- 0:00I'm curious like if you had to give
- 0:02somebody some advice who's buying their
- 0:04first one, first laundromat, what advice
- 0:07would you give them, you know, if
- 0:08they're like if they're looking if
- 0:10they're listening to this right now and
- 0:11they're looking for their first
- 0:12laundromat, what what's the best piece
- 0:13of advice you can give them right now?
- 0:15>> Get a good distributor because it really
- 0:17is important. You rely on them to help
- 0:19you make decisions and and try to
- 0:21improve your store. So, it's really
- 0:23important to have a good distributor.
- 0:25>> Yeah. I would think that when you first
- 0:26get in, the first the major thing would
- 0:27be a distributor like my wife said.
- 0:29Yeah.
- 0:29>> And seeing a vision of what you want,
- 0:31what what you expect out of your
- 0:32laundromat, you know, and your
- 0:34expectations of, you know, what kind of
- 0:35income you think you're going to get out
- 0:36of it, right? I mean, like we were
- 0:38saying earlier, we put our money back in
- 0:39our lunch. Yep.
- 0:40>> So we could be successful in the long
- 0:41run, but maybe not everybody sees it
- 0:43that way. So, you know, those are the
- 0:45things I would think about if I bought a
- 0:46laundromat. Yeah. And I listen to your
- 0:47podcast. It will help them.
- 0:48>> Yes, definitely.

- 2:09Kate and George right now. Kate and
- 2:12George, thank you for coming on the
- 2:14show. How you guys doing today?
- 2:15>> Good. How are you?
- 2:16>> Good. I am doing excellent. I'm doing
- 2:19excellent. Super excited to have you
- 2:21guys on. Thank you so much for taking
- 2:23the time and uh and for reaching out
- 2:25too. Uh and being willing to come on and
- 2:27share your story with everybody. I know,
- 2:29you know, when we were just chatting
- 2:30before we hit record, you're saying,
- 2:32"Man, we really hope this will help
- 2:33somebody." And as you were just telling
- 2:35me little bits and pieces about your
- 2:37story, I know it will for sure. So,
- 2:39appreciate it. But while we jump in
- 2:40here, why don't you tell us who are you
- 2:42guys and how did you get into this
- 2:44business? Well, first, thank you for
- 2:46having us on. We appreciate it. We're
- 2:48really excited to be on here. Um, we've
- 2:50learned so much. So, we are so excited
- 2:52to hopefully give somebody some
- 2:53information or something that maybe will
- 2:55finally click.
- 2:58>> Um, but we're a husband and wife team.
- 3:00We've been married for almost 15 years.
- 3:03Um, we do a lot together. Uh, we did
- 3:05work together years ago and, uh, now we
- 3:07work together all the time. Um,
- 3:10we still
- 3:11>> Is that a good thing or a bad thing?
- 3:12That could go either way, though.
- 3:15Depends on the day. It depends on the
- 3:17day, Jordan, right?
- 3:18>> Yeah. Yeah.
- 3:19>> Depends on the day because we really
- 3:20love the business. Um, but then there's
- 3:22times that we're like, "Okay, why'd we
- 3:24do this?"
- 3:25>> Yeah.
- 3:26>> Yesterday was one of those days.
- 3:30>> Well, today we'll have fun doing it and
- 3:32then it could be one of those days where
- 3:33you're like excited about it. So, how
- 3:35about that?
- 3:36>> Yeah, that's exciting being on the show.
- 3:38>> Yes. Yes. So, we um we got into the
- 3:42business two years ago. We actually just
- 3:44celebrated our 2-year anniversary in the
- 3:46laundromat business on 15th. So,
- 3:49>> um
- 3:50>> we So, during the pandemic, we I had
- 3:53seen like the videos, oh, you know,
- 3:55start a laundromat, start a vending
- 3:57machine business.
- 3:58>> Um my husband's in property management
- 4:00and maintenance. So, um he has kind of
- 4:03like that business acumen and then I
- 4:05have a master's degree and I'm I'm a
- 4:07manager as well. So, um, we knew we
- 4:10wanted to do a business at some point
- 4:13together because we have worked together
- 4:14in the past and, um, we just didn't know
- 4:17like what we wanted to do. And then I
- 4:20think we kind of settled on like we want
- 4:21something that's already in existence.
- 4:23Like I don't think we have the ability
- 4:24to start something from scratch at this
- 4:26point in our lives. Um, so we were like
- 4:29I had been looking on Bisby by cell very
- 4:31consistently.
- 4:33And so, uh, two years ago in 2023, um,
- 4:36on Veterans Day, I had seen it listed.
- 4:39Oh, did you want to say how you
- 4:41>> Yeah. Okay.
- 4:42>> The real story is, Jordan, is I was
- 4:43driving to work in the morning.
- 4:45>> Let's get the real story here. Sound a
- 4:47little too sanitized.
- 4:48>> Did you see the laundromat that we
- 4:50bought? And I said, "We didn't buy a
- 4:52laundromat cuz we don't know how to run
- 4:54a laundromat. We're not going to buy
- 4:55it." She's like, "No, that's our
- 4:56laundromat. We bought it." I said,
- 4:57"Really?" She said, "Yeah." And uh, we
- 5:00we bought a laundromat. So his obviously
- 5:03very different than mine. I He tells
- 5:06everybody, "Yeah, my wife just called me
- 5:07and was like, "Yeah, so we're going to
- 5:08buy a laundromat." And I mean, he's not
- 5:10wrong. That is how it went down
- 5:12essentially. Like I was I was stalking a
- 5:15bis by cell, you know, twice a week,
- 5:17every week, and it was really late. He
- 5:19was already asleep. I found the listing
- 5:21like what, eight minutes away from our
- 5:23house.
- 5:24>> Um, we know the area. We know it well.
- 5:26Um, I actually lived there when I was a
- 5:27teenager.
- 5:28>> Right behind it.
- 5:29>> Um, yeah. So, we um as soon as I saw it,
- 5:33I started reaching out to like my
- 5:34realtor friend, my banking friends. Uh I
- 5:36put an inquiry in. I was doing
- 5:38everything that I could to try to
- 5:39contact people. So, when I woke up in
- 5:41the morning, it was a holiday, but he
- 5:42had work. So, then I called him and I I
- 5:44said, "Hey, did you see the laundromat
- 5:46that we're going to buy?" And he laughed
- 5:47and he's like, "Oh, yeah,
- 5:49>> what are you talking about?" And I was
- 5:50like, "No, like we're going to buy that.
- 5:51I I've already talked to the bank. Um
- 5:54I've been talking to my friend." Um, I
- 5:57was like, I'm just waiting for the owner
- 5:58to contact me back and he's like, no
- 6:01way. So, um, fast forward to the
- 6:03afternoon, I finally get a hold of the
- 6:04owner. He was actually the last person I
- 6:06spoke to.
- 6:08And, um,
- 6:09>> always the last to know.
- 6:10>> He says to me, well, you know, the last
- 6:12person that went to look at it said it
- 6:14was really dirty. So, I set my cleaner
- 6:16there and, you know, let me know if it's
- 6:18dirty. And I said, okay, we're going to
- 6:20go take a look at it, but I'm pretty
- 6:21sure we want it, so I'll call you right
- 6:22back. So, we drive over. Um,
- 6:27It wasn't clean. It is
- 6:30dirty. I mean, there was graffiti on the
- 6:32wall.
- 6:33>> It had a board on the on the one one
- 6:35door. Um like a 2x4.
- 6:36>> It looked run down and uh
- 6:39>> it was dirty.
- 6:41>> We knew what we could do with the store
- 6:43because we we just knew we I knew what
- 6:46we could do and I know my wife drives so
- 6:48I thought, well, depends on whether the
- 6:50store is going to look like this when we
- 6:51own the store. Of course, you know.
- 6:52>> Yeah.
- 6:53>> So So, of course, we cleaned up the
- 6:54store and made it beautiful. I mean, we
- 6:56put laundry works in the store since
- 6:57then, you know. It doesn't look There's
- 6:59actually a TV that's actually on in the
- 7:01store,
- 7:02>> right?
- 7:03>> Somebody's stealing it. It's actually on
- 7:05the wall and it's on.
- 7:06>> One of the things that the owner himself
- 7:08had told us, so he was out of state and
- 7:10so, you know, um he was the Oh, this is
- 7:13a passive income business. And he was a
- 7:15big time landlord in the area. So, he
- 7:17has like hundreds of properties and only
- 7:20two employees and then laundromats. So,
- 7:23it just it wasn't working for him. So,
- 7:25he wanted to get out of the business. He
- 7:26did keep one laundromat at first. Um, so
- 7:29we dove in. We bought the business only
- 7:31and we were like, "Okay, let's see what
- 7:34we think." Like, let's let's dip our toe
- 7:36and like see what we can do with it. So,
- 7:38like the first day we get the keys, we
- 7:41go in and we start cleaning and like
- 7:44getting rid of the graffiti, get rid of
- 7:46the 2x4,
- 7:47>> cleaning cleaning it up, you We
- 7:48installed all new cameras, um, painted
- 7:51everything, repaired things,
- 7:53>> made sure it was nice and bright,
- 7:54>> broke out the steam cleaner,
- 7:57>> steam cleaned everything and anything.
- 7:59Um, and then the biggest problem that
- 8:01the owner had said, the prior owner had
- 8:02said was that there was like kids that
- 8:04hung out and like homeless people that
- 8:07came in and that was a serious issue.
- 8:10So, we installed cameras and we would
- 8:13watch them very diligently and that was
- 8:14like a full-time job in itself
- 8:16>> in the beginning
- 8:17>> to chase people out.
- 8:18>> Yeah. In the beginning.
- 8:19>> In the beginning because it was it was a
- 8:21lot of work. That was the one thing that
- 8:22customers told us, the owner told like
- 8:24it was very wellnown. That was like the
- 8:26hangout.
- 8:27>> Um and so we worked really hard to
- 8:28change that perception and change that
- 8:30image. And the neighborhood knows now,
- 8:32Jordan, that we're a nononsense
- 8:34laundromat that, you know,
- 8:36>> we're there to take care of the the
- 8:38people in our community, of course, but
- 8:39we also are not going to tolerate
- 8:40anything. That's there's going to be no
- 8:42fooling around like that.
- 8:43>> Tell me about your
- 8:45>> So that's real quick on
- 8:48>> I don't want to interrupt you. I'm
- 8:49sorry. Go ahead.
- 8:50>> Yeah, just real quick on that point. I I
- 8:51mean that was one of the big lessons
- 8:53that I took away was like it's much more
- 8:55difficult in my opinion to rehab how the
- 8:58community like the reputation of the
- 8:59laundromat than the than the laundromat
- 9:01itself. And I'm like having flashbacks
- 9:04where I'd be like
- 9:06>> I'd have anxiety
- 9:08>> looking on my phone at the cameras to
- 9:10see what was happening in my laundromat
- 9:11cuz I'm like I don't even know what's
- 9:12going on in there right now and I don't
- 9:14know if I want to know. And it was like
- 9:16a lot of work like you were saying. It's
- 9:18like a lot of work to actually clean up
- 9:19the place. And it is
- 9:21>> that's something that especially if
- 9:22you're buying like a fixer upper mat, a
- 9:24zombie mat, something like that. One
- 9:25thing you can't underestimate is,
- 9:27>> you know, there's we I I talk a lot
- 9:29about how laundry is like a habitual
- 9:31business, which is really good for us.
- 9:33Um, but also,
- 9:35>> you know, other people have habits at
- 9:38your laundromat potentially as well. You
- 9:41know, might be coming to try to sleep
- 9:43there, to hang out there, to do whatever
- 9:46>> there. And you got to break those habits
- 9:47as well. Um, so I I was just like
- 9:50resonating with what you're saying and
- 9:51like having some flashbacks there with
- 9:53you.
- 9:54>> Yeah, we had to get rid of the
- 9:55unscrupulous behaviors that were that
- 9:58were occurring. Um, and and George ended
- 10:00up buying um buying a sign for the
- 10:03window
- 10:04>> for like 20 bucks, 15 bucks at Amazon
- 10:06and it said um under new under new
- 10:08ownership it says. And it it it it
- 10:11worked really well to bring customers
- 10:13back that left to give give Laundry Lane
- 10:16a chance to let them have one more shot
- 10:17at our laundromat so they knew who we
- 10:19were and that we were going to keep the
- 10:21place like it is now wellmaintained and
- 10:24take care and take care of. I mean
- 10:26that's that's the main goal there in the
- 10:28laundromat is making sure it's taken
- 10:29care of.
- 10:29>> Yeah.
- 10:30>> I mean even like the customers would
- 10:32come in and they would they would say
- 10:34wow it's so much cleaner. like we didn't
- 10:36do like, you know, we talked about this
- 10:38before we hit record, how we we took a
- 10:41lot of loans and so we didn't um we
- 10:44didn't like renovate the place or put
- 10:47new equipment in. We just cleaned it and
- 10:49then took care of the customers and then
- 10:53answered our phone when they would call.
- 10:55Like all of these things that really
- 10:56aren't
- 10:57>> customer service is number one. We
- 10:59>> completely out of the norm. You know,
- 11:00>> that's my wife's department. She's
- 11:02fantastic with it. That's one thing we
- 11:03do do is we don't wait 3 weeks to call
- 11:06you back.
- 11:06>> Yeah.
- 11:06>> We'll call you right back. My wife
- 11:08always does. She'll call you right back.
- 11:09If not right there and then
- 11:11>> she tries to make it within the hour,
- 11:12she'll get right back to the customer.
- 11:14>> We've gotten very creative with our
- 11:15problem solving since we're not always
- 11:17available. Like we can't just always
- 11:19pick up and run over. I mean, obviously
- 11:20we do when we have to when there's, you
- 11:22know,
- 11:22>> when we can cuz we do work full-time
- 11:24jobs.
- 11:24>> Yeah.
- 11:25>> Um but we do make it a point to try to
- 11:27get over there as much as possible
- 11:28whenever there's an issue that requires
- 11:30us physically to be there. So
- 11:33>> yeah, when you when you were when you
- 11:35were like looking at the the cameras and
- 11:38you know trying to like clean that up, I
- 11:40mean did you have like cameras with
- 11:42two-way communication or like what did
- 11:43you do? Okay.
- 11:45>> Yeah.
- 11:45>> So you're able to communicate with
- 11:46people in there like get out of here
- 11:48kind of.
- 11:48>> So we have two sets of cameras. We have
- 11:50like so you always you know one thing I
- 11:52did learn on the podcast is you always
- 11:53have to have a backup, right? So we have
- 11:55a set that's in the store and then we
- 11:56have a set that's uh mobile as well. So
- 11:59that one we have uh two-way
- 12:00communication. So, we are looking and
- 12:02we're there's an alarm feature, too,
- 12:04which uh the kids know now. Like, if
- 12:06they do try every once in a while, they
- 12:09just before I kicked them out last week,
- 12:11they were like, "They're going to tell
- 12:12us to get out of the laundromat." And I
- 12:13was like, "You're right. Please leave."
- 12:16>> Um, we can also control our doors from
- 12:19an app as well. So, you know, when the
- 12:21kids were getting out of hand, we would
- 12:22just
- 12:22>> lock the door.
- 12:23>> Lock the doors when they left and they
- 12:25try to come back in and it's like, "No,
- 12:26you need to leave." Um, so it works out
- 12:28perfect. I mean, we it it it's it's not
- 12:30like that now, of course, but it took a
- 12:32while though to get things straightened
- 12:34down.
- 12:34>> A few months.
- 12:35>> I mean, and a few months later, what was
- 12:376 months later then we bought the we
- 12:39actually the owner was saying he was
- 12:40going to sell the property and my wife's
- 12:43like, you know, we're going to buy the
- 12:44property and I was like, I don't think
- 12:45that's we can feasibly do that. That's
- 12:47expensive. We're not going to do it.
- 12:48She's like, no, like somebody can come
- 12:50in here and raise our rent and like that
- 12:52that could kill us. Like, we're not
- 12:53going to do that. We're going to buy
- 12:54this actual property at two rental.
- 12:56There's like two rentals there. So my
- 12:58wife's like, you know, you're in
- 12:59property management, you already know
- 13:00maintenance and she knows the the
- 13:02finance side, of course, so I'm very
- 13:04fortunate. So she's like, let's let's
- 13:06buy the property so we could be the
- 13:08landlord for the laundromat, too.
- 13:09>> Well, so my husband's telling part of
- 13:10the story. So the when I talked to the
- 13:12owner about purchasing the property of
- 13:15the first Laundry Lane location in
- 13:17Edwardsville, um he said, "Hey, I'm
- 13:20actually thinking of selling the
- 13:21building that my other mat's in." And so
- 13:23we had had a conversation already that
- 13:25like eventually we were going to get
- 13:26this second location because he wanted
- 13:28out of the laundromat business like like
- 13:30I said he just wasn't he wasn't putting
- 13:31the time and attention it needed. Um so
- 13:34when he said he was going to sell both
- 13:35the buildings I was like okay we want
- 13:36both. And so I call him again and I'm
- 13:38like so we're buying two buildings not
- 13:40one. And he's like there's no way I
- 13:42don't want that other building. It's not
- 13:43in good shape. And I'm like so we're
- 13:45going to buy it. Um
- 13:46>> you have a maintenance guy. It's fine.
