1:53for like something where we're going up
  55. 1:57Pop Shop not like 50 marketing companies
  56. 2:00okay excavation de Mo Iowa and then you
  57. 2:02you identify that as kind of like a
  58. 2:04super super Niche yes and then what do
  59. 2:06you do with that I build a site for
  60. 2:09excavation in De Moine and get that site
  61. 2:12to the top of Google using SEO so it
  62. 2:14starts generating traffic people start
  63. 2:16calling all right and and that takes
  64. 2:19time and money I assume yes yeah how to
  65. 2:22do SEO and they take that from you know
  66. 2:25invisible where most websites are to
  67. 2:28that first page at the top where most
  68. 2:30people will go if they're searching for
  69. 2:32something like you know excavator
  70. 2:33excavation service whatever and now
  71. 2:36customers start calling in okay so let's
  72. 2:38assume that my listeners have never done
  73. 2:40this before which I'm sure they haven't
  74. 2:42they have some time they have some money
  75. 2:44they have that entrepreneurship bug and
  76. 2:46they want to get into this what are like
  77. 2:47the key methods and strategies they
  78. 2:49would Implement to optimize this model
  79. 2:52to start generating leads for the
  80. 2:54businesses that's tough to explain in 30
  81. 2:57seconds but you don't you don't have to
  82. 2:58do the 30 seconds you can you can be the
  83. 3:00top three that you have that that that
  84. 3:01you do every time the the biggest things
  85. 3:04for Google to rank content stations and
  86. 3:08backlinks so contents like the
  87. 3:10foundation of the house really really
  88. 3:12strong content if you have that in place
  89. 3:15you'll beat all the other businesses
  90. 3:16because if you look at most they'll
  91. 3:18write three sentences on their homepage
  92. 3:20talking about what they do and the stuff
  93. 3:22that you talk about is what allows
  94. 3:24Google to find people or what allows
  95. 3:27people to find you right Google doesn't
  96. 3:28know to send you customers unless you
  97. 3:30talk about what you know the services
  98. 3:33you offer and people search those
  99. 3:35particular things so content's really
  100. 3:37big second thing citations is just your
  101. 3:39brand name out on the web your company
  102. 3:41name address phone number listed in
  103. 3:44directories and things like Yelp and
  104. 3:45Yellow Pages White Pages Facebook so
  105. 3:48getting the name out there this is
  106. 3:49telling Google hey these people are
  107. 3:51trusted they've been around and then
  108. 3:53links other websites in that Niche other
  109. 3:57websites that are powerful and trusted
  110. 3:58in Google already
  111. 4:00vouching for you this when like another
  112. 4:02website links to
  113. 4:03yours those are pretty difficult to get
  114. 4:06right back links I mean there's like
  115. 4:07backlink Services I've seen for decades
  116. 4:09and like I think maybe Google has kind
  117. 4:11of started to maybe maybe this is
  118. 4:14outdated they they've been cracking down
  119. 4:16on those for probably 10 years or
  120. 4:18something I would I would think um I
  121. 4:20remember reading like Google's no longer
  122. 4:22letting people do backlinks uh they've
  123. 4:24kind of caught on to the whole thing but
  124. 4:25you're saying no there's there's still
  125. 4:27like a way to do backlinks easily
  126. 4:29because yeah you basically have to pay
  127. 4:31to be on these other people's websites I
  128. 4:32mean you can submit your link to other
  129. 4:34websites but then it can get flagged as
  130. 4:36spam I would think right I mean walk me
  131. 4:38through that part some there's there's
  132. 4:40lots of different ways to build them
  133. 4:42believe it or not the comment links
  134. 4:43still work people don't believe it so
  135. 4:45they stop using it which is great
  136. 4:47because that just means it still works
  137. 4:48for the rest of us um but yeah lots of
  138. 4:51ways to do it you can create private
  139. 4:52networks using old expired domains to do
  140. 4:54the links love doing that guest posting
  141. 4:57on other people's blogs you could pay
  142. 4:59for placements you could do links like
  143. 5:02you're talking about you could also use
  144. 5:04other people um who do internet
  145. 5:07marketing and kind of exchange links
  146. 5:09this this sounds timec consuming and
  147. 5:11expensive going back to the first point
