- 0:00They're all wondering the same thing,
- 0:01and we pulled. And here's what they told
- 0:03us. They said they're making more social
- 0:04media posts than ever, more than five a
- 0:07week on average, but they're getting
- 0:09less leads and less attraction from the
- 0:12marketing they're doing.
- 0:13What are they doing wrong?
- 0:15>> Well, I just laughed inside my own head
- 0:16when you said five a week.
- 0:18I posted 397 pieces of content
- 0:21yesterday.
- 0:21>> Wow.
- 0:23>> So, how about that, everyone?
- 0:24>> Is that right?
- 0:25>> That is a true statement.
- 0:26>> How do you do that?
- 0:28>> You really fall into the framework of
- 0:30P&H, which is something I'm going to
- 0:31start pushing more and more, which is
- 0:32platforms and handles.
- 0:34Platforms is I'm on seven to eight
- 0:36platforms, nine
- 0:38with Substack now.
- 0:39>> Mhm.
- 0:40>> Uh I have multiple handles. There's a
- 0:42post that got a half a million views
- 0:44yesterday called Uncle V, which is I'm
- 0:47the uncle of the kids on TikTok, and the
- 0:49content I put out is more
- 0:51I'm uncle, not friend or dad or, you
- 0:54know, leader. And so, I'm very uh
- 0:57impressed and empathetic to the people
- 1:00riding the Rovers
- 1:02who think five posts a week is a lot.
- 1:05That would be like me saying for
- 1:06everyone who's in shape physically,
- 1:09that would be me starting this interview
- 1:11saying, "Hey, brother. Uh so, my people,
- 1:13I just pulled them. They did three
- 1:15push-ups last week."
- 1:17>> Whoa, someone gave you my workout
- 1:18routine?
- 1:19This must have been our producer. I'm
- 1:20going to get on this.
- 1:21>> And I don't mean three sets, and I don't
- 1:23mean three days of 100 push-ups. I mean
- 1:25three push-ups. Five pieces of social
- 1:27media content in 2026 in a week is
- 1:31equivalent to three total push-ups
- 1:34>> [snorts]
- 1:35>> for the week.
- 1:36>> So, is it a quantity game?
- 1:38>> It is a quantity and quality game.
- 1:40Quantity
- 1:42is not subjective. Quality is.
- 1:44>> Okay.
- 1:45>> Right? So, everyone here on the other
- 1:46side listening to this podcast is
- 1:48debating quality. They're also You know
- 1:51what they all just said? They're like,
- 1:52"Gary,
- 1:53what are you talking about? My job is to
- 1:55sell houses. I've got to be at open
- 1:57houses. I have a team to manage. Like, I
- 1:59don't have all this time to make
- 2:01content. My response is tough
- 2:04>> Mhm.
- 2:04>> If you want it if you want to sell
- 2:06homes, there's a lot of people listening
- 2:07now that got to the Rover from a Toyota,
- 2:10no diss on Toyota, because they did
- 2:12knock on a 1,000 doors, cuz they did
- 2:14send direct mail. You know, that
- 2:16foundation of the grind of real estate
- 2:18of the '80s, '90s, and early 2000s. That
- 2:21new foundation is called social media
- 2:23content. But, unlike direct mail, one
- 2:27piece of content
- 2:29for some unknown reason, and I know why
- 2:32and I can go into it, but it gets 3
- 2:34million views instead of your normal
- 2:351,300, changes the course of your
- 2:38career. There's no door you could have
- 2:40knocked on, no flyer you could have sent
- 2:42to mail, or no phone call you could have
- 2:44made from 1970 to 2005 that would have
- 2:48compounded your business 50X.
- 2:50>> Yes.
- 2:50>> But, there is a social media post that
- 2:52can do that. Everyone knows that I'm
- 2:54literally getting You see this?
- 2:56>> [laughter]
- 2:56>> I know that everyone who just heard that
- 2:59knows I'm right, knows it's possible.
- 3:01Doesn't mean they know how, doesn't mean
- 3:03that they think it will, but they know
- 3:05it's true and it's not a lottery ticket.
- 3:08I think it's very manageable. I've
- 3:10devoted my career to being good at the
- 3:11craft.
- 3:12>> Mhm.
- 3:13>> Um it's no different than staging a
- 3:14home.
- 3:15>> Sure.
- 3:16>> Is staging a home a skill or are you
- 3:17lucky? It's a skill. You know how to
- 3:19make the couch and the carpet and all
- 3:20the
- 3:21Well, making social media content is a
- 3:23skill.
- 3:24I know, and I'll do it right now, that I

- 3:54landed in Atlanta for this amazing
- 3:55keynote, and thank you for having me,

- 3:59ate some gummy bears in my hotel room.
- 4:01And I wasn't supposed to do that.
- 4:03And that's called lack of discipline.
- 4:06>> [laughter]
- 4:06>> They are delicious though. And Mike
- 4:08Vacanti, I hope you're not listening,
- 4:10but my trainer would be pissed if I told
- 4:11him the truth this morning that I ate 40
- 4:14gummy bears for no reason. And oh by the
- 4:16way, they probably cost me 80 bucks cuz
- 4:18you know how that
- 4:18>> You got to make this hotel money.
- 4:20>> Exactly. And
- 4:22And And that's basically the punchline.
- 4:24I am incredibly, unbelievably, uncannily
- 4:28disciplined when it comes to business. I
- 4:30am not that psycho dominator when it
- 4:34comes to health and wellness. I've
- 4:35become much better. You can look at my
- 4:37old videos versus now. I've gotten the
- 4:39results. But the wah-wah from all the
- 4:42real estate agents and everybody else of
- 4:44like, "Well, it used to be." Well, guess
- 4:46what? You used to buy beachfront
- 4:47property in Malibu for a lot less 40
- 4:50years ago, too. The supply and demand of
- 4:52attention, I actually think of social
- 4:53media like real estate.
- 4:54>> Is that right?
- 4:55>> I think of attention as an asset, real
- 4:57estate asset.
- 4:58>> Sure.
- 4:58>> And the reason I've been so good is I'm
- 5:00good at finding new neighborhoods or new
- 5:02states or new countries. Like, when I
- 5:04was yelling at everybody in 2018 for
- 5:06TikTok, that was buying beachfront
- 5:08property in Costa Rica 40 years ago. I
- 5:11was right.
- 5:12How many of you actually did something
- 5:13about it?
- 5:14>> Very few.
- 5:15>> Correct. And the ones that did are the
- 5:17ones that say something on stage when
- 5:19she opens for you guys today. Or the
- 5:21thousands of DMs I get. Many do.
- 5:2499% don't. I can't sit on this podcast
- 5:27and make you do something, but what I
- 5:29can tell you is if you're driving right
- 5:31now, walking your dog, on the treadmill,
- 5:33I know how everybody listens to
- 5:34podcasts, and you don't realize that the
- 5:36world's attention is in mobile devices
- 5:38and on these seven to 12 platforms, and
- 5:40that that is an opportunity to sell
- 5:42homes, well, I don't know what to do for
- 5:43you. The end. I could literally leave
- 5:45now. I might even leave now, brother.