- 13:48Don't worry about it.
- 13:48>> Yeah.
- 13:51>> I know what's happening. I know it's
- 13:52going through that mind. Yeah, you can
- 13:54fix it. You can fix anything. Yeah.
- 13:56>> So, we bought the first laundromat
- 13:58December 2023 and then we bought the
- 14:00buildings June 2024. Um and then we we
- 14:05we're foster parents, too. So, we
- 14:07brought home a foster baby during that
- 14:08time, too. Um Okay. And then we had like
- 14:11the worst apartment. Um that was it
- 14:13because the buildings are three and four
- 14:15units. Uh so, one of the apartments the
- 14:17long longestterm tenant left. So, we
- 14:19were renovating an apartment
- 14:20>> almost $10,000 like
- 14:22>> had a newborn, had our daughter um
- 14:25worked full-time and um then what four
- 14:29months later, October
- 14:31>> October 2024, however months, however
- 14:33many months later, then then we finally
- 14:35got the
- 14:35>> I asked her, I said, "Can you call him
- 14:37and ask about the launch bag?" Cuz
- 14:38that's why I bought the other building.
- 14:39It was to potentially own that
- 14:41laundromat, right? I wanted that. He
- 14:43knew that.
- 14:43>> So, she made the phone call, of course,
- 14:45and she's like, "Listen, we want to buy
- 14:46the other mat. Let's do it."
- 14:47>> And we did. We bought the other launch
- 14:49mat and of course Jordan, that launch
- 14:50mat had no lights at all. You couldn't
- 14:52see the washers.
- 14:54It
- 14:54>> It was funny because when we get the
- 14:56when we got that one, the customers were
- 14:58coming in and they're like, "Wow, you
- 14:59put in new floors. Wow, there's new
- 15:00equipment." And so
- 15:02>> to back up for a minute though, we did
- 15:04technically get that second one for the
- 15:06free laundromat because we took over his
- 15:09equipment loan. Yeah.
- 15:11>> So, we didn't put any money down. We
- 15:13didn't do like additional financing. We
- 15:14just took over his equipment loan. Um
- 15:16the equipment was only 2 years old, but
- 15:18the customers couldn't see it, so they
- 15:21didn't know how clean it was and how new
- 15:24it was. And then we cleaned everything.
- 15:26You know, we
- 15:26>> That one took a little bit more time
- 15:28actually than the first one. I thought
- 15:29we had to put all new lights on,
- 15:30>> but I think we knew
- 15:31>> we had to fix the sign, but we were
- 15:32already veteran faster, I think, though.
- 15:35>> We kind of knew what we had to do. We I
- 15:37still don't think that we knew
- 15:38everything that we know now, of course.
- 15:40>> But we did learn from the first, you
- 15:42know, experience. And now it's all clean
- 15:44and it's bright. I mean, we our Google
- 15:46reviews are out out the roof there,
- 15:48actually.
- 15:48>> Yeah, that's one of the highest rated
- 15:50ones.
- 15:50>> It is. It's amazing.
- 15:51>> We have those like signs up inside of
- 15:53the stores with like a QR code to get
- 15:55our customers to leave us reviews. And
- 15:56then when we help them with things like
- 15:58if there's a problem or whatever, we
- 15:59always say, "Hey, can you leave us a
- 16:00Google review?" Um, we've since
- 16:02incentivized our employees to ask for
- 16:04Google reviews. We give them $5 every
- 16:06time they get a review and the the
- 16:08customer mentions the employees name.
- 16:10>> Yeah.
- 16:10>> Um, we got that idea.
- 16:11>> Make sure it's a good review, though.
- 16:13>> Yeah. Yeah, we got to leave.
- 16:16>> We got that idea. Actually, we stole it
- 16:17from a a gentleman. Yeah, the watch
- 16:20tribe called Carlos. We actually got it
- 16:21from him and he did that with his
- 16:23employees. So, we stole his idea.
- 16:24>> We were like, "That's so great. We're
- 16:26going to do that." And then I think when
- 16:27we first implemented it, we got like
- 16:29five over one weekend. So, you're like,
- 16:30"Oh, this this is great." Like,
- 16:33>> great. Now, I got to pay $25. Dang it.
- 16:36>> You're right, Jordan.
- 16:38I'd rather pay out for because it's
- 16:40like, okay, now I know that like we're
- 16:42gaining traction and and getting
- 16:44>> and we're keeping our employees engaging
- 16:46with our customers. That's what we want.
- 16:47So, that works out great for us.
- 16:49>> Yeah.
- 16:49>> Yeah. Yeah. Okay. I I feel like we need
- 16:52to like pause for a second and Okay, so
- 16:54right now you have two laundromat
- 16:56locations. Yes. And where are you guys
- 16:57located?
- 16:58>> We're in Wilsbury, Pennsylvania and
- 17:00Edwardsville, Pennsylvania. So, they're
- 17:02they're not too far from each other.
- 17:03Edwardsville is a really small city.
- 17:05>> Um they're about 10 minutes apart from
- 17:06each other. So, it works out great.
- 17:08>> Mhm.
- 17:08>> Nice. Okay. And I want to back up. Let's
- 17:11go back to that first laundromat here
- 17:13for a second.
- 17:14>> Uh when you when you bought like how did
- 17:17the process of buying it go? Was it like
- 17:19a smooth kind of
- 17:22transaction uh buying the laundromat or
- 17:25how did that go?
- 17:26>> We bought the laundromat.
- 17:27>> I mean, it was it was fairly smooth. And
- 17:29I will say this was a very atypical way.
- 17:31So, you've probably not heard many
- 17:33people not have to put any money. Well,
- 17:37I put 25 down.
- 17:38>> Yeah.
- 17:38>> Well, tell them how we bought the actual
- 17:40mail.
- 17:41>> So, we So, when he had it listed on
- 17:44Bisby by cell and when he had it listed
- 17:46on Bisby by sell, he had all of his
- 17:48financials. So, he had um he had it
- 17:52listed uh for the last 3 years and then,
- 17:54you know, when we started talking, we
- 17:55asked for the year that we were within
- 17:57um to be able to present to the bank.
- 17:59And I have a the person that does our
- 18:00taxes is also working in a bank
- 18:02full-time, so she was able to look at
- 18:04them. Um, so when we had talked with the
- 18:07owner and we said, "Hey, we're
- 18:08interested in this. We want to buy it."
- 18:11Um, I said to him, "If you want a cash
- 18:13deal, like we're not it. We don't have
- 18:16this kind of money. Like unfortunately,
- 18:17we're born into generational wealth. So,
- 18:21um, if that's what you're looking for,
- 18:23like we can't provide that for you. But
- 18:24if you're willing to, you know, wait for
- 18:26us to get a loan and let that process,
- 18:28then, you know, we're we're really
- 18:30interested. We want to dive right in."
- 18:32So, he said, "That's fine. you know, as
- 18:34long as somebody can show me that they
- 18:35can get a loan. So, even though it was a
- 18:38holiday, we were able to get a
- 18:39pre-qualification to show that we were
- 18:41able to like obtain the funds from our
- 18:43bank. Um, so we definitely beat out
- 18:45anybody else because it was a holiday.
- 18:46It was like a Friday. Um, so when I had
- 18:50talked with my friend that does our
- 18:51taxes, um, who works in the bank, I said
- 18:53to her, "Hey, listen, like for this down
- 18:55payment, if I can show that I have the
- 18:57money for the down payment, but then
- 19:00wait for the loan to process and then
- 19:02take a personal loan for the actual down
- 19:04payment, can I do that without it
- 19:06affecting, you know, the the primary
- 19:08business loan?" And she said, "Yeah, you
- 19:10can absolutely do that." So that's what
- 19:12we did. So we actually did not take any
- 19:14money out of our pockets. like we were
- 19:16able to show funds, you know, like we
- 19:18did have the money, but that would have
- 19:19drained our account. We would have not
- 19:21had anything. Um, so we were able to
- 19:24prove that and then after the primary
- 19:26business loan went through, we went took
- 19:27personal loans and then um
- 19:29>> we got the loans from our credit card,
- 19:30Jordan.
- 19:31>> Yeah. And um so then we we put that down
- 19:33and then um we had to get a business
- 19:35checking account before we were actually
- 19:37in business. So we had to put like $25
- 19:39into that account. So we did take $25 of
- 19:41our own money and we had to put that
- 19:42down. That didn't bankrupt you, right?
- 19:46>> We had that for $25 to to put down.
- 19:51>> You didn't have to give that to your
- 19:52employee later.
- 19:53>> Yeah. Well, maybe money.
- 19:56>> Well, we have no employees.
- 19:57>> No, we didn't until just recently.
- 19:59>> Yeah, we actually just hired. It's a
- 20:01great idea to do though coming in.
- 20:03>> Yeah. Congrats. Um, okay. Well, when you
- 20:06when you b I mean that's that's super
- 20:08interesting way to kind of go about it.
- 20:10Um, when you bought it, this first one,
- 20:14this first laundromat, was it making
- 20:15money already or Okay, so it was making
- 20:18money.
- 20:18>> Making money, but it wasn't making like
- 20:21what we're making like we have
- 20:22definitely increased revenue for sure
- 20:24because
- 20:24>> don't forget it was the local hangout.
- 20:27My the customers that had been going
- 20:28there were uncomfortable.
- 20:30>> Um,
- 20:31>> it it it drove people away. It drove
- 20:33them to the competitors. So, you know,
- 20:35Georgia's $20 sign probably turned us so
- 20:39many profits to buy. Um, but it it gave
- 20:43us so many more customers back because
- 20:45we spent a lot of time in the stores as
- 20:47much as possible in the be. I mean, we
- 20:49still go there a lot. Um, probably more
- 20:51than than
- 20:51>> most owners.
- 20:52>> Most owners definitely care about our I
- 20:54mean, we just care about it. We're
- 20:55passionate about what we do.
- 20:56>> Yeah. We enjoy it.
- 20:58>> And so, we had a lot of customers that
- 20:59would come in and say, "Oh, we saw the
- 21:01sign in the in the window and we wanted
- 21:03to come check it out. Are you the
- 21:04owners?" And we're like, "Yeah." you
- 21:05know, and then we have a conversation
- 21:06and tell them the things that we're
- 21:07doing and how we're improving it. And,
- 21:10you know, they see our passion um for
- 21:12the business and for, you know, taking
- 21:14care of our customers and really
- 21:15providing that community service for
- 21:17them because, you know, we went into
- 21:19this business with the intention of,
- 21:20okay, like yes, we want we want a
- 21:22business. Um, but I don't think we
- 21:25realized how much of a community
- 21:27resource and how necessary that is. And
- 21:29now we feel so passionately about giving
- 21:32that to our customers. like we get
- 21:34genuine heartfelt thank yous even now to
- 21:37this day
- 21:37>> consistently people come in and say
- 21:39thank you so much for how much work that
- 21:41you do
- 21:41>> last this week Tuesday I think it was I
- 21:43was there or last Tuesday I was there
- 21:45and I was fixing one of the machines I
- 21:47was putting a fill valve in and uh the
- 21:50lady said she couldn't believe how nice
- 21:51the machines were and how how well they
- 21:52were capped and out and she was so
- 21:54thankful that the launch was so nice and
- 21:56clean and I was like that really means a
- 21:57lot to me and my wife because we work so
- 21:59hard to make sure it looks like that and
- 22:01we have that reputation that's what we
- 22:03So yeah, you're right that it does mean
- 22:05a lot to me 100% just like you that you
- 22:07know that we're doing the right things
- 22:09that I feel that when they say that
- 22:10Jordan that we're doing the right things
- 22:11then we know we're doing something right
- 22:13when the customer says that
- 22:14>> it's like the it's like the it's like
- 22:16the non-financial way that we kind of
- 22:19like get that you know like like I said
- 22:21I we wanted a business but I didn't
- 22:24realize how integral that business would
- 22:26become to a community and people tell us
- 22:28all the time like this is the community
- 22:30laundromat and now that we've worked
- 22:32worked so hard to change that reputation
- 22:35that they they know what to expect from
- 22:37us. They know that it's going to be
- 22:38clean. They know that we're going to,
- 22:41you know, not tolerate someone not doing
- 22:42laundry.
- 22:44>> It's not a hang on our bus though.
- 22:46>> Yeah. I mean, they actually kind of do
- 22:47the work for us sometimes.
- 22:49>> I mean, we we actually my wife told me
- 22:51one time to put a broom and a dustpan
- 22:53like a little like Dollar Tree mop there
- 22:56and uh hang it on the wall and I was
- 22:58like, "That's ridiculous. Nobody's going
- 22:59to do that." you know, I mean, you're
- 23:00being this is never going to work. Where
- 23:03are you getting this idea? Stop and
- 23:05stupid ideas.
- 23:06>> And um I hung it up on the wall and uh
- 23:08they sweep up the laundromat and
- 23:11>> they actually mop the floor sometimes.
- 23:13>> Actually, our two employees that we now
- 23:15have were customers like one was from
- 23:17each location and they actually used to
- 23:19sweep up for us and so it turned into a
- 23:21hey like you do this anyway. Do you want
- 23:23to like get paid for this? And they
- 23:26they've been the best employees because
- 23:28they they're they're already invested.
- 23:29They know how much we care about it.
- 23:31They care about it because they want a
- 23:33clean, safe place to do their laundry.
- 23:35Um and they've been like the best
- 23:36employees because they really care about
- 23:38it.
- 23:38>> They are. They're fantastic. Good. I
- 23:40agree.
- 23:41>> Yeah. Yeah. Well, I found some of my
- 23:43best employees just from either being
- 23:45customers or friends or family of
- 23:48customers and they
- 23:49>> they have there's some like pride of,
- 23:51you know, community pride there of
- 23:52taking care of the of the business,
- 23:54right? So, it can be a great way to find
- 23:56I've also had a couple bad ones from the
- 23:58community, so it's not a given, but uh
- 24:02yeah, it's awesome.
- 24:03>> We struggled quite a bit there in the
- 24:04beginning when we first finally started
- 24:06hiring employees. We were like, "Oh,
- 24:07wow." Like, we we were doing it
- 24:09ourselves for so long, and then we got
- 24:11into hiring employees and we were like,
- 24:13"Wow, this is
- 24:14>> more difficult to have someone just show
- 24:17up." Um,
- 24:21>> um, but then once we started hiring the
- 24:22customers, things really turned around
- 24:23for us.
- 24:25>> Yeah. Uh, okay. So, listen, I think when
- 24:29people hear your story about how you
- 24:31bought this first one, I mean, you said
- 24:33it right, like you you leveraged it, you
- 24:35know, pretty much entirely. So, I how
- 24:40h how has that gone? How has that gone?
- 24:42Like has that been a are you like
- 24:44excited that you went that path? Yeah, I
- 24:47would do it again and again. I would do
- 24:49it again and again.
- 24:50>> Um, not only did we not touch our
- 24:52personal finances, which was a really
- 24:53big deal for me. Um,
- 24:54>> and we're not rich and we bought a
- 24:56laundromat. So,
- 24:57>> yeah. Like our number one rule has
- 24:59always been to not touch our personal
- 25:02finances, you know, and and keep that
- 25:04out of it and have everything generating
- 25:06from the income from the business.
- 25:08>> Yeah. The business pays for the
- 25:09business. We don't pay.
- 25:10>> Yeah. And so since since then, we've
- 25:12paid off those personal loans. We still
- 25:13do have the business loan. Um, but it
- 25:16it's worth it. You know, we uh just
- 25:18recently replaced the card system cuz
- 25:20that was a card only laundromat
- 25:22initially um with a very antiquated
- 25:25system.
- 25:25>> Sean, we can make a whole another
- 25:26podcast just for that alone.
- 25:29What we what the troubles we went
- 25:30through.
- 25:31>> A lot of trouble with that system.
- 25:32>> And and not only the trouble, but then
- 25:34you know when you buy a laundromat,
- 25:37people don't realize that your
- 25:38distributor is a big part of your
- 25:39laundromat. So,
- 25:41>> when you buy a laundromat, and I'm
- 25:43speaking to everybody out there that
- 25:44wants to buy one or is thinking about
- 25:45buying a laundromat, remember the
- 25:47distributor you have makes a big
- 25:49difference.
- 25:50>> Yes.
- 25:50>> If they don't answer your phone calls or
- 25:52or if you can't get somebody on the
- 25:54phone,
- 25:55>> that's going to be an issue for you. So,
- 25:57you know, you need to be out there and
- 25:58make sure you're doing your diligence.