  148. 5:12you mentioned content now it's I'm a big
  149. 5:15blogger I mean I I have multiple blogs
  150. 5:18on multiple websites that generates us a
  151. 5:19lot of traffic because we're teaching
  152. 5:22people about certain Topics in our
  153. 5:23industry they they know we're Market
  154. 5:26experts in those Industries is that what
  155. 5:28you think these other sites should have
  156. 5:30is like if your excavation it's like the
  157. 5:33tools to use for excavation would be a
  158. 5:34blog post you know why do you use cement
  159. 5:36instead of wood for excavation why do
  160. 5:38you use this this uh truck instead of
  161. 5:40this truck and like giving expert advice
  162. 5:43on that topic is that what you think is
  163. 5:44a good way to get the content out there
  164. 5:46or are you talking about more like the
  165. 5:48website static content I do it
  166. 5:50differently where I just build out the
  167. 5:52static content make that really strong I
  168. 5:53don't bother doing all the blog posts
  169. 5:55and stuff but interesting can you can
  170. 5:57you tell can you tell me why just
  171. 5:59laziness uh that's a great you know that
  172. 6:03was a really great honest answer La
  173. 6:06that's what it is it's not necessary and
  174. 6:09it's you know I don't feel like doing it
  175. 6:10so I I pick niches where I don't need to
  176. 6:12do that like the majority of people if
  177. 6:14you just go any random Niche and it's
  178. 6:15not low competition you're going to have
  179. 6:17to do what you said you'll have to write
  180. 6:19all the blogs and you'll have to become
  181. 6:21the topical Authority for that niche in
  182. 6:23order for you to be trusted and rank
  183. 6:24number one for everything but if I pick
  184. 6:26a super low competition market like that
  185. 6:28one probably I could probably Google
  186. 6:30this now and see it'll be a joke and I
  187. 6:32know that if I put up seven to 10 pages
  188. 6:35and I load it up with all the
  189. 6:37information that I've researched with
  190. 6:38keywords and so forth on that Niche it's
  191. 6:41going to pull in traffic without me
  192. 6:42doing anything else I'll build that
  193. 6:44build some links and it'll be done now
  194. 6:46you're you're an entrepreneur you you
  195. 6:48found identified discovered this this
  196. 6:51method I guess I didn't think about this
  197. 6:53I've never heard of this so what was the
  198. 6:55moment when you said I can start website
  199. 6:58rental a rental a website rental
  200. 7:00business like what was the day when you
  201. 7:02said I can do this like and I can make
  202. 7:04money from this like what I want to know
  203. 7:06what that was like I remember it very
  204. 7:08well I I paid for a lot of coaching and
  205. 7:11trainings in SEO so I knew how to do
  206. 7:13this I built an agency I had a client
  207. 7:15call me up on a Sunday middle of the
  208. 7:16night woke me up out of nice sleep and
  209. 7:19was complaining about his rankings which
  210. 7:21is crazy to me because previously to
  211. 7:23meeting he was buried like he gets no
  212. 7:26work and he was paying Angie's lists and
  213. 7:27all these people for leads and now he's
  214. 7:30getting multiple calls a day and he's
  215. 7:31complaining and I was charging very
  216. 7:33little not very happy I wasn't happy
  217. 7:36about that
  218. 7:38so I fired him a client and I was like
  219. 7:41there's got to be a way to not have to
  220. 7:43deal with clients like this and the way
  221. 7:46that clicked in my head was what if I
  222. 7:48just treated this like a property like I
  223. 7:50just own it I'll just have tenants and
  224. 7:52then I don't have to deal with it like
  225. 7:53if I don't want the tenant I don't have
  226. 7:54to have them so by me owning it I don't
  227. 7:57have to provide the reports and I don't
  228. 7:59have to update images and send you
  229. 8:02things if you want it you can have the
  230. 8:04leads and you can pay me if you don't
  231. 8:05that's cool I got a million other people
  232. 8:07I could work with so essentially you
  233. 8:09you're this is what it sounds like to me
  234. 8:11essentially you're providing a
  235. 8:13billboard yeah that's exactly what it is
  236. 8:15an online billboard and they're just
  237. 8:17renting that billboard and getting those
  238. 8:20calls and getting that that's a really