- 26:00>> The YouTube videos did not prepare us
- 26:02for that when we got this little idea,
- 26:05you know, that turned into this um great
- 26:07big thing we're doing. uh it it didn't
- 26:09prepare us how important they really are
- 26:12and and how much you need to rely on
- 26:14them like you can't just
- 26:15>> call and say hey I want to order this
- 26:18particular you you generally can't do
- 26:21that so um that is one thing we did not
- 26:23know and we learned the hard way
- 26:25>> very hard and since then we have a new
- 26:27distributor of course but we've grown
- 26:30like I said in the last few years that
- 26:31we've had these businesses and and
- 26:33learned we also put laundry works in
- 26:35since then but we we've we've
- 26:37>> by Hey, we put those on business credit
- 26:39cards. Like we didn't put
- 26:40>> Yeah, we we didn't buy lunch works out
- 26:42of my money. I didn't have that money.
- 26:43I'm not rich. We're poor people. But um
- 26:45yeah, we we used it from from that. You
- 26:47are right. But yeah, I mean we we're
- 26:50growing and doing well.
- 26:51>> Edit out the poor people, please,
- 26:53Jordan. Edit out the word rich and poor
- 26:55people.
- 26:55>> Well, listen, we're going to keep it in
- 26:58because listen, this number one, I don't
- 27:01think you're as poor as you think you
- 27:02are. But number two is that is a
- 27:05temporary condition even if it was true.
- 27:07Cuz you guys I mean just I'm just
- 27:09listening to how you guys have gone
- 27:11through this and how you've like problem
- 27:12solved and the go-getterness and how
- 27:15you're taking care of your c like
- 27:18>> you know e even if it was true it's not
- 27:20going to be true for long because you're
- 27:21doing the things right and you're owning
- 27:23>> you're owning things. You're not using
- 27:25your own money to to acquire them.
- 27:28You're letting businesses pay for
- 27:29themselves. Yes.
- 27:30>> Uh, you know, it makes that makes some
- 27:31people nervous, you know, obviously like
- 27:34makes people nervous, but,
- 27:36>> uh, you guys are getting after it and
- 27:38you're making it happen and you're like,
- 27:39"Hey, we're working full-time jobs and
- 27:41we've got kids and we're fostering and
- 27:43we got a couple properties and a couple
- 27:45laundromats now." I mean, we haven't
- 27:46even gotten to the second one or even
- 27:48really into this first one too much. Uh,
- 27:50right. You got a lot going on, but
- 27:51you're
- 27:52>> you're getting after it, right? You're
- 27:54not trying to make it as passive as
- 27:55possible right now. You're you're
- 27:57working like you're working for it. So,
- 27:59>> and that's the thing that like we knew
- 28:02going into it that we weren't I mean I
- 28:06don't I don't mean to say it sounded
- 28:07like we weren't expecting a profit and I
- 28:09don't mean it like we weren't expecting
- 28:10to make money. I mean it like we weren't
- 28:12expecting to take a paycheck home from
- 28:14these at least in the beginning and we
- 28:17knew that and we like we reinvest
- 28:19everything that we have back into the
- 28:21business.
- 28:22>> We take something but it's not huge.
- 28:23>> We take a very little amount. we think
- 28:25so
- 28:26>> um every month and uh you know
- 28:29everything else gets reinvested back
- 28:31into the business and when we chose to
- 28:34do it that way with the financing we
- 28:35knew that so you know this was a long
- 28:37play this is not
- 28:39>> was yeah
- 28:40>> I think so so often people want instant
- 28:43gratification in life and they just
- 28:45instantly want to become rich or they
- 28:47instantly want to have businesses or
- 28:49they instantly want to be a success and
- 28:51that's just not real life
- 28:52>> that's that that's why we're here to say
- 28:54to the people are trying to go out there
- 28:56and buy a laundromat or or two like we
- 28:58did.
- 28:58>> It's not going to be you're a
- 29:00millionaire tomorrow. It's it's going to
- 29:01take time to build your brand and, you
- 29:03know,
- 29:03>> do the
- 29:04>> build the customers trust.
- 29:05>> Exactly.
- 29:06>> Build the brand.
- 29:08>> Yes.
- 29:08>> You know, develop that relationship,
- 29:10attract the customers. Um
- 29:12>> remember that your distributor means a
- 29:14lot when you go into the business. You
- 29:15you have to make sure your distributor
- 29:16is make sure you work with him. make
- 29:18sure that you know it's going to be a
- 29:19good connection for you and a good fit
- 29:20for you as well because you're paying
- 29:22out all that money, but also you can't
- 29:24do much without a distributor to help
- 29:25you and and making sure you know your
- 29:28equipment. I mean, we didn't know that
- 29:30when we started that. We didn't know
- 29:30anything about our equipment or what to
- 29:32buy or how it works. I mean, now now do
- 29:34I know, right? I mean, can I fix my
- 29:36dryer rollers? Of course I can. Can I
- 29:38fix a pump on a washer and a belt? Yeah.
- 29:40Can I fix a door and a bezel? And I
- 29:42could do so many things to put a fill
- 29:44valve in. Sure. But I didn't know any of
- 29:45that stuff when I first started. And
- 29:47there wasn't a lot of people out there
- 29:48willing to help me to learn that stuff.
- 29:49>> And I always tell him like when he gets
- 29:51nervous, you know, because naturally he
- 29:54gets nervous because it's our equipment
- 29:55and he's like, "Oh my gosh, what if I
- 29:57>> I don't want to mess something up. I
- 29:58mean, you paid $500 for the part alone,
- 29:59Jordan."
- 30:00>> Yeah, I know. Bucks.
- 30:02>> And I agree with what he's saying, but
- 30:04at the end of the day, I always try to
- 30:06tell him like that's not our personal
- 30:07problem. That's Laundry Lane's problem,
- 30:09right? And look at it. I
- 30:11compartmentalize. Like that is the
- 30:13business's problem. And although we are
- 30:15controlling the business,
- 30:17>> that's their problem. Um, and so, you
- 30:19know, if you make a mistake and you
- 30:21don't fix it right the first time, it's
- 30:23f you, we'll just get it right next
- 30:25time, you know, like, and I told him,
- 30:27you know, he he has a maintenance
- 30:28background. So, he I told him like, did
- 30:31you know how to do everything in
- 30:32maintenance before? No, you broke a lot
- 30:33of stuff first.
- 30:35>> That's not going
- 30:37>> now. And yeah, and I mean, now being on
- 30:40this podcast with you, Jordan, which is
- 30:41fantastic. maybe I could help somebody
- 30:44else if if they need some some kind of
- 30:46advice on fixing something or they could
- 30:48pick up, you know, and call us or or
- 30:50email us. Maybe I could help them in
- 30:52some way so I can make them successful
- 30:54as well as us or the finance side with
- 30:56my wife. So because she's so savvy at
- 30:59how she buys things and now we have two
- 31:01companies. We have Laundry Lane and
- 31:02Quick Lane Rentals. So we didn't want
- 31:04Quick Lane Rentals. We just it just came
- 31:06about. So now we have
- 31:08>> any money for that one either.
- 31:09>> Right. Exactly. We didn't buy that that
- 31:11company either with our money. I mean,
- 31:12it's just that's what my wife is. She's
- 31:14good with finances, right? So, you know,
- 31:16and with my background and her
- 31:18background, it just meshes so well. It's
- 31:20like when you had
- 31:20>> we have our own roles.
- 31:21>> We do. It's like when you had Kelly and
- 31:23Joanne on here, right? With great
- 31:25people. We met them at the wash rifle.
- 31:27They they're like kind of like us. We
- 31:28have our own departments. You know what
- 31:29I mean? So,
- 31:31>> with being a wife and husband tag team,
- 31:32it works really well for us. We're very
- 31:34fortunate to have each other.
- 31:36>> Yeah. I mean, that it's a killer one-two
- 31:38punch, right? I told those guys that
- 31:40Luke and Lee Willilifford have that as
- 31:41the the Willilifford brothers.
- 31:43>> They've got that. And you know, I' I've
- 31:45said this before, but it's like the uh
- 31:47the book Rocket Fuel um by Gino Wickman.
- 31:50And it talks about how if you've got
- 31:52somebody who's kind of orchestrating
- 31:55everything and then somebody who's
- 31:57getting after it and actually getting
- 31:59their hands dirty and doing the stuff
- 32:01like you're you got a powerful one two
- 32:03punch is going to be tough to tough to
- 32:05beat. Um there you guys got that uh for
- 32:08sure in spades.
- 32:10>> Um
- 32:11>> I mean we have that like in our it's it
- 32:13goes back to like home life because our
- 32:15home life and our work life intersect a
- 32:17lot you know um and you were saying like
- 32:19is that a good thing or a bad thing and
- 32:21it depends on the day right because
- 32:22sometimes we get really passionate about
- 32:24it but it's like at home you know like
- 32:26we have certain things like like we have
- 32:29certain roles and duties and you know
- 32:30when one person can't handle it we tap
- 32:32the other one in and we do the same
- 32:34thing at the business. Um, you know, at
- 32:36the end of the day, it's it's making
- 32:38sure that the business is running
- 32:39smoothly, that the customers are happy,
- 32:40that the laundromat's clean, which I
- 32:43know we keep saying it, but it really is
- 32:44such an important part. Um, and I think
- 32:47everybody kind of knows that by now, but
- 32:49>> and we want our machines up and running.
- 32:50I mean, a big part in a laundromat when
- 32:52you walk in, Jordan, is I don't want
- 32:54every one of my machines to be down with
- 32:55a sign on them. I want them to be up and
- 32:57running and
- 32:58>> sparkly clean and ready to go. I mean,
- 33:00not only am I losing money, but it looks
- 33:01bad for your your business when you're
- 33:02walking in seeing that. So, for me to
- 33:04know how to fix stuff, it's it's
- 33:06detrimental for me because for my
- 33:08business, I want to make sure when you
- 33:09walk in the laundry lane, you're saying,
- 33:10"Wow, look at this place. It's clean and
- 33:13everything's running. All my machines
- 33:15are up and running and go, ready to go."
- 33:16You know? So, those those those couple
- 33:19things make a big difference, I feel,
- 33:20when you walk into a laundromat.
- 33:23>> Yeah. Huge. I mean, they're very simple
- 33:26things, but it Yeah, it's you know, it
- 33:28can be tough. like you have a whole
- 33:29bunch of machines, you got a couple
- 33:30locations. It can be tough to keep
- 33:32everything up and running and
- 33:34>> balancing all that plus all the other
- 33:36things going on in life and stuff, but
- 33:38like you said, like what I love about
- 33:41what you guys are saying is like you've
- 33:42got your eyes on the prize, right? And
- 33:44you know kind of what's important and
- 33:47you're taking care of business, you
- 33:48know, the the important things um
- 33:51>> you know, with it. And I mean again,
- 33:53like I think that that's why you've had
- 33:55the success that you've had already uh
- 33:57building your business and why you're
- 33:58going to continue to have that success
- 34:01um going forward. Okay. Wait, I need to
- 34:03I need to back us up again and keep
- 34:06running ahead. I need to back us up. So
- 34:08Laundry Lane is your brand. Did you
- 34:10implement that right away?
- 34:12>> Yes.
- 34:12>> Uh when you when you bought the
- 34:14business?
- 34:15>> Yes. So we like as soon as I think like
- 34:19the night we decided we were going to
- 34:20buy it right is when we started
- 34:22brainstorming
- 34:22>> the night you decided that you guys were
- 34:24going to buy it.
- 34:26>> The night that I called,
- 34:29>> hey, you're stuck in that. And I hear
- 34:30that theme often with you that the wives
- 34:32are always the uh instigators with
- 34:35>> my wife was the instigator. Yeah.
- 34:38>> I feel your pain, George. I know she has
- 34:40these ideas and you got to go make them
- 34:42happen.
- 34:44So, I think we were like we were talking
- 34:46about different names, right? We were we
- 34:48were kind of like in a brainstorming
- 34:49session about different names and um
- 34:53knowing some of the problems that there
- 34:56was like people hanging out and you know
- 34:59uh you know not doing laundry. Um we
- 35:01were kind of like okay like what's going
- 35:02to make them want to get in and get out
- 35:05respectfully um come in, get your
- 35:08laundry done and respectfully leave
- 35:10right after. lane. The quickest way to
- 35:11do your lunch. That's
- 35:13>> right.
- 35:13>> So, we came up with the name
- 35:15>> police car on it like almost
- 35:17>> I know.
- 35:18>> Yeah.
- 35:18>> So, we were when we when we came up So,
- 35:20we were naming a bunch of different
- 35:22names. We came up with that name and we
- 35:23both were like, "Oh." And I was like,
- 35:25"Wait, I think our logo, you know,
- 35:27here's
- 35:28>> drew our logo. Actually,
- 35:29>> I took this very terrible sketch. Um I'm
- 35:32not good at drawing at all." Um, and so
- 35:34I I took a terrible sketch and I I drew
- 35:36it on my phone and I said, "What if it
- 35:38was like a washing machine but like with
- 35:40wheels?" And he was like, "Oh my god, I
- 35:42love that." And I was like, "All right."
- 35:44So, uh, so when we, so yes, to answer
- 35:47your question, we launched it right
- 35:48away. We went right into it. Um, so like
- 35:50the day after we or maybe it was a
- 35:53couple
- 35:53>> girl does our accounting, her sister
- 35:55actually works in a sign company.
- 35:57>> Yeah.
- 35:57>> So it's a lot. We got very fortunate. We
- 35:59knew enough people that it it
- 36:01>> Yeah.
- 36:01>> We got lucky. It was like a good network
- 36:03of connections and people are always
- 36:05very willing to tell you, hey, I know
- 36:06this person that can assist you with
- 36:08that. And um so I told them, please
- 36:11don't make fun of me. I'm going to send
- 36:12you this terrible drawing, but like can
- 36:14you bring this vision to life? And then,
- 36:16you know, we went back and forth
- 36:18>> about the specifics of it. And then we
- 36:20finalized our our design. And then
- 36:22>> that has been something that we've stuck
- 36:24with as far as our brand. Like we put it
- 36:26on everything. We bought shirts and we
- 36:29>> around the neighborhoods
- 36:31>> benches there with our sign that says
- 36:32lingerine on it.
- 36:33>> Yeah. Like a way to advertise, you know,
- 36:36>> signs at the end by where we live even.
- 36:37We have a big sign there.
- 36:39>> So yeah, we we it the walls were painted
- 36:41green inside. That's where all these
- 36:43ugly green shirts came from. But yeah,
- 36:46was actually because the walls were
- 36:48green inside the store. So
- 36:49>> So that was one thing. Again, we didn't
- 36:50do a renovation. That was like the
- 36:52walls. Let's go with it.
- 36:54>> So I repainted. Of course, we didn't
- 36:56want to have to buy a bunch bunch of new
- 36:57stuff. We really strapped our We didn't
- 36:59know, like you said, Jordan, like we
- 37:01like, yes, obviously, we dove into the
- 37:03financials. We did what we could, but
- 37:04you never actually know, right? You
- 37:06don't actually know is it going to
- 37:09>> produce the way that they're saying it
- 37:10does or, you know, maybe maybe we might
- 37:12not know what we're doing and maybe it
- 37:14might go south. So, we're trying to put
- 37:16as little into it as possible and
- 37:19>> paint does a lot for you, Jordan.
- 37:20Believe me, it makes fun. I'm always on
- 37:23it and I'm not afraid to go in there and
- 37:25paint on a s like a Saturday night or
- 37:27later on at night I'll go in and I'll
- 37:28touch with the white paint cuz I think
- 37:29it looks dirty in there and painting. He
- 37:31fiddles around with his brush.
- 37:34>> I want my store to be nice and clean
- 37:35looking when I like I said it I want you
- 37:38to be impressed when you come to my my
- 37:39store. I mean it where we are in the
- 37:42first store is in a tough neighborhood.
- 37:43It really is. And you wouldn't think
- 37:45that store would look like that in a
- 37:46tough neighborhood. But I'll tell you
- 37:47what it does. It does look like that in
- 37:49a tough neighborhood because
- 37:50>> to say like like we you know even now
- 37:53our customers will like take care of
- 37:55things for us. Like we were just in the
- 37:57store the other day and and a customer
- 37:58was like, "Oh, hey, there was somebody
- 37:59that was trying to vape in here and
- 38:00another customer told them not to." And
- 38:02I was like, "Oh, good. I'm glad they I'm
- 38:03glad they took care of it."
- 38:05>> Self policing. Yeah.
- 38:06>> When we got a new um distributor, they
- 38:09were at the store the one time with me.
- 38:10George wasn't there. And um I went into
- 38:13the back into like the employee only end
- 38:15area and one of our customers was like
- 38:17hey you can't you know the vendor was
- 38:18following me and the customer was like
- 38:20you can't go back there. They they were
- 38:22concerned about me and having you know
- 38:25and
- 38:25>> this random person going in the back.
- 38:27>> Yeah. And and they were like no it's
- 38:28okay. So I came out and I told them hey
- 38:29you know this this is my vendor
- 38:31whatever. But
- 38:31>> he's a new vendor. Yeah.
- 38:32>> They um they really like take care of
- 38:36things themselves and then they do call
- 38:37us when there's things you know and we
- 38:39see it on the cameras. We're still doing
- 38:40all the things, right? But as far as
- 38:42branding, we put our logo on everything.
- 38:44Um, all of our advertisements, we put it
- 38:47on our window, we put it on our signs,
- 38:49we put it on all of our socials.
- 38:51>> Um, we want really want to create that
- 38:53brand recognition with our logo because
- 38:56very much in this area, everybody's just
- 38:58laundromat.
- 38:59>> There's I I mean, I I I'll say this like
- 39:02so I'm blue in the face. There's a lot
- 39:03of blue in laundromats and bubbles.
- 39:05That's all I'm going to say.
- 39:07and I have a lot of wheels. So, you
- 39:09know, mine are green. So, that's the
- 39:11reason why we stood out. I thought I
- 39:12thought that would be a great idea. And
- 39:14actually, my wife came up and like I
- 39:15said, I think that
- 39:16>> Well, we were brainstorming. It wasn't
- 39:17just me. Like, we were we were kind of
- 39:19like bouncing off of each other and then
- 39:20like, you know, then I was like, "Oh,
- 39:22let's do this, you know, with my
- 39:24terrible drawing." So,
- 39:25>> yeah, it worked out. It worked out for
- 39:26me. I liked it.
- 39:27>> It's much better. This is definitely the
- 39:28refined version.
- 39:29>> Yeah.
- 39:30>> I think you need to like print off that
- 39:32sketch that you that you made and hang
- 39:34it up somewhere.
- 39:35>> I think I still have it. You should do
- 39:37that.
- 39:37>> That's a good idea. Yeah, you should.
- 39:38>> First $10 we ever made. Um because we
- 39:42were we were a card operated store and
- 39:45so when we saw a customer, you know,
- 39:46that first day we were there all day and
- 39:48then we saw the customer make the first
- 39:49purchase. We went in the back real quick
- 39:51and we're like
- 39:52>> it's our first $10, you know, so we
- 39:55still have that 10.
- 39:55>> And now look where we are, Jordan. We're
- 39:57on the podcast.
- 39:58>> Now look at you
- 40:00love
- 40:03so conscious be on this podcast. You
- 40:04have no idea. Uh man, you're
- 40:07>> I listen to this every day going to
- 40:08work. So for me it's amazing.
- 40:10>> And my wife's the one that turned me on
- 40:11to it. She's like, you know, do do you
- 40:12listen to the podcast? I'm like, what
- 40:13podcast? Maybe you can learn something.
- 40:15And I was like, wow. I'm like, yeah,
- 40:17definitely I'll listen to it. If I could
- 40:18learn something, I definitely will.
- 40:19>> It helps too when there's something that
- 40:21I say he should be doing and then like
- 40:23somebody else says it and so I'll send
- 40:25him that particular episode because we
- 40:27don't like listen to it together. It is
- 40:29something that we usually do
- 40:30individually. And um because I like to
- 40:33listen to it on full speed where like
- 40:34everyone is talking to you like Yeah.
- 40:37>> Yeah. Yeah. Yeah.
- 40:38>> Trying to listen to it at regular speed.
- 40:40So he gets annoyed with that. So we do
- 40:42our own thing. But um I'll send him a
- 40:43clip and be like, "Hey, this person said
- 40:45you should be doing that thing I've been
- 40:46telling you about. Maybe you should
- 40:48start doing it."
- 40:49>> Yeah. Yeah. It's been helpful though. It
- 40:52has been helpful.
- 40:54>> Yeah. That's awesome. That's That's

- 40:59>> U Okay. So, going back to your first
- 41:01one, we haven't even got to the second
- 41:03one yet, really, but the first one,
- 41:06I'm assuming that didn't have you guys
- 41:08are doing uh wash and fold now. Is that
- 41:11right?
- 41:12>> So, we're actually getting into wash,
- 41:13dry, fold, so that was one thing. It
- 41:14didn't have it.
- 41:15>> It doesn't.
- 41:16>> Yeah, I was going to ask. Okay.
- 41:17>> Yeah. So, it was just only self-s serve
- 41:19and then for a while because we had so
- 41:22much going on, we scaled kind of
- 41:24quickly, you know, I think we were
- 41:26thinking, okay, we're just going to
- 41:27stick with self-s serve for now. like
- 41:30we're just gonna go with that. It's like
- 41:31the path of least resistance.
- 41:33>> Um and then as we've been trying to look
- 41:36for other deals, it's just the like our
- 41:38area is not like in LA or New York City
- 41:40or you know there there's not that many
- 41:43laundromats. Um and people don't get rid
- 41:45of them very quickly. Um we just got
- 41:48lucky with the the same owner.
- 41:50>> Very fortunate. Yeah. Great guy, I might
- 41:51add.
- 41:52>> Yeah. Fantastic. Um and I would do
- 41:54business with him again and again. He
- 41:56really was truthful in in everything he
- 41:58had.
- 41:58Um, but as we've looked for more, you
- 42:01know, we we've tried to expand our
- 42:03portfolio. And as we've looked for more,
- 42:04we kind of looked at each other one time
- 42:05and we were like, why don't we just
- 42:07expand what we have? Like, let's try to
- 42:10like expand what we have right now
- 42:11rather than trying to go out and get
- 42:13more and then, you know, going through
- 42:15the same process we've gone through
- 42:16before. So, we're actually going to skip
- 42:18the wish wash dryfold and we're going to
- 42:20go right to pickup and delivery. um
- 42:22because not many people are doing that
- 42:23in our area and we want to offer
- 42:26something that you know others aren't.
- 42:28Um and we have a lot of people that use
- 42:30like Door Dash and Uber. Not that we're
- 42:33going that route with it. We're just
- 42:34kind of relating the fact that people
- 42:36love the convenience of getting it
- 42:38picked up. You know, if I don't have to
- 42:40do my laundry and then it's going to get
- 42:41picked up for me and then drops back off
- 42:43to me. I mean, that's a a really big
- 42:45draw. And I know you say all the time on
- 42:46the podcast how like pickup and delivery
- 42:48is really changing the game. So, that's
- 42:50pretty much where we got the idea to be
- 42:52like, "Hey, why are we not doing this?
- 42:54Why aren't we jumping into this?" So,
- 42:56we've been trying to learn more about
- 42:57it. Um, this is kind of one of those
- 42:58things that we spent probably more time
- 43:01figuring out what we're going to do with
- 43:03rifle.
- 43:03>> I think I think we're dragging I think
- 43:05we're dragging our feet too much. I
- 43:07think we're guessing it too much. I
- 43:08think we just have to go out there and
- 43:09just do it. That's what we're going to
- 43:10do.
- 43:10>> We're going to get started in January.
- 43:12January, we're going out and doing it
- 43:13and we're just going to do what we got
- 43:14to do because it if you wait too long
- 43:18and try to do something, it's going to
- 43:19pass you by. I think it's time for us to
- 43:21>> just get out there and do it.
- 43:22>> Like we when we when we said we were
- 43:24going to buy the laundromat, we just
- 43:25jumped right in. Like we just did it.
- 43:27And then we didn't we're not doing that
- 43:29with the with the pickup and delivery
- 43:30size. So, we've decided to get into it,
- 43:32but we needed like a website. Um which,
- 43:35you know,
- 43:35>> yeah, actually we met the guys at the uh
- 43:39the wash drive, the guys that are doing
- 43:40our our website. That's where we met
- 43:42them at was the last dryfall.
- 43:43>> Yeah. So, our website's just about ready
- 43:45to launch. We have to do a couple more
- 43:47revisions on it. Um and then we're going
- 43:49to we're going to finally get started.
- 43:51Um but we're going to do per bag pricing
- 43:53is what we're we're planning on doing
- 43:55because
- 43:55>> we're going to try to make it simple.
- 43:57>> Yeah.
- 43:57>> See how it works out for us.
- 43:58>> That's the angle we want to play. We We
- 44:00own everything in our business now. Like
- 44:02we own the vending machines,
- 44:03>> the vending machines.
- 44:04>> We own the um property. We own the
- 44:06business. So,
- 44:07>> we're fortunate.
- 44:08>> We want to have full control over
- 44:09everything. we're going to hire a
- 44:11driver. Um,
- 44:13>> employ our employees already in place.
- 44:15>> And again, networking, going to the
- 44:17events that they have out there. I think
- 44:19it it's like having a small family of
- 44:22ownersh
- 44:23>> and a lot of owners are, you know, at
- 44:26those events are willing to help you.
- 44:28And we're one of the we're we're we're
- 44:29them people. I mean, we're definitely
- 44:30going to help as many people as we can.
- 44:32>> I think that like it differentiates the
- 44:35type of owners though, right? like did
- 44:37we have money to participate in those
- 44:39events? Not necessarily, right? Um
- 44:42because we're still little and we're
- 44:43still paying off loans, like I said. I
- 44:45mean, we're being fully transparent in
- 44:46that. Like, if we're not rolling in the
- 44:48dough, bathing in in money every night,
- 44:50you know, like and and
- 44:52>> not yet.
- 44:53>> Not Not yet.
- 44:54>> Scrooge McDuck is coming for you,
- 44:56though. I I feel it.
- 44:57>> We're manifesting it. Um but, you know,
- 45:00we decided that that was a really
- 45:01important investment for us to get
- 45:03around like-minded people. to get around
- 45:05people that are doing the things that we
- 45:07want to do and be around people that are
- 45:08just way more successful.
- 45:10>> Going to the wash drive. I think those
- 45:12things
- 45:13>> helped us enormously. Meeting the people
- 45:16and meeting the people that are there in
- 45:17those shows and at those places,
- 45:20>> it was worth every dollar we spent
- 45:22because those folks I can pick up the
- 45:24phone and call somebody tomorrow that I
- 45:25know that's doing a fantastic job in
- 45:26their businesses and
- 45:27>> they're willing to help me. It's it's
- 45:29like having a small family. I mean,
- 45:32>> my advice to anybody that's out there
- 45:34and they're getting into the business
- 45:35new, definitely do the networking.
- 45:38Definitely spend the extra money if you
- 45:39have to to go out to those those events.
- 45:41>> I mean, who wouldn't want to be in a
- 45:42room of people that are doing better
- 45:43than you? You aspire to
- 45:45>> so successful.
- 45:46>> Like we look at them and we're like, "Oh
- 45:47my god,
- 45:49>> that's so you know, like we're like
- 45:51fangirling over these people and like
- 45:53because we know that they're successful.
- 45:55We know that they started in the
- 45:56business and maybe they had time or you
- 45:59know they had
- 46:00>> they had similar issues and then now
- 46:02they're killing it and they're sharing
- 46:04their advice and they're speaking at the
- 46:06events. You know like that's the type of
- 46:08stuff that we're aspiring to be. We want
- 46:10to we want to be there. We want to
- 46:12inspire others. We want to share our
- 46:14passion for this business and tell
- 46:16everybody how great laundry is.
- 46:19>> That's right. That's right.
- 46:21>> Yeah. Join join us uh weirdos out here.
- 46:24uh just loving laundry and
- 46:27>> talking laundry all day. I know. I know.
- 46:29But it is it is I mean that's it is so
- 46:32true you know that you know these
- 46:35>> because people like you will come on
- 46:37like a podcast or sit on a panel or
- 46:39something like that and just share your
- 46:41stories and share your lessons like it
- 46:42it is inspiring and it is a way to kind
- 46:46of shortcut that growth. Like I'm I'm
- 46:48sure I mean you guys have shared a
- 46:50little bit of some of the tough lessons
- 46:52you've had to learn. uh along the way.
- 46:55I'm sure there's I'm sure there's more
- 46:57of them uh as well. Yeah. U but man, I
- 47:00mean I one of the benefits of this and
- 47:03why why I started the podcast is that I
- 47:05like firmly believe that if we share
- 47:09information with each other, we're all
- 47:11going to get better much faster and we
- 47:12can go farther faster.
- 47:15>> I agree and better together. And and I I
- 47:17really it's just such a motivator. like
- 47:19we went, you know, when we've gone to
- 47:21these events, then we're like, we need a
- 47:23website. What are we doing? You know,
- 47:25like you said, like at some point things
- 47:28that everyone's been saying that we
- 47:29should be doing finally just click and
- 47:32then we're like, we need to do that.
- 47:33Let's do that.
- 47:34>> And you know, I've listened to your
- 47:35podcast before where you say there's
- 47:37enough for all of us.
- 47:38>> Yes.
- 47:38>> And and I go by what you say. Like I've
- 47:40heard you say that many of times on a
- 47:41podcast. Like there's enough for all of
- 47:42us. So
- 47:43>> I agree.
- 47:44>> We're not those owners. Like we're we're
- 47:46happy for you. I mean, if we can help
- 47:47you down the road, we'll help you.
- 47:48Actually,
- 47:49>> I'm saying we're not afraid to help.
- 47:50We'll help.
- 47:51>> Our Edwardsville location, there's like
- 47:53three other stores.
- 47:54>> You know, I said we're not LA, we're not
- 47:56New York, but really there's three of us
- 47:57in a very small what probably like a two
- 47:59mile radius and every one of us have our
- 48:02own kind of customer.
- 48:03>> Yeah. Right. Like, and and I'm happy for
- 48:05them. I mean, if we could help them in
- 48:07any way, I would. I don't know if they
- 48:08would be the same way as us, but of
- 48:09course, if I could help somebody
- 48:11>> Yeah.
- 48:12>> only because I've been through the
- 48:13struggle to get where we are, you know?
- 48:16>> Yeah. Knowledge in itself just really
- 48:18helps propel you though. I I feel like
- 48:20if you can educate yourself on the the
- 48:22machines, the equipment, a distributor,
- 48:25>> if you save any money, do it
- 48:26>> dayto-day. I mean, we we created a
- 48:28checklist for our employees. Yeah.
- 48:30>> Um which, you know, SOPs are talked
- 48:32about a lot. Um making sure that there's
- 48:35something that's, you know, everybody's
- 48:36following. That's helped a lot.
- 48:38>> Um
- 48:40>> just different things that help you get
- 48:41to the point where you're like, "Okay,
- 48:43we kind of know what we're doing."
- 48:45>> Yeah. Yeah. Yeah.
- 48:48>> Yeah. Well, and I I don't want to gloss
- 48:49over uh I mean, you you guys are
- 48:52starting to go down a path that I think
- 48:54is huge. Uh and it's it's something that
- 48:59it's it's one of the in in my view from
- 49:01my perspective one of the
- 49:03differentiators between people who you
- 49:06know make progress and people who don't
- 49:08is that you know you were kind of
- 49:09talking about starting that wash and
- 49:10full of business and how feel like
- 49:12you're sort of dragging your feet a
- 49:14little bit getting in research mode you
- 49:16know kind of that that type thing and
- 49:19you know one one of our you know at
- 49:21launder research right like one of our
- 49:22values is default to action right like
- 49:25it's the it's you got to you got you got
- 49:28to learn, you got to do some research,
- 49:29you've got to do some prep work, you
- 49:32know, you got to have the website and
- 49:33the software in place and like all that
- 49:34stuff. Um, so I'm not putting that down.
- 49:37I'm not saying you don't have to do any
- 49:39research, but
- 49:41most of the time we don't start acting
- 49:44nearly soon enough, right? And that's
- 49:46something that you guys have done really
- 49:48well
- 49:48>> is you've jumped in and you've taken the
- 49:51action and that's
- 49:52>> how you like got lucky, you know, having
- 49:55a couple locations, a couple properties
- 49:57now, you know, you're building this wash
- 50:00and fold business here and it's it it
- 50:04all started because you you jumped in,
- 50:06you took the action, right?
- 50:07>> Exactly.
- 50:07>> Awesome. I don't want to go
- 50:09>> kind of walked in since we brought it up
- 50:11on the podcast. Now we can't come back
- 50:12like we have to do it. So,
- 50:14>> you have to. Yeah,
- 50:17>> that's right. That's right. Put the put
- 50:19the pressure on.
- 50:20>> I think we got to go.
- 50:21>> No. Yeah, we we we just needed to kind
- 50:24of get some logistics together. And when
- 50:26we kind of first came up with the um
- 50:28with the thought of it, we were still
- 50:30doing everything. I mean, we were still
- 50:32cleaning the stores. Um you know, every
- 50:35aspect of the business. And it's like
- 50:36there's only so much we can handle.
- 50:38Like, we only have so much capacity. Um,
- 50:41which is why it took us a bit longer
- 50:43than I would like just because we just
- 50:45have so much capacity and and we were
- 50:47full. So, being able to finally hire
- 50:49employees and get that cleaning off and
- 50:51like offloading some of the duties that
- 50:53I don't necessarily don't require my
- 50:55level of attention, we can start moving
- 50:57on to different things now.
- 51:00>> Yeah. Well, and and that's huge, right?
- 51:02is the every stage of business that you
- 51:05go through like the skills and the
- 51:08energy that you have for that the way
- 51:12you're doing business now don't
- 51:14necessarily translate right. So you've
- 51:16got to have some systems in place if
- 51:18you're going to scale to do a pick them
- 51:19and delivery. You've got to have some
- 51:21employees in place if you're going to
- 51:22scale to do a pick and delivery. Like
- 51:24you you can't do everything on your own
- 51:26and nor should you do everything on your
- 51:28own. I bet you didn't buy the business
- 51:29so you could do everything on your own
- 51:31either.