  239. 8:22you know it's a really good idea so do
  240. 8:24you see this becoming like a bigger
  241. 8:27industry because again I've never heard
  242. 8:28of it and I've heard of a lot of ideas
  243. 8:30on this show for six years hundreds of
  244. 8:32episodes um what do you think the future
  245. 8:35of this Rank and rent model is do you
  246. 8:37think it's going to you know is it
  247. 8:39something people should get
  248. 8:41into I mean I I've been doing it since
  249. 8:43since 2016 there's definitely other
  250. 8:46people that do it um I've got a lot of
  251. 8:49coaching clients all over the place nine
  252. 8:51countries now um it's so wait you're
  253. 8:54you're coaching people to do this too or
  254. 8:56you're you're teaching people how to do
  255. 8:58to replicate your model or do it myself
  256. 9:00and I also turned my model into a
  257. 9:03coaching program a lot of my ex-clients
  258. 9:05saw me do this and like so I like got
  259. 9:08rid of everybody and I'm like I'm not
  260. 9:10doing I'm not doing client work anymore
  261. 9:12and I started doing this and they saw me
  262. 9:14make money with this very fast and
  263. 9:16they're like can you just show us how to
  264. 9:18do it and I was like I guess I wasn't
  265. 9:20planning on being I mean that's like
  266. 9:21some secret saw store right you're
  267. 9:22giving out the Coca-Cola recipe I mean
  268. 9:25right I learned I I look at it a couple
  269. 9:27ways like first abundance
  270. 9:29like I can always find something else
  271. 9:31it's not a not a big deal and second
  272. 9:33like there's so many potential niches
  273. 9:35you could do this with if there's a
  274. 9:36search term on Google I could influence
  275. 9:40it and drive traffic for it so there's
  276. 9:41like an unlimited number of niches and
  277. 9:43cities and places all over the world you
  278. 9:45could do this so finding a spot is not
  279. 9:49uh not challenging just takes a little
  280. 9:50bit of research okay so so okay tell me
  281. 9:53and this is might be hard for you to
  282. 9:54give me an answer on this one but tell
  283. 9:55me how long let's say I try to do this
  284. 9:58right one of my one of my listeners says
  285. 10:00I'm going to try this um they're not
  286. 10:01sure how to do it but they they listen
  287. 10:03to this episode they take what they can
  288. 10:04from it and they try to do it themselves
  289. 10:06how long would it take them to actually
  290. 10:08get one of these online Billboards up
  291. 10:09and running how much money will it cost
  292. 10:11them to get it where it needs to be in
  293. 10:13order to start generating Revenue just
  294. 10:15as estimated so we can give some idea to
  295. 10:18to to our
  296. 10:19listeners like estimate you know
  297. 10:22estimate few thousand bucks to have and
  298. 10:25how long maybe six months six months
  299. 10:29couple thousand bucks you'll cut the
  300. 10:31timeline with some training but if you
  301. 10:32just try to like you're going to try to
  302. 10:34like figure it out and YouTube all this
  303. 10:36stuff it's going to be six months is
  304. 10:38probably a a quick time and then if they
  305. 10:41go through your coaching system then
  306. 10:43what are we talking probably 90 days 90
  307. 10:46days and I guess we can't talk numbers
  308. 10:48you can talk about that offline but um
  309. 10:50that's yeah 90 days is is a pretty
  310. 10:52reasonable amount of time and is is
  311. 10:54there some sort of like I hate to say
  312. 10:56the word guarantee of success but um is
  313. 10:59is there some sort of guarantee of
  314. 11:00success by going through your program
  315. 11:01because you know six months figuring it
  316. 11:04out on YouTube and then doing it and
  317. 11:06then it's like ah it doesn't work for me
  318. 11:07the way it should with yours is it more
  319. 11:10like yeah this will work I've never had
  320. 11:12a person actually go through the
  321. 11:14coaching program follow the advice and
  322. 11:16fail the two people the two types of
  323. 11:18people I've seen fail are the ones who
  324. 11:20don't prioritize it which you know I
  325. 11:22can't do anything if you tell me this is
  326. 11:24not a priority and oh I don't have time
  327. 11:26time is a priority right you make import
  328. 11:28you make time for the things that are
  329. 11:29important if you don't prioritize it
  330. 11:30you're not going to make money so that