- 51:32>> Um, you know, for a time maybe, but but
- 51:35long term that's not the goal, right?
- 51:36And the business has to grow and evolve
- 51:40as
- 51:41>> as you grow and evolve personally and
- 51:43also as as a company,
- 51:45>> right?
- 51:46>> Which is exactly what you're doing. So,
- 51:48pretty pretty cool. Um, okay. So, you've
- 51:51got the second location now u from the
- 51:54same the same owner and you kind of
- 51:56talked a little bit about how you got
- 51:58that. What about what about the actual
- 52:00acquisition? Did you do something
- 52:01similar again where you did a a bank
- 52:04loan in a um Oh, no. You bought the
- 52:06property for that one, right? And then
- 52:09>> inherited.
- 52:11>> Yep. So, we bought the we bought the
- 52:12first laundromat first and then we got
- 52:14the uh properties uh second. So, we
- 52:16bought both of them the same day. Um,
- 52:19despite my husband's hesitation,
- 52:22>> we had the first line out first, then we
- 52:23bought the two buildings.
- 52:25>> But when we bought the two buildings,
- 52:26>> how did you finance the buildings, by
- 52:28the way?
- 52:28>> So, that was like a mortgage. Um, we
- 52:30went commercial mortgage for that
- 52:32because uh, so our Wilsbury location is
- 52:34a four-unit building and our Evansville
- 52:36location is a three-unit building. So,
- 52:37we did acquire apartments, which we have
- 52:39had rentals in the past as well. Yeah.
- 52:41Um, and my husband's in property
- 52:43management, so that really wasn't
- 52:44something that like we had to learn or,
- 52:46you know, we kind of already knew that
- 52:48side of things. So, that I think was a
- 52:49little bit easier than having like zero
- 52:52experience and going to 100 into a
- 52:53laundromat. This was something that we
- 52:55were already familiar with. Um, so we
- 52:57didn't put any money down for that
- 52:59either. Um, we took the commercial uh
- 53:02mortgages and then because it's
- 53:04commercial, you have to put 25% down.
- 53:06Um, so we took the one time we did I
- 53:09guess kind of you know tap into our
- 53:11personal um we did a heliloc on our on
- 53:14our our home but everything's paid out
- 53:17of the business. So um
- 53:19>> Quick Lane Rentals. Yeah.
- 53:21>> Yeah. So the rental income that we
- 53:23generate because we also do pay
- 53:24ourselves rent. Um we kept the same rent
- 53:26that we were paying when we
- 53:27>> Laundry Lane pays Quick Lane Rentals.
- 53:30So, one company pays another company
- 53:31>> and then our then we have obviously
- 53:33tenants and the rentals and we work very
- 53:34hard to keep those um going
- 53:36>> always filled and they're always taken
- 53:37care of.
- 53:38>> Yeah. And and and when we've had
- 53:40openings recently, we fill them very
- 53:41quickly.
- 53:42>> They don't stay because they're they're
- 53:44beautiful and you know
- 53:45>> and and the you know we we do we have
- 53:48nice properties and we keep it a little
- 53:49under market value to keep them rented
- 53:52and attract.
- 53:53>> We don't gouge them.
- 53:54>> Yeah. And so, um, we we did that deal
- 53:58and then we didn't take anything out of
- 54:00pocket. So, that is all paid for of that
- 54:02business. And then when we did the
- 54:04second laundromat, um, George said,
- 54:07"Hey, I'm ready to get that other mat."
- 54:08And I was like, "Oh my gosh, you want a
- 54:10second one? I don't know. I don't know.
- 54:12Going to two every day instead of one,
- 54:14that's a lot."
- 54:15>> But that laundrom
- 54:20We probably doubled our sales in that
- 54:22laundromat.
- 54:22>> He tried to talk us out of it. I I mean
- 54:24he's a he's such a good guy that he
- 54:26tried to talk us out of it. You don't
- 54:28want this one.
- 54:28>> No, right. He said that. But what he
- 54:30didn't realize is that we already had a
- 54:32vision and we already had a brand.
- 54:33>> Yes.
- 54:33>> And we were already in that other
- 54:34business and we already turned that
- 54:35other business around quite a bit. When
- 54:37we went to the second location, we
- 54:39doubled his sales. And we doubled them.
- 54:41Honestly, we did. And we put on new LED
- 54:44lights in me and my brother. And then
- 54:46there was a light on the outside that
- 54:47wasn't working. That got fixed. And then
- 54:49once that light got fixed and we put new
- 54:51lights in, it it was already there. It
- 54:53just wasn't clean.
- 54:54>> It was so funny that
- 54:55>> it needed paint. It needed some lipstick
- 54:57and some rouge, right? Once you put the
- 54:58lipstick on there and you put some rouge
- 55:00on there and you take care of your
- 55:02property, you're there and you're making
- 55:03sure that it's cleaned every single day.
- 55:05You're inviting your customer. You're
- 55:07saying hi to them. You keep your prices
- 55:09reasonable. It just worked. It worked
- 55:11itself out. Honest to God, it really
- 55:13did. I mean,
- 55:14>> but it it was funny because we took over
- 55:16on a Monday and we were like, "Oh,
- 55:17Monday,
- 55:18>> we'll put new lights in Monday. Just a
- 55:19slow day at our other store."
- 55:20>> A slow day at our other store, right? It
- 55:22was it's their busiest day in that
- 55:24store.
- 55:27In this 950 foot laundromat like they're
- 55:30they've got ladders and they're climbing
- 55:33and they're trying to change lights and
- 55:34we're trying to work around the
- 55:35customers and I'm steaming cleaning
- 55:37things. There's so many off the fan
- 55:38that's going
- 55:40to come in and I'm like this is a bad
- 55:43time right now for this. This isn't
- 55:45working.
- 55:45>> We have no idea what we So now we know
- 55:47that's the busiest day. We uh we learned
- 55:48that trial by fire. But um
- 55:50>> on a Monday,
- 55:52wow, it's crazy. Monday is we're Sunday
- 55:55here. Like what's going on?
- 55:56>> Yeah. But um he was trying to talk us
- 55:58out of it. He said, you know, you you
- 56:00don't want that location because that
- 56:01location
- 56:02>> I'm not making money.
- 56:03>> I'm breaking even.
- 56:03>> I'm breaking even. Yeah. Um, so when you
- 56:05had asked earlier like was the other one
- 56:06making money? Yes. But this one he told
- 56:08us honestly like this is brand.
- 56:10>> Yeah, we still wanted it though.
- 56:11>> Um, we were like okay like we did some I
- 56:15did some numbers and I was like okay if
- 56:16we can do like x number I think we can
- 56:19we can definitely like pay the bills
- 56:21obviously which is what's most important
- 56:23right.
- 56:24>> Um
- 56:25>> got to keep the lights on and uh have
- 56:27the water because obviously you're not
- 56:28in business without those things. And um
- 56:31if we can just increase revenue by just
- 56:33this much, you know,
- 56:34>> and we doubled it.
- 56:35>> Then then we'll be breaking even and
- 56:36that's again this is a long game for us.
- 56:39So we didn't think okay this isn't like
- 56:41our our livelihood. This is this is
- 56:43going to like pay our bills and feed.
- 56:46>> Don't forget Jordan we have a daughter.
- 56:47So in the future we plan on making sure
- 56:49my daughter set up in the future so she
- 56:51doesn't have you know so many things to
- 56:52worry about. So if we can even just pass
- 56:54it down to our our the next generation
- 56:56>> if she wants to get into if not that's
- 56:58fine too. Like if nothing else, it's a
- 57:01learning tool. You know, she she helps.
- 57:03She helps us every day, too. She cleans.
- 57:04>> We grew up very different than her. Um
- 57:08>> you know, we did not have any family
- 57:10members in business. We did not have uh
- 57:12many family members that were good with
- 57:14money. Um like I had one, two,
- 57:18>> I might had a few.
- 57:19>> Um and so we say all the time like if
- 57:22you're not good with your personal
- 57:23finances, that's going to translate
- 57:24poorly into your business. So it is very
- 57:26much about a discipline. So, um, we're
- 57:29very disciplined in how we handle our
- 57:30our business and our bills and things.
- 57:32And so, even if our daughter's not
- 57:34interested in that in the future, at
- 57:35least she'll get like the acumen of
- 57:37learning how to run a business and, you
- 57:39know, how to run her finances and things
- 57:40like that. And then if she decides to do
- 57:42it, great. If she doesn't, that's okay,
- 57:44too. We'll we'll we'll succession plan
- 57:46when we get there. Um, we have a long
- 57:48time to go.
- 57:49>> But, but I mean, once we did those small
- 57:51things, Jordan, just cleaning the place
- 57:52up. I mean, the soap trays were filled
- 57:54with soap and it was nasty and they were
- 57:56brand new machines and it didn't look
- 57:58like new machines. Once we cleaned that
- 58:00up and, you know, again, new cameras, we
- 58:03implemented the same things we already
- 58:04did in our last store.
- 58:05>> Yeah. Just cookie cutter,
- 58:07>> you know. We we cleaned it, we painted
- 58:08it, we put brand new lights, brand new
- 58:10LED lights on. I think it cost me like
- 58:11550 bucks for lights and maybe two grand
- 58:14for the front light.
- 58:15>> I mean, so we weren't into it too much.
- 58:17>> Once we did those things, the store had
- 58:18all brand new everything there. There
- 58:19was a brand new floor. those brand new
- 58:21machines might have been a little ding.
- 58:24You just had to paint the walls a little
- 58:25bit, right? I mean,
- 58:27>> enforced a little bit of law, like, you
- 58:28know, getting the kids out of there,
- 58:30right?
- 58:30>> And once you did that, they came. And I
- 58:32put my little sign up there like I did
- 58:33before, right? New owners.
- 58:35>> And they I painted the sidewall blue so
- 58:37it would be outrageous so they would see
- 58:38that from far away. And you know what?
- 58:40They came and and it's an old building.
- 58:42I don't love the building.
- 58:43>> He said no blue, but he did paint the
- 58:46>> That's what I was thinking right now. I
- 58:47was like, you sold out, man. you sold
- 58:49out. Listen, it's still green on the
- 58:52inside.
- 58:52>> Inside is still the big color,
- 58:54>> but you see the outside of it's like
- 58:56this ugly green a yellow building with
- 58:58this big giant blue sign. So, I was like
- 59:01and I put the new sign out there and you
- 59:03know the people came and they when when
- 59:05the people came from around the
- 59:06neighborhood, they're like, "Wow, like
- 59:07>> you got brand new machines, you got
- 59:09brand new floors." Like, no.
- 59:10>> They're like, "No,
- 59:11>> no, we just put new lights in."
- 59:13>> Again, like we didn't we didn't come in
- 59:15and do a renovation. Like I hear I hear
- 59:17that with your podcast a lot. People
- 59:19come in and they renovate top and bottom
- 59:20and and we just cleaned it.
- 59:22>> We cleaned it. We painted it. We put new
- 59:24new lights in it
- 59:25>> and we just spent $400 some thousand and
- 59:27we doubled our sales. That's all I'm
- 59:28going to say. Mic drop. But no, being
- 59:30seriously in all seriousness, I mean, we
- 59:32did
- 59:34again like we like it was quote unquote
- 59:36free laundromat, right? Like I mean we
- 59:38pay for it every month, but um but we
- 59:41didn't like buy a bunch of stuff and
- 59:43remove everything. We just
- 59:45>> They still have the old vending machines
- 59:46in there that look like they're from
- 59:471980, but they still make me money. They
- 59:50still They still make me money.
- 59:52>> That's right. So, they're still making
- 59:55me money. I mean, that's the real truth.
- 59:57>> It sounds so silly, right? Like, we we
- 59:59closed on these mounts and we went in
- 1:00:01and we did like a deep clean from top to
- 1:00:02bottom.
- 1:00:03>> We painted it. We put new lights in it.
- 1:00:05I mean,
- 1:00:06>> filled the vending machines,
- 1:00:07>> right? And we policed it to make sure
- 1:00:09that people know that we're in
- 1:00:10>> got our cameras installed,
- 1:00:11>> right? I mean, those make sure lighting
- 1:00:13was right,
- 1:00:13>> right? We we learned a lot. I mean, we
- 1:00:16taught ourselves enough to like I said,
- 1:00:18if there's somebody that needs help out
- 1:00:20there, that's what I said. I I really
- 1:00:22wish I would have had me when I started
- 1:00:24because when I started, I had no idea.
- 1:00:28I mean, we were paying $5 for one car a
- 1:00:30customer to. So, our cards aren't that
- 1:00:32expensive now, right? So, there's just
- 1:00:34so many things that we we got hit with
- 1:00:36in the beginning and had so many black
- 1:00:38eyes from it, right? So, all a couple
- 1:00:40years later, here we are, right? We're
- 1:00:42we're on your podcast telling you that
- 1:00:44we could put a pump on a washer. Like
- 1:00:46back when I started I I would know
- 1:00:47anything about a pump. You know what I
- 1:00:48mean? I know how important that is,
- 1:00:49right?
- 1:00:50>> I still can't do a pump.
- 1:00:52>> Yeah, you can.
- 1:00:52>> But I have him.
- 1:00:53>> You can
- 1:00:55you need to get your hands dirty. Come
- 1:00:57on.
- 1:00:57>> She changes the bezels on the doors. She
- 1:00:59knows.
- 1:01:00>> It's hard. He doesn't understand the
- 1:01:02struggle with
- 1:01:03>> She knows. But I mean the things that
- 1:01:05we've learned
- 1:01:06>> concepts of the things and not can I
- 1:01:08actually carry them out in execution?
- 1:01:10Maybe, maybe not. I'm the manager of the
- 1:01:12projects. You know,
- 1:01:13>> that's why it always goes back to your
- 1:01:14show. Like a lot of things that I've
- 1:01:16learned or I heard it it it really
- 1:01:18helped us. The podcast helped us. And I
- 1:01:20that's why when I found out we could be
- 1:01:21on this show, I was so passionate and so
- 1:01:23happy. Like I've been bragging about it
- 1:01:25for like a week now, you know, because
- 1:01:27it's like
- 1:01:28>> it's like 4 days.
- 1:01:29>> It helped me though. It helped me. It
- 1:01:31helped me. And I hope to God that we
- 1:01:33could help somebody if that starts if
- 1:01:34they do start into the laundromat
- 1:01:35business cuz we're willing to help.
- 1:01:37>> I mean, maybe they'll get some creative
- 1:01:38ideas on financing. There's nothing
- 1:01:40else. I mean, you didn't do that. That
- 1:01:41part she is really good at. I will say
- 1:01:43that.
- 1:01:44>> Yeah. I mean, the goal really was to
- 1:01:45take nothing out of our pockets.
- 1:01:47>> And every month, we don't want to pay
- 1:01:48out of our house. I mean, we let the
- 1:01:49businesses the businesses have to be
- 1:01:51sustainable to take care of themselves.
- 1:01:53Yeah. And they do.
- 1:01:54>> Yeah.
- 1:01:54>> And they still give us money. So, we're
- 1:01:55fortunate. We've been fortunate.
- 1:01:57>> We're trying our best and keep on
- 1:01:59rolling. And hopefully we'll we'll keep
- 1:02:00on moving up, you know, and keep on
- 1:02:01buying more more laundromats. I hope.
- 1:02:03>> Yeah.
- 1:02:05>> Yeah. No, I love it. And, you know, I
- 1:02:07guarantee you people will get a lot out
- 1:02:08of this. I mean, you've already given
- 1:02:10like a a ton of like very practical uh
- 1:02:13input, very practical advice, but also,
- 1:02:16you know, and I hope I hope people are
- 1:02:18picking up on this, too, but like the
- 1:02:19way you guys are thinking about
- 1:02:21business. I I say this like a common
- 1:02:24theme with people who are doing well in
- 1:02:26this business is the way that you're
- 1:02:27thinking about the business and the way
- 1:02:28that you see your customers and how
- 1:02:31important it is for you to take care of
- 1:02:33the little things where like
- 1:02:34traditionally in this industry there's a
- 1:02:36whole lot of owners who were like yeah
- 1:02:38that machine's been down for you know 6
- 1:02:41months or a year 10 years or whatever
- 1:02:44you know or like
- 1:02:46hair on my face yeah I know
- 1:02:51says a
- 1:02:52He he gets he gets very uh upset if if
- 1:02:57something's down and like I get it. We
- 1:03:00want to we want to do as best as we can
- 1:03:02but again I always have to talk some
- 1:03:04sense like hey you know that's laundry
- 1:03:06it's going to be okay. We're going to
- 1:03:07fix it. We're waiting on that part like
- 1:03:08we can't make it ship any faster you
- 1:03:10know we can't we don't have that. So it
- 1:03:13is like it is
- 1:03:14>> will it faster? Yeah. Like if it were up
- 1:03:16to him, he'd be like driving to the
- 1:03:18locations to build. I don't know. I
- 1:03:21don't know everything. I mean, I always
- 1:03:22tell her when we retool the one store,
- 1:03:24which we're going to do pretty soon, it
- 1:03:26won't be long cuz we just put brand new
- 1:03:28laundry works in that store, too.
- 1:03:29>> But in the future, we plan on retooling.
- 1:03:31And when we do, whoever we decide to go
- 1:03:33with, it's going to have to be a company
- 1:03:34where I can fix the machines.
- 1:03:36>> Yeah.
- 1:03:36>> Because I want to be knowledgeable what
- 1:03:37we have inside of our store. Not that it
- 1:03:39matters that I pay them 100 bucks or
- 1:03:40whatever to come do it per hour. It's
- 1:03:42just that I I don't want to have to wait
- 1:03:44for somebody.
- 1:03:45>> Mhm. Right? It's like the distributor
- 1:03:46thing all over again. I want about to
- 1:03:47make sure that I have control. So yeah,
- 1:03:49maybe today maybe I won't want to fix
- 1:03:51that bezel. Maybe I won't want to fix
- 1:03:52the pump, right? Or maybe I won't want
- 1:03:54to put a fill valve in, but I want about
- 1:03:56to know that I can. So god forbid that I
- 1:03:58don't have to wait if something I don't
- 1:04:00want to wait seven months for a machine
- 1:04:01to be down.
- 1:04:02>> He hates waiting.
- 1:04:03>> I want to make sure our place is up and
- 1:04:04running, you know, and if I could teach
- 1:04:06my daughter
- 1:04:07>> like some of our customers,
- 1:04:08>> right? I mean, if I could teach my
- 1:04:09daughter how to fix that stuff or I
- 1:04:11could teach somebody else how to fix
- 1:04:12that stuff, right? I'll be glad to do
- 1:04:14that. So this way they don't have to
- 1:04:15wait either, right?
- 1:04:16>> It just makes it look bad for us as
- 1:04:18owners. I I just think that all owners
- 1:04:20should be knowledgeable on those kind of
- 1:04:22things. So this way they could, you
- 1:04:23know, they don't have to worry about
- 1:04:24that kind of stuff.
- 1:04:25>> I just think it's like such you have to
- 1:04:27be active. I I don't think that you can
- 1:04:30have a successful business by being
- 1:04:32passive in any way. You know, we we say
- 1:04:35to our customers all the time like, "How
- 1:04:36many other mats have you been into
- 1:04:38before you came into ours?" Because, you
- 1:04:40know, they settle on ours, right? um
- 1:04:42they come in and they they they see the
- 1:04:44passion, they see the cleanliness and
- 1:04:46they stay and I'm like, do you see the
- 1:04:48owners every time you're in? You know,
- 1:04:50have you ever met the owners? Like the
- 1:04:52first time? Um and and we enjoy it. It's
- 1:04:55It's not, you know, it's not always
- 1:04:58work. It's like we enjoy giving that
- 1:05:00>> I don't know. Sometimes I I feel that
- 1:05:02maybe there's something wrong with me
- 1:05:03cuz I'll be at the store changing wheels
- 1:05:05inside the dryer and I'll walk around
- 1:05:07the store and I'll be messing around
- 1:05:08with the vending machines cuz it breaks
- 1:05:09every other week
- 1:05:10>> and I'll be like
- 1:05:11>> we need new vending machines definitely
- 1:05:13on our list.
- 1:05:14>> I'm I'm enjoying myself. Why?
- 1:05:18Cuz you're right in your lane, man. No
- 1:05:19pun intended. You're right in your
- 1:05:21laundry lane
- 1:05:22>> doing exactly
- 1:05:24exactly what you're supposed to be
- 1:05:25doing. Right. Right. It it like reminds
- 1:05:28me of uh I I've brought this up with
- 1:05:30other people because I mean this is
- 1:05:32again this is a theme that comes over
- 1:05:33and over but the I think I think it was
- 1:05:35Grant Cardone. He wrote a book called Be
- 1:05:36Obsessed or Be Average, right? Like
- 1:05:39>> you either have to
- 1:05:41>> enjoy walking around tinkering with your
- 1:05:43store or finding deals and creative ways
- 1:05:46to get them done and you know managing
- 1:05:48employees and building the business or
- 1:05:51you're just going to have an average
- 1:05:53>> laundromat which an average laundromat
- 1:05:55is not a good laundromat these days
- 1:05:58>> uh right now. So I I don't think you
- 1:06:01know weird. Yes. I'll just we can just
- 1:06:04all admit it like we're all a little bit
- 1:06:05weird because we you know
- 1:06:08>> but
- 1:06:09weird in a good way, right? Weird in a
- 1:06:11way that's setting you up to have some
- 1:06:13good businesses
- 1:06:15>> uh right now and and down the line all
- 1:06:18this is really going to pay off big for
- 1:06:19you because you've got,
- 1:06:21>> you know, m you've got four assets that
- 1:06:23you picked up here in the two properties
- 1:06:25and the two laundromats, you know, and
- 1:06:28then who knows what else kind of going
- 1:06:29forward, right?
- 1:06:31uh that
- 1:06:33are just going to help you build, you
- 1:06:34know, the life that you guys were
- 1:06:35wanting to build. Like that's what it's
- 1:06:36all about, right? Like
- 1:06:38>> and and and you found out along the way,
- 1:06:41just the same as I found out along the
- 1:06:42way that like the money is good. Like we
- 1:06:45want to try to make money, right? That's
- 1:06:47the whole point of going into business.
- 1:06:48And whether it's short-term or long
- 1:06:50term, like we do want to make money, but
- 1:06:53sort of the unforeseen,
- 1:06:55at least in my case, perk to it is
- 1:06:58there's a lot of fulfillment that comes
- 1:06:59in serving the community, you know, and
- 1:07:02making a difference in people's lives.
- 1:07:03When people say, "Thank you for all the
- 1:07:05work that you're doing and you see that
- 1:07:07it really matters to them even though
- 1:07:09>> it's just laundry. I'm just fixing a
- 1:07:12washer washing machine. I'm just
- 1:07:13installing lights." Like, that's a big
- 1:07:15deal and it's super fulfilling.
- 1:07:17>> It is a big deal. I mean, you can't go
- 1:07:20to work. You can't go to school with
- 1:07:22dirty clothes. You just can't you can't
- 1:07:24It's like It's like washing It's like
- 1:07:26taking care of your body, right? It's a
- 1:07:28basic human need. And so for us to be
- 1:07:31able to provide that to them and then
- 1:07:33you know like you said it was an
- 1:07:35unintended uh good consequence that they
- 1:07:38that they say hey we really appreciate
- 1:07:39you. We really appreciate what you bring
- 1:07:41to this community and what better of a
- 1:07:43way to give back to the communities that
- 1:07:45we've literally lived in. You know like
- 1:07:46I've lived in both of these cities you
- 1:07:49know I've gone to school in these areas
- 1:07:51and um
- 1:07:52>> we both came from the housing and that's
- 1:07:53that's where we live when we were kids
- 1:07:55both of us.
- 1:07:56>> So if we can give back to anybody we'll
- 1:07:57definitely do that.
- 1:07:58>> Yeah. Most definitely.
- 1:08:00>> I agree.
- 1:08:01>> Okay, I need to bring this back to the
- 1:08:02laundromats just real quick again. Uh
- 1:08:06because I got a question. Okay, so you
- 1:08:07went from owning a laundromat to owning
- 1:08:11a laundromat and two properties to
- 1:08:12owning a laundromat, two properties, and
- 1:08:14another laundromat.
- 1:08:15>> Yes.
- 1:08:16>> Uh and I know it hasn't been all that
- 1:08:17long that you've had the second one, but
- 1:08:19I'm curious,
- 1:08:22has it has it changed owning two
- 1:08:24laundromats versus one laundromat? How
- 1:08:27how was that transition? Is it pretty
- 1:08:29much the same?
- 1:08:32>> I'll tell you what. Um, one's card
- 1:08:34operated and one's coin operated. Um
- 1:08:37>> Oh, yeah. That was
- 1:08:38>> We totally love We totally love the card
- 1:08:41operated one.
- 1:08:42>> About that,
- 1:08:42>> not the coin operated one cuz it's more
- 1:08:43of a pain in the neck with the coins.
- 1:08:45>> I was going to say, oh, it's so it was
- 1:08:47easier to definitely go like it it's
- 1:08:49it's like I've heard people with
- 1:08:50multiple children, right? Like it's
- 1:08:52easier to go from it's harder to go from
- 1:08:53zero to one and then but it's easier to
- 1:08:55go from like one to two. So to go to the
- 1:08:57second laundromat, we already knew what
- 1:08:58to expect. We already kind of knew the
- 1:09:00anticipated issues for the most part.
- 1:09:02Um, and so it was definitely easier
- 1:09:05because we got that done quicker. We
- 1:09:06knew what to expect. We knew how to put
- 1:09:08our brains on it and our colors and
- 1:09:10whatever. But that was one thing because
- 1:09:12we're all card operated in the first
- 1:09:14location. Like we are not handling coins
- 1:09:16at all. And then the second location is
- 1:09:18a hybrid location. So we have coins and
- 1:09:20we have an app. Yeah. And um that was
- 1:09:23the one thing that we were like, "Oh,
- 1:09:26quarters are heavy." And we have to go
- 1:09:29there and deal with these quarters a
- 1:09:31lot. Um so yeah, so it's funny that he
- 1:09:34said because I actually forgot about
- 1:09:36that.
- 1:09:36>> The only downfall I would say Jordan
- 1:09:38from them, the second location. Um is it
- 1:09:40is it I would say it's not. I think I
- 1:09:43mean I I've heard your podcast where
- 1:09:45there's a guy on here saying he buys
- 1:09:46them all over different states. So, I
- 1:09:49would think he would have more of a
- 1:09:50challenge than me because mine aren't
- 1:09:52that far away from our house and from
- 1:09:54each other.
- 1:09:55>> Yeah.
- 1:09:55>> So, it's easier for us that way. I mean,
- 1:09:57we've thought about buying them further
- 1:09:59away like in Philly. From Wilsburg to
- 1:10:01Philly is like 2 and a half hours. So,
- 1:10:03we we talked about that. We talked about
- 1:10:05going to New York or New Jersey or going
- 1:10:07down south so we can go on vacation once
- 1:10:08in a while. But
- 1:10:09>> and we will maybe eventually,
- 1:10:10>> but but but to I think that would be
- 1:10:13more of a struggle for us because my
- 1:10:15wife's kind of a control freak and and
- 1:10:16so am I only because we want our stores
- 1:10:18to be so successful and and we have a
- 1:10:20lot of passion as you can see on this
- 1:10:21show and we want to make sure that we do
- 1:10:23the right things for the store and for
- 1:10:25the community. So the answer would be
- 1:10:27no. I don't think it's and if we bought
- 1:10:29another one towards it around here, I
- 1:10:30don't think it would be a big deal at
- 1:10:31all. If we bought one,
- 1:10:33>> especially now that we've dealt with
- 1:10:34those heavy quarters,
- 1:10:35>> right?
- 1:10:36>> Prepared for anything,
- 1:10:37>> right? And if Yeah. and the car machine
- 1:10:40whatever it may be.
- 1:10:41>> The old car machine gave us such a run
- 1:10:43for our money.
- 1:10:44>> I would say no. I would say to your to
- 1:10:46your question is no, but
- 1:10:48>> to buy one from state to state or from
- 1:10:51further away
- 1:10:52>> at this point it would probably be a
- 1:10:54challenge for us just just to kind of
- 1:10:56mentality.
- 1:10:57>> If number three is around here, I would
- 1:10:59love it because I'd love to put my brand
- 1:11:01out and make it into another lane. I
- 1:11:03would that would be ecstatic. It'd be
- 1:11:04like being on a show. But if it's
- 1:11:06further away, I think it's going to be I
- 1:11:08I'll like fight back a little bit with
- 1:11:10my wife on this one. I think
- 1:11:11>> I mean, see how that's worked out for
- 1:11:13him so far, though, right? Like,
- 1:11:15>> well, George,
- 1:11:15>> we're buying one thing. We're buying two
- 1:11:17buildings, you know, and so yeah, he
- 1:11:20just goes with the flow.
- 1:11:22>> Yeah,
- 1:11:26I'm just gonna let you.
- 1:11:27>> Yeah. Okay. Smart man. Keep the mouth
- 1:11:30shut. Uh,
- 1:11:33>> so uh, okay. So, quarters are a huge
- 1:11:36pain. Couldn't agree more with you.
- 1:11:38>> Uh, are you going to are you going to
- 1:11:40add a card system there ever or you just
- 1:11:42going to run it as is? What's the plan?
- 1:11:44>> I don't know because it's like, you
- 1:11:45know, we talk about this all the time.
- 1:11:47There's some things that are really
- 1:11:49beneficial in one system and then really
- 1:11:51beneficial in like I feel like there's
- 1:11:52positives and negatives to both.
- 1:11:54>> Yeah. And that store has an app. So,
- 1:11:56that store has an app so they can
- 1:11:57download the app if something goes wrong
- 1:11:58with the quarters, right?
- 1:12:00>> Yeah. there's like a backup,
- 1:12:01>> but then if you don't have two machines
- 1:12:02with the card system and you're not
- 1:12:04having to change end card, it kind of it
- 1:12:07eliminates you from getting out of
- 1:12:08business then.
- 1:12:09>> So,
- 1:12:10>> I don't know. I kind of like the idea
- 1:12:11like we I feel like right now we have a
- 1:12:12lot of flexibility. Like for example, in
- 1:12:14in our hybrid store um the internet went
- 1:12:17out. We had really bad storms um a
- 1:12:19couple days ago and the internet went
- 1:12:20out and so um the customer came in,
- 1:12:23downloaded the app, was able to load the
- 1:12:25app, but then our machines were off fine
- 1:12:27because it obviously relies on the
- 1:12:28internet. Um, and I was like, "Well, do
- 1:12:30you have cash?" You know, they call me,
- 1:12:31"We're trying to troubleshoot. Um,
- 1:12:32that's where our creative problem
- 1:12:33solving comes in." And I was like,
- 1:12:34"Okay, if you don't have cash, just just
- 1:12:36head over to our other location." George
- 1:12:37happened to be there. Um, so I sent him
- 1:12:39over to the other location and we just
- 1:12:40we helped them. We we figured it out.
- 1:12:42Um, but like I like the flexibility that
- 1:12:44we have where kind of like we have
- 1:12:46something that meets everybody's needs.
- 1:12:48So like our customers that come to our
- 1:12:49our Edwardsville location where it's
- 1:12:51card operated, if they say, "Oh, I live
- 1:12:52in Wix." We're like, "Well, we have a
- 1:12:54location there." Or, you know, if
- 1:12:55someone says, "I prefer quarters." All
- 1:12:57right, cool. Go to Wix. If somebody's
- 1:12:58like, I hate quarters. I only want to
- 1:13:00use Okay, go to Edwardsville. So, it's
- 1:13:01like we have
- 1:13:03>> we I don't know if we would install a
- 1:13:05card system in a WS store. Well, because
- 1:13:07the machines are two years old and we
- 1:13:09have uh we have the option for you to
- 1:13:12use the uh app if you didn't want to use
- 1:13:15the quarters. So, I don't think I would
- 1:13:16mess around with that system right now.
- 1:13:17I think I'll let it roll away.
- 1:13:18>> I feel like if there was a way to
- 1:13:19combine the two and give us all the
- 1:13:21things that we really love about each
- 1:13:22system, I feel like I would be more
- 1:13:24compelled to say yes or no. But, you
- 1:13:26know, that's
- 1:13:27>> I mean, when we were retooling in
- 1:13:28Edwards, well, we might just do that. We
- 1:13:29might go to We might go to quarters and
- 1:13:33do quarters and card.
- 1:13:35>> I don't know.
- 1:13:36>> She's like, "No, we're not. We're not
- 1:13:38picking up."
- 1:13:40>> I mean, it's been successful without
- 1:13:42this. So, I don't know if we would
- 1:13:43either. I don't know if that'd be a good
- 1:13:44idea.
- 1:13:45>> They're dirty. I mean, like, really,
- 1:13:47like they're dirty.
- 1:13:48>> I think the card system is the new era.
- 1:13:50That's That's what I think. I don't know
- 1:13:52if I'm right or not, but that's what I
- 1:13:53think. when we're on Facebook and and
- 1:13:55people say things like, "Oh, we only do
- 1:13:58quarters." I'm like shocked because I
- 1:13:59never have cash. Um,
- 1:14:01>> no, we don't even carry cash.
- 1:14:03>> We very rarely carry cash. So, I just
- 1:14:05feel like there's such a draw to the
- 1:14:06card system. So, I don't know. Right
- 1:14:08now, we have something for everybody. We
- 1:14:09don't know like what the future holds. I
- 1:14:12guess we'll like we kind of got forced
- 1:14:13into changing a new card system at the
- 1:14:15old at the first store. So, we'll see
- 1:14:17what happens.
- 1:14:17>> They were charging $5 a card there. That
- 1:14:19was ridiculous. I don't know. We could
- 1:14:20never do that. I can't do that to my
- 1:14:22customer. That's what I said.
- 1:14:27>> Yeah, that's Yeah, that's steep.