  331. 11:32that's one um and then people that are
  332. 11:35doing the shiny object thing like
  333. 11:36they'll start one thing and then oh that
  334. 11:38looks good and starts something else so
  335. 11:40they never get to it the squirrel
  336. 11:42syndrome exactly so those two so those
  337. 11:44are the two I aside from that um
  338. 11:47everybody's made leads and made money
  339. 11:49which is cool I saw something else on
  340. 11:51your site that I thought was interesting
  341. 11:53because it really didn't have a lot to
  342. 11:55do with this but at the same time it
  343. 11:57kind of did and I thought it was
  344. 11:58interesting was
  345. 12:00how you mentioned the education system
  346. 12:02is designed to keep people working
  347. 12:04rather than creating wealth and I wanted
  348. 12:06to hear your thoughts on that yeah I
  349. 12:08mean there was there was a quote from
  350. 12:09John de Rockefeller when he created the
  351. 12:12the education board for the school
  352. 12:13systems and it was um it was just
  353. 12:16eventually basically saying that these
  354. 12:19we we don't want to teach people
  355. 12:21anything we don't want to make them
  356. 12:22thinkers we want to just keep them doing
  357. 12:24this so let's create a system that we
  358. 12:26can just train them to do what we need
  359. 12:28them to do which is work in the
  360. 12:29Factories at the time and then spend
  361. 12:31their money on our products yeah and our
  362. 12:33our system now is still set up like that
  363. 12:35we've never changed it I mean you you go
  364. 12:37to school and you you learn things that
  365. 12:39are useful depending on what the degree
  366. 12:42is like if you're a doctor or something
  367. 12:43you can go become a doctor but you know
  368. 12:46what do you do with a Philosophy degree
  369. 12:47or what do you do with a you know a
  370. 12:49general a General Degree yeah or like
  371. 12:52writing or art just you end up having to
  372. 12:54be a teacher so you're saying you know
  373. 12:57this is something that is enough that
  374. 12:59someone could within 90 days could whip
  375. 13:03it up and still have their day job right
  376. 13:05still have their job but maybe slowly
  377. 13:08inch away from it if they're making
  378. 13:10enough income from it and maybe do it
  379. 13:12more than once and and once they get
  380. 13:14because you know it takes time to get
  381. 13:15become an expert even after your 90-day
  382. 13:17course and they do it the first time
  383. 13:18they're going to learn from their
  384. 13:20mistakes and they're going to figure out
  385. 13:21better ways of doing it of course right
  386. 13:23so is that kind of your thinking behind
  387. 13:25us is just kind of like a side gig until
  388. 13:26they they get their feet wet yeah I mean
  389. 13:28that's what most people do I've like the
  390. 13:31the 90 days it's like build us go
  391. 13:33through get the get a site up get some
  392. 13:35leads coming in maybe a couple extra
  393. 13:37weeks to get a site rented out and I
  394. 13:39mean one site the average is 1,500 bucks
  395. 13:41a month so 18 Grand a year from one site
  396. 13:44you could replace a job pretty quick
  397. 13:45with a few of those that's not bad I
  398. 13:47mean minimum wage I mean don't get me
  399. 13:50wrong you got to put in some work on the
  400. 13:51side like it takes some work it's not to
  401. 13:53just like throw up a site and it's done
  402. 13:55but if you put in the work consistently
  403. 13:57for that time frame
  404. 13:59it's just it's it's great yeah and you
  405. 14:01know just to leave us leave us uh
  406. 14:03hanging at the end here is you know I
  407. 14:05made my name in the web industry you
  408. 14:07know in the 90s and early ODS building
  409. 14:10these websites from scratch for clients
  410. 14:12who needed to generate leads for their
  411. 14:15businesses and we're talking all the mom
  412. 14:17and pops out there whether it was a
  413. 14:18garage door installers you know
  414. 14:20restaurants I was one of those guys
  415. 14:21building those websites yeah this is
  416. 14:24like a totally better idea it's like I
  417. 14:25built I if only I could have done this
  418. 14:2730 you know 20 30 years ago uh you know
  419. 14:30where Were You Luke the light bulb
  420. 14:32moment hadn't hit me yet yeah well if it
  421. 14:35hits anybody else let's listen to this