- 1:14:30>> Well, I mean,
- 1:14:31>> yeah, the the you know, the sag
- 1:14:33continues. What's really good about what
- 1:14:35you have right now is that you've got
- 1:14:38some data coming in for all these
- 1:14:40different systems.
- 1:14:41>> Yeah. I'm curious, you may not know
- 1:14:43this, but I'm curious that on the hybrid
- 1:14:46store that you have um
- 1:14:49card do or not card, uh do you know like
- 1:14:52what the breakdown is? How many people
- 1:14:54pay with cash versus the app?
- 1:14:56>> It's definitely a lot more cash versus
- 1:14:59app. Um we have I would say between 20
- 1:15:01and 25% uh using the app and then the
- 1:15:05rest the 70 75 is all cash.
- 1:15:07>> Um
- 1:15:08>> and I do think it's a difference in the
- 1:15:10population too. I think that they have a
- 1:15:12preference for that. So, like I said, we
- 1:15:13have
- 1:15:13>> It might just be because it's elderly
- 1:15:15there on that side of the fence over
- 1:15:17there and there's younger people at the
- 1:15:19other store. I think I think that might
- 1:15:20>> I think it's pretty common though from
- 1:15:22what I mean whenever I've asked somebody
- 1:15:23who's had the app plus cash versus a
- 1:15:26card plus cash.
- 1:15:28>> Uh I mean usually on you know when I
- 1:15:31when I ask somebody they fall within the
- 1:15:33like 10 to 15% use the app and the rest
- 1:15:36are using cash. And I think they're
- 1:15:38still for whatever reason, I think
- 1:15:39there's still like a a barrier to using
- 1:15:41the app. Whereas if even if they have
- 1:15:44like a like a works or a card system,
- 1:15:46ESD or laundry card or whatever and
- 1:15:49cash, that number will be like in coin,
- 1:15:52but that number will be higher on the
- 1:15:53card system than it typically than it
- 1:15:56would on an app. So it's just
- 1:15:58interesting. I'm not really sure what to
- 1:15:59make of that, but I was that's why I was
- 1:16:00curious what you guys were seeing in
- 1:16:03your store.
- 1:16:05Yeah, I think I think people really like
- 1:16:06the card system that are over there. I
- 1:16:08mean, there's some people that won't
- 1:16:09come to our store because that store in
- 1:16:11particular because they don't like the
- 1:16:12card system and that's fine, you know.
- 1:16:14>> Yeah. Like I said, there's two other
- 1:16:15laundry baths down the road. I mean,
- 1:16:17>> yeah, it's not shortage. It's like to go
- 1:16:20to the competitor.
- 1:16:21>> No, we don't. We always push that
- 1:16:23narrative though. Hey, you want to go to
- 1:16:24the other location? You know, we had to
- 1:16:26shut down for 3 days when we installed
- 1:16:27our laundry works system in the
- 1:16:29Edwardsville store and we had to sign
- 1:16:31out. I mean, a lot of our customers
- 1:16:33waited for us. Like, we had people like
- 1:16:34knocking, hey, are you are you open yet?
- 1:16:36Um because it is such a tight-knit
- 1:16:38community, but um you know, we did tell
- 1:16:40them, hey, we have this other location.
- 1:16:41If you want to check that one out, you
- 1:16:42can go there, too. And you know, you
- 1:16:44don't have to buy a card or whatever.
- 1:16:45So,
- 1:16:46>> yeah,
- 1:16:46>> whatever works for them.
- 1:16:48>> Yeah. Yeah. Yeah. Um Okay. So, listen,
- 1:16:53I'm I'm curious like if you had to give
- 1:16:56somebody some advice who's buying their
- 1:16:58first one, first laundromat,
- 1:17:01uh what advice would you give them? You
- 1:17:04know, if they're like if they're looking
- 1:17:05if they're listening to this right now
- 1:17:06and they're looking for their first
- 1:17:07laundromat, what what's the best piece
- 1:17:09of advice you could give them right now?
- 1:17:11And maybe each of you might have
- 1:17:12something separate because you have
- 1:17:14different lanes, laundry lanes that
- 1:17:15you're in. That's laundry.
- 1:17:17>> I'm trying to like reinforce the brand
- 1:17:19with you here. Yes, it's true.
- 1:17:20>> Thank you, Jordan.
- 1:17:21>> Yeah.
- 1:17:22>> So, I would I would say um get a good
- 1:17:25distributor because it really is
- 1:17:27important. You know, it really you you
- 1:17:30rely on them to help you make decisions
- 1:17:32and and try to um improve your store.
- 1:17:35So, it's really important to have a good
- 1:17:36distributor. Um
- 1:17:39selecting them and and getting them to
- 1:17:41to mentor mentor and not even mentor,
- 1:17:44just like be there to answer your phone
- 1:17:45call even, right? Like that's super
- 1:17:47important. And then um I think you said
- 1:17:51customer service is the thing that
- 1:17:52>> Yeah, I think that if you buy a
- 1:17:54laundromat, you you have to be willing
- 1:17:56to be open to take phone calls. Um you
- 1:17:59know, one thing my wife does do is she
- 1:18:01does a customer service for us. Thank
- 1:18:03God. And and she does it well. It it the
- 1:18:06last person that maybe And make sure you
- 1:18:07have your number inside your store if
- 1:18:09you're going to go.
- 1:18:09>> Yeah. We see that often when we go to
- 1:18:11another store, they don't have
- 1:18:12>> there's not even a phone number. I mean,
- 1:18:13how do you get a hold of somebody if you
- 1:18:14lose your money?
- 1:18:15>> Yeah.
- 1:18:16They don't want you to get a hold of
- 1:18:18them.
- 1:18:18>> I want you to get a hold of me though. I
- 1:18:20want
- 1:18:20>> I know that you guys don't think like
- 1:18:22that, but that is
- 1:18:23>> that is how we roll in this industry and
- 1:18:25have for a long time is we don't want to
- 1:18:28hear from you. Just give us your money.
- 1:18:29>> We don't roll that way because the way
- 1:18:32we think about it is if you have a
- 1:18:33problem and like some people don't care.
- 1:18:36Sometimes they literally call us and
- 1:18:37they're like, "Hey, I lost $5, but I
- 1:18:39don't even care. I just want to let you
- 1:18:40know." And it's like, "No, we're going
- 1:18:41to take care of you." Right. And if you
- 1:18:42have four kids and you're on a fixed
- 1:18:43income and you're worried about paying
- 1:18:44your bills and you're coming to my store
- 1:18:46to pay for your laundry, I don't want to
- 1:18:48steal your $4 or your $5. Yeah.
- 1:18:50>> I want to give it back to you. Make sure
- 1:18:52you have to wash your clothes. That's
- 1:18:53not fair to you.
- 1:18:54>> Yeah.
- 1:18:54>> You know, there's been instances where
- 1:18:56it's it's it's not even, you know, a lot
- 1:18:59of time it's not actually like our
- 1:19:02>> fault,
- 1:19:02>> our Yeah. Like we didn't do anything to
- 1:19:04cause the issue. Like sometimes it is
- 1:19:06user error and
- 1:19:08>> you have to educate your customer. So,
- 1:19:10we we're really firm on the fact that
- 1:19:12we're going to educate you and we're
- 1:19:13going to say, "Hey, I looked back on the
- 1:19:15camera and I saw you stuff that
- 1:19:16comforter, that top loader, and uh maybe
- 1:19:18that's why it didn't spin.
- 1:19:19>> You went on the work app and you didn't
- 1:19:21even put money in."
- 1:19:22>> Yeah. Yeah. So, like we we educate them
- 1:19:25um and then we try to make it right,
- 1:19:26whatever. And and we're heavy on like,
- 1:19:28"Okay, you had a problem in our $3
- 1:19:30machine. Here's $4." Like, because of
- 1:19:32the inconvenience. Um you know, we don't
- 1:19:35ever hand cash to anyone.
- 1:19:36>> We're not answering the question before.
- 1:19:38You you were asking us what you would do
- 1:19:40if if you were going to buy a
- 1:19:41laundromat.
- 1:19:42>> Oh,
- 1:19:43>> what? So, we went off topic, but
- 1:19:45>> that's all right. Listen, we chase
- 1:19:46rabbit trails around here. That's where
- 1:19:49comes
- 1:19:50>> if you're going to if I was going to
- 1:19:51have to buy a laundromat tomorrow and I
- 1:19:52knew nothing again.
- 1:19:54>> I would definitely do what Kate said, my
- 1:19:56wife. I would definitely check into who
- 1:19:57the distributor is and if you can get a
- 1:19:59hold of them.
- 1:19:59>> Yeah.
- 1:20:00>> Cuz you can't be on an island and not be
- 1:20:01able to get a hold of somebody that you
- 1:20:02need desperately to run your business,
- 1:20:04especially if you have a card system. um
- 1:20:06if you have a card system, he he's the
- 1:20:08only person that can buy the cards. So,
- 1:20:10you're in trouble then if you can't get
- 1:20:11them. And second of all, I would say um
- 1:20:14you know, make a vision of what you
- 1:20:16think you can make the store when you
- 1:20:17first walk in the store. Can you
- 1:20:19envision yourself being there? Can you
- 1:20:21envision taking care of it? Can you
- 1:20:23envision, you know, getting the phone
- 1:20:24calls? You know, they're those are
- 1:20:25things. I mean,
- 1:20:26>> branding is really I think branding is
- 1:20:28really important because you want people
- 1:20:30to recognize your brand for like the
- 1:20:34quality that it is. you want to you want
- 1:20:36to represent quality. And so I think
- 1:20:38like identifying what your brand is,
- 1:20:39identifying kind of what you're willing
- 1:20:41to do to not put up with because one
- 1:20:43thing that we always say to I I know
- 1:20:45it's like kind of not exactly the answer
- 1:20:47to your question, but one thing we talk
- 1:20:48about with customer service is like we
- 1:20:50worked in restaurants for years.
- 1:20:51>> I think it helped us actually
- 1:20:53>> and one thing, you know, I worked in the
- 1:20:55front of the house, he worked in the in
- 1:20:56the back of the house, so we had our
- 1:20:57lanes there, too. And um we bring those
- 1:20:59interesting lived experiences uh to the
- 1:21:01table. And you know, the owner, we
- 1:21:03worked at a family-owned restaurant and
- 1:21:05customers will just be rude and you
- 1:21:07know, treat us terribly and the owner
- 1:21:10would be accepting of that. And so
- 1:21:11that's one thing that, you know,
- 1:21:13sometimes you have to fire a customer
- 1:21:14and it's tough. Um, but I think, you
- 1:21:17know, if you're going to buy a
- 1:21:17laundromat, know what you will accept
- 1:21:19and what you will not accept. And for
- 1:21:21us, uh, we will not tolerate any kind
- 1:21:23of, uh, vandalism or disrespect to our
- 1:21:25equipment. You know, we work very hard
- 1:21:27to keep that clean. Um, we work very
- 1:21:29hard to keep it running and it's very
- 1:21:30expensive. and we're still paying on it.
- 1:21:33So please if if you're going to be
- 1:21:34disrespectful, if you're going to try to
- 1:21:36break it, if you're going to be rude, um
- 1:21:38we're not going to put up with that
- 1:21:39because that's we don't have to.
- 1:21:41>> And on the other other token is is again
- 1:21:43we have our own lanes. Um I worked in
- 1:21:46the back where the customer is always
- 1:21:47right and you try to cater to that
- 1:21:49customer and don't lose that customer.
- 1:21:51You make them happy.
- 1:21:52>> As long as they're not being just again
- 1:21:54there's a fine line, right? As long as
- 1:21:55they're not being so if they overloaded
- 1:21:56the machine, we just educate them. We
- 1:21:58had soap pouring down out of the out of
- 1:22:00the washer a week or two ago and my
- 1:22:01employee was like, "Oh my gosh." I'm
- 1:22:02like, "It's okay." Like, "Hey, what soap
- 1:22:04did you use?" You know, we just had a
- 1:22:05conversation. I started our wash again.
- 1:22:07I kept an eye on it. You know, we just
- 1:22:09we we took care of it. It's,
- 1:22:12>> you know, and she was apologizing.
- 1:22:13>> I don't want to see a customer walk away
- 1:22:14from our store and not be happy. And I
- 1:22:16don't want somebody I don't want them to
- 1:22:18leave my store and go to somebody else
- 1:22:19because there's something I did wrong,
- 1:22:20Jordan. I want to try and make them
- 1:22:21happy.
- 1:22:22>> There's a lifelong value of that
- 1:22:23customer. And we have to recognize that
- 1:22:25because if if they have a bad experience
- 1:22:26or they don't get their $5 back or the,
- 1:22:28you know, even if it is their fault,
- 1:22:30they don't they don't perceive it that
- 1:22:31way. They don't think, "Oh, I overloaded
- 1:22:32the washer. This is my fault." They
- 1:22:34think, "Wow, your mat sucks because you
- 1:22:36didn't spit out my clothes, right?" So,
- 1:22:38we try to make sure that we're taking
- 1:22:40care of them and taking care of the
- 1:22:41issue and then helping them so that they
- 1:22:43>> educate them so it doesn't happen again
- 1:22:44>> and tell their friends so that we get
- 1:22:47more customers, you know.
- 1:22:48>> Yeah.
- 1:22:49>> Yeah. I would think that when you first
- 1:22:51get in, the first the major thing would
- 1:22:52be a distributor like my wife said.
- 1:22:54>> Yeah.
- 1:22:54>> And and and seeing a vision of what you
- 1:22:56want, what what you expect out of your
- 1:22:58laundromat, you know,
- 1:22:59>> and your expectations of, you know, what
- 1:23:01kind of income you think you're going to
- 1:23:02get out of it, right? I mean, like we
- 1:23:03were saying earlier, we put our money
- 1:23:05back in our laundromat.
- 1:23:05>> Yep.
- 1:23:06>> So we could be successful in the long
- 1:23:07run, but maybe not everybody sees it
- 1:23:09that way, right? So, you know, those are
- 1:23:11the things I would think about if I
- 1:23:12bought a laundromat.
- 1:23:13>> Yeah. Good summary.
- 1:23:15>> Yeah. And I would listen to your
- 1:23:16podcast. It will help them.
- 1:23:17>> Yes, definitely. You have to answer I
- 1:23:20was looking for top requirement.
- 1:23:22>> Yeah, I would definitely I've learned a
- 1:23:23lot.
- 1:23:24>> They have to listen to the podcast. I
- 1:23:25mean obviously that is that is number
- 1:23:27one and there's so many YouTubes and
- 1:23:30there's so much information out there.
- 1:23:31The the Facebook forums like there's a
- 1:23:33lot out there.
- 1:23:34>> Networking helps a lot. A lot.
- 1:23:37>> Yeah. What what the people listening
- 1:23:39don't know is that similar to how you
- 1:23:40incentivize your employees to get Google
- 1:23:43five star reviews, I now owe each of you
- 1:23:45$5 for saying that they have to listen
- 1:23:47to my podcast. So that check in in the
- 1:23:49mail for both in the mail.
- 1:23:51>> Don't talk to her like me.
- 1:23:53>> Yeah.
- 1:23:54>> Uh, no, I appreciate that. No, I mean I
- 1:23:58think that's all just great advice,
- 1:23:59right? If like um you know it's so I
- 1:24:04mean for me me personally I'm sort of
- 1:24:07like naturally I'm trying to like grow
- 1:24:10out of this but I'm like naturally like
- 1:24:11sort of that lone wolf mentality, right?
- 1:24:13So given that advice of like, hey, don't
- 1:24:15go it alone. Like
- 1:24:17>> you're not reinventing the wheel here.
- 1:24:18You know, you might be able to put your
- 1:24:20own spin on it. Like I'm punting all
- 1:24:22over the place right now, right? Spin on
- 1:24:23that wheel, but you don't have to uh you
- 1:24:26don't have to reinvent the wheel. So
- 1:24:27find somebody who can help guide you
- 1:24:28through it. And
- 1:24:29>> it'll help you make good decisions,
- 1:24:31right? And you know, you you said
- 1:24:33earlier, George, you were like, "Hey, I
- 1:24:35wish I wish I had me when I was buying
- 1:24:38the first one and everything I know now,
- 1:24:39right?" And I've said it a lot of times
- 1:24:41about myself like hey like a 15minute
- 1:24:44conversation with me now
- 1:24:46>> from you know back then would have saved
- 1:24:49me six figures easy.
- 1:24:50>> Yeah.
- 1:24:51>> Yeah. Yeah. Yeah. Yeah. So I I get that
- 1:24:53and and listen you part part of it is
- 1:24:56like you've got to go through what you
- 1:24:57got to go through, right? The the
- 1:24:59struggles and all that stuff and the
- 1:25:01hard work. That's how you learn.
- 1:25:03>> That's how you grow. And that's how you
- 1:25:05refine
- 1:25:06>> what you want your business to be.
- 1:25:08Right. You've said a lot of things on
- 1:25:10this episode like a lot of things. We
- 1:25:12never want our customers to walk away
- 1:25:14unhappy and it have been my fault,
- 1:25:16right? We don't we want to make sure
- 1:25:18that, you know, our uh our customers
- 1:25:21feel, you know, cared for. We want to
- 1:25:23make sure that we are, you know, not
- 1:25:25letting people who aren't supposed to be
- 1:25:27there, you know, be there. We want to
- 1:25:29make sure it's a, you know, a good
- 1:25:30experience. And if I just got to touch
- 1:25:32up paint, like I'm going to do that,
- 1:25:34right? like you just said like a lot of
- 1:25:36things but all that stuff has been you
- 1:25:38didn't have all of that probably on your
- 1:25:41doodle pad when you were drawing your
- 1:25:43logo right
- 1:25:45you learn all that and you refine all
- 1:25:47that by
- 1:25:48>> doing the business right but there's a
- 1:25:50lot of things you can shortcut by having
- 1:25:52some experience in your corner early on
- 1:25:53I think that's
- 1:25:55>> great advice I think that's great advice
- 1:25:58>> um and I feel like you've already gone
- 1:26:00through a bunch of stuff but I just want
- 1:26:01to see if there's anything else you want
- 1:26:03to add to this If you're talking to
- 1:26:05other owners specifically,
- 1:26:08um, you know, what's what's one thing
- 1:26:10you felt like you have done really well
- 1:26:13that has worked out for you that you
- 1:26:15think if other owners did this as well?
- 1:26:17And, you know, not saying that nobody
- 1:26:18else does it, but if other owners do
- 1:26:20this, they'll probably it'll help grow
- 1:26:22their business.
- 1:26:26>> Come on.

- 1:26:28>> Answer the question. What would you
- 1:26:30advise another owner? What would you say
- 1:26:32that works for us that would help them?
- 1:26:35>> Are you asking me?
- 1:26:36>> Yeah. Well, that's what he's asking.
- 1:26:37>> Do you have an answer?
- 1:26:38>> We're both asking you now.
- 1:26:40>> I kind of do. I mean, I kind of do.
- 1:26:42>> I think
- 1:26:43>> YOU TALK SO MUCH. WHY IS THAT throwing
- 1:26:45me off? I like I don't know.
- 1:26:48>> Said a bunch.
- 1:26:51>> I think being more personable with with
- 1:26:52the customer. I I think that owner
- 1:26:54should be more visible. I mean, yeah,
- 1:26:57you could open a laundromat and just
- 1:26:59leave it sit there, Jordan, and make
- 1:27:00money. But maybe visit your store once
- 1:27:02in a while. Mingle with your customer.
- 1:27:05Talk to them. See if they're happy. Ask
- 1:27:07them if there's something you could do.
- 1:27:08This is something that we do, and I do
- 1:27:09do this, and so does my wife.
- 1:27:11>> Hey, is there anything we could do
- 1:27:13better? What do you think we could do
- 1:27:14better here? Is there
- 1:27:15>> He does do that a lot.
- 1:27:16>> I say, is do you go to their
- 1:27:18laundromats?
- 1:27:18>> I always when you goat when you go, is
- 1:27:21it a better experience than my
- 1:27:22laundromat? Tell me what I could do
- 1:27:24better for you. what would make it
- 1:27:25better for you?
- 1:27:26>> Well, what usually ends up happening is
- 1:27:27people usually tell us the ones that
- 1:27:29they're dissatisfied with and that's how
- 1:27:30they landed at us. So then we kind of
- 1:27:32know like, oh, should we like go check
- 1:27:34that one out, you know, like and then we
- 1:27:35do, right? But um yeah, he does do that
- 1:27:38a lot. He does solicit feedback. He is
- 1:27:40very like grateful to them. He he tells
- 1:27:43them, "Thank you for coming in. Like we
- 1:27:44appreciate you."
- 1:27:45>> She does too.
- 1:27:46>> That's a scary question though. Like I
- 1:27:48mean I'd rather go to you cuz listen I'd
- 1:27:51rather have the honesty because if I
- 1:27:53could if I could do something better for
- 1:27:57the customer so I could build my brand
- 1:27:59and be a better a better laundromat for
- 1:28:01them and I get them for life. Well then
- 1:28:04I win, right? So you tell me, hey
- 1:28:06listen, I don't like this and if it's
- 1:28:08something I could I can't change, right?
- 1:28:10Well then I can't change it. But if it's
- 1:28:12something that I could do, something
- 1:28:13small, something silly, I mean I'm going
- 1:28:15to definitely do it, right? Why would
- 1:28:17you not want that feedback?
- 1:28:18>> I don't point blank ask them.
- 1:28:20>> I do. I do.
- 1:28:22>> Well, I know that's it's huge though
- 1:28:24because I mean it is a scary question,
- 1:28:26right? Like I think a lot of us avoid
- 1:28:28asking that question because it feels
- 1:28:31like personal.
- 1:28:32>> Listen, if I have to give out a free
- 1:28:33popcorn every Sunday to make them happy
- 1:28:36by damn it, I'll go and I'll buy a
- 1:28:37popcorn machine for a few hundred bucks
- 1:28:39and I'll make it every Sunday.
- 1:28:40>> We haven't done that.
- 1:28:40>> I don't care. I think it's a good idea
- 1:28:42though. I think we should do something
- 1:28:43like that. That's why I'm like gelat
- 1:28:46kind of things and she's like it'll be
- 1:28:47all over the floor. So why would we pay
- 1:28:48people?
- 1:28:48>> It would be and I specifically said
- 1:28:50please don't bring up any ideas you
- 1:28:52haven't ran past me on the podcast and
- 1:28:54here we are.
- 1:28:57I'm just making said if they said hey
- 1:29:00you know what um this would be a great
- 1:29:01idea.
- 1:29:02>> Like if I can come away with giving the
- 1:29:04customer something I would definitely do
- 1:29:05that. I do it kind of like in in more of
- 1:29:07a run. I do ask about other laundromats,
- 1:29:09but I like get to know the customers
- 1:29:11like, you know, where do you live? Like
- 1:29:12their family structure. I I'll find out
- 1:29:14about their dog.
- 1:29:15>> She remembers their name, too.
- 1:29:17>> Oh, she's like, Bob hasn't came in this
- 1:29:18week. I wonder why.
- 1:29:20>> I don't even know who Bob even is.
- 1:29:22>> Okay, so that's it. So, knowing
- 1:29:24somebody's name goes such a long way for
- 1:29:27someone. Like, I just feel like I mean,
- 1:29:29that's a common business theme, right?
- 1:29:31Like just knowing somebody's name and
- 1:29:33then being able to recall that I feel
- 1:29:35like is just singlehandedly such an
- 1:29:37advantage to not only customers um
- 1:29:40colleagues potential business
- 1:29:42connection.
- 1:29:42>> That goes back to me being more
- 1:29:43personable. Be in your store once in a
- 1:29:45while. Say hi to the customers, right?
- 1:29:47That's that's us.
- 1:29:48>> But like I'll get to know their name.
- 1:29:49I'll know a little bit about them and
- 1:29:50then I'll be asking like, "Hey, how was
- 1:29:52your how was your daughter's vacation?"
- 1:29:54Like, "Oh, where's your dog at? How's he
- 1:29:56doing? Is he doing better?" You know, I
- 1:29:57know you have anxiety. Like I like I I
- 1:30:00talk with and then I notice their days
- 1:30:02and then I'll say, "Hey, it's it's it's
- 1:30:04a different day. Why are you in on this
- 1:30:05day?" And then he's like, "You're so
- 1:30:06weird. How do you know their days?" And
- 1:30:07I'm like, "Because they come in at the
- 1:30:08same washer on the same day and I notice
- 1:30:11that." And then they know that I noticed
- 1:30:12that if they're going to one of the the
- 1:30:14the just laundromats with no name, no
- 1:30:18branding, no owner presence. They're not
- 1:30:21getting that.
- 1:30:21>> Well, and I thank him for for supporting
- 1:30:23our family business every time. Thank
- 1:30:25you for supporting our small business.
- 1:30:27And I always say that to them. I said,
- 1:30:29"I I hold the door and let them out the
- 1:30:31with her laundry."
- 1:30:32>> Oh, we always do that. My daughter knows
- 1:30:34that she's somebody with laundry. She
- 1:30:36has to open that door because I mean
- 1:30:37again like are you going to a laundromat
- 1:30:39where you're carrying your heavy baskets
- 1:30:41or your heavy bag and someone's opening
- 1:30:42the door for you or like I've carried it
- 1:30:44out to their cars. He's carried it out
- 1:30:45to their like we help them.
- 1:30:47>> How many owners do that Jordan?
- 1:30:48>> Yeah. I mean we're in we're we're doing
- 1:30:50the things.
- 1:30:51>> Yeah. Like that's just who we are as
- 1:30:53people though. I mean we
- 1:30:54>> we want to let them know that we're no
- 1:30:56different than you, man. You know what
- 1:30:57I'm saying? There's I mean,
- 1:30:59>> yeah, we're not these like, you know,
- 1:31:01we're too good for No, we're here to
- 1:31:04help you. We're here to serve you. Like,
- 1:31:05yes, this is our business, but we're
- 1:31:07here to
- 1:31:08>> That's why our customer service and
- 1:31:10that's why we win all day twice on
- 1:31:11Sunday at every one of our laundromat or
- 1:31:13both of our locations because we're not
- 1:31:16afraid to answer our phone and fix that
- 1:31:17problem. They might be and they might
- 1:31:19not want to be annoyed with you, but
- 1:31:20that we came from the restaurants and
- 1:31:22we'll we'll cater to our customer. We're
- 1:31:24not afraid. We're not lazy people.
- 1:31:26There's always something.
- 1:31:26>> And I'm not saying other owners are
- 1:31:27lazy. I'm just saying that that's not
- 1:31:28who we are as folks. We We want to do
- 1:31:30the right thing and we want to do the
- 1:31:32right thing by our customers.
- 1:31:33>> Damn.
- 1:31:35>> Something that answers that with all
- 1:31:36that stuff I just No, I mean I'm glad I
- 1:31:39asked it because you guys just kicked
- 1:31:40into like it was a little like I don't
- 1:31:43know. And then all of a sudden you were
- 1:31:44off to the races. No pun intended again.
- 1:31:48>> Uh but uh I mean like the passion comes
- 1:31:51out, right? Like when you're talking
- 1:31:52about remembering names and their
- 1:31:54stories and their days and,
- 1:31:57>> you know, helping them, you know,
- 1:31:58opening doors, helping them out with
- 1:32:00their laundry, like the passion comes
- 1:32:02out. Uh, and it's super clear. And
- 1:32:04that's why you've been able to build a
- 1:32:06big brand. That's why you've been able
- 1:32:07to take over a laundromat that was owned
- 1:32:09by somebody remotely and double business
- 1:32:11very quickly, right?
- 1:32:13>> Um, it's because you have that passion
- 1:32:14and you have that mindset where you're
- 1:32:16like, "Hey, we're here to serve you, not
- 1:32:18the other way around,
- 1:32:19>> right?" Uh, and it's it's huge. That's
- 1:32:21huge.
- 1:32:22>> That's how I really feel, too.
- 1:32:23>> Well, Dave Men says it all the time,
- 1:32:25too. You know, like he was one of like
- 1:32:27he was the first podcast I ever listened
- 1:32:28to, which is how I got him onto it. I I
- 1:32:31read his book, and then I heard him on
- 1:32:32the podcast, and when he said like, I'm
- 1:32:34I'm serving my community, and I was
- 1:32:36like, you know what, he's
- 1:32:37>> he's right. Like, he kind of put into
- 1:32:39words what kind of we were already doing
- 1:32:40and feeling, but we didn't have like
- 1:32:42those specific words.
- 1:32:43>> That's why I said I said, you know, with
- 1:32:45with networking and being on Facebook.
- 1:32:47My wife was on Facebook. She's part of
- 1:32:49the uh CLA now.
- 1:32:51>> Yeah, we're both part of the CLA.
- 1:32:52>> And now she's uh uh she's on with the
- 1:32:54lovely lady ladies of Laundry.
- 1:32:56>> That's a group on Facebook.
- 1:32:57>> I mean, she does a lot of stuff with all
- 1:32:59with everybody in the laundromat
- 1:33:01business that helps us. And again, with
- 1:33:03the new owner thing, those are the
- 1:33:05things I would do.
- 1:33:06>> Like I would reach out to other owners
- 1:33:07and if they're willing to help you, like
- 1:33:08me and Kate, there's no reason you could
- 1:33:11be successful. There's no reason you
- 1:33:12can't be.
- 1:33:12>> And and for women specifically, there's
- 1:33:14the Women's Laundry Network. Um, I
- 1:33:16recently joined the task force where I'm
- 1:33:18surrounded by a bunch of really great
- 1:33:19women that are in this industry, which
- 1:33:21that was very lonely for me, you know,
- 1:33:24like thinking, okay, there's really not
- 1:33:26a lot of women in this industry or at
- 1:33:28least that was my perception, right?
- 1:33:30Which clearly that's not true anymore.
- 1:33:32Like I've met so many great women.
- 1:33:34>> I watched Sasha fix a washer.
- 1:33:36>> Yeah. But I mean, but like I
- 1:33:38>> fix the spring business that wasn't, you
- 1:33:42know, like not a lot of women were in
- 1:33:43this business and and then like I've
- 1:33:45been proven wrong and I've gotten to
- 1:33:46meet so many great women. So there's
- 1:33:48definitely supports out there and
- 1:33:50there's there's this entire community,
- 1:33:51you know, virtual in person that you
- 1:33:53need to tap into and it will make you
- 1:33:55successful and and motivate you.
- 1:33:57>> And there's a lot of owners that are
- 1:33:58great, just great people. Really great
- 1:34:00people.
- 1:34:01>> Really lucky.
- 1:34:02>> Yeah.
- 1:34:03Well, and yeah, I mean, I love that they
- 1:34:05have like the like the lovely ladies
- 1:34:07laundry and, you know, some stuff for
- 1:34:09the women, too, because like you said,
- 1:34:10like it's been the industry's been like
- 1:34:12a a boys club, uh, for a long time. And
- 1:34:16so, but there are there's a lot I mean,
- 1:34:18I've had a lot of them, uh, guests on
- 1:34:20the show, women, uh, who are crushing it
- 1:34:22and doing awesome stuff in the industry.
- 1:34:24So, I love that.
- 1:34:25>> Um, although I do feel a little left
- 1:34:26out, I'll be honest with you. I don't
- 1:34:28know, George. Maybe we need to start the
- 1:34:31masculine men with mats. Matt masculine
- 1:34:34men with mats. How about that?
- 1:34:36>> I'm okay with that. I'm okay with that.
- 1:34:39>> Maybe not. Uh, awesome guys. You have
- 1:34:43brought passion. You have brought a ton
- 1:34:47of just very practical advice. And I
- 1:34:51think most importantly, you've brought
- 1:34:53great mindsets about how you're thinking
- 1:34:54about your business that I I think we
- 1:34:56all should be learning from and taking
- 1:34:57away from. You know, for me, that's my
- 1:34:59big takeaway here. Um, but I have one
- 1:35:03last question. If people are out there
- 1:35:05listening to your episode and they're
- 1:35:07like, "Ah, I love these guys. I would
- 1:35:09love to connect with them." What is the

- 1:35:14>> Um, so we have a couple different
- 1:35:15things. Uh, we have email

- 1:35:20Uh, we're on Facebook, laundrylc. We're
- 1:35:22on um we're getting our new website
- 1:35:25created which will be laundrylc.com.
- 1:35:29And then um we also have Tik Toks. Uh I
- 1:35:32am have lipstick and laundry all spelled
- 1:35:34out. And then George is the laundromat
- 1:35:36maintenance man.
- 1:35:38>> Oh, all right. I didn't know you guys
- 1:35:39were in the Tik Tok game. I got to get
- 1:35:42on that.
- 1:35:43>> Yeah,
- 1:35:44>> we're just getting started.
- 1:35:45>> Start doing I didn't do any videos.
- 1:35:47>> I started to do uh I want to start doing
- 1:35:48repair videos on there.
- 1:35:50>> Yeah.
- 1:35:51>> Um what's the guy's name? I always watch
- 1:35:53>> Kenan Kenan. I watch Kenan all the time
- 1:35:55>> and he was phenomenal and he shared his
- 1:35:58idol. He really was great.
- 1:35:59>> So, I'm going to start doing videos on
- 1:36:01repairing stuff so people could see how
- 1:36:02to do it and um we could educate and
- 1:36:05this way they don't have to pay $100 an
- 1:36:08hour.
- 1:36:09>> It's worth that. And and I love I love
- 1:36:12lipstick and I love laundry. So, we like
- 1:36:15I'm I'm merging both of those two
- 1:36:16things. Um, contrary to how most people
- 1:36:20believe, I actually really love doing
- 1:36:21laundry. I've always enjoyed it. So, it
- 1:36:23was very natural to buy laundry mats for
- 1:36:25me.
- 1:36:26>> Weird.
- 1:36:28>> I was a mess. That might be weird
- 1:36:30earlier. I know I'm weird. I own it.
- 1:36:32It's all good.
- 1:36:32>> Yeah, that's good though. That's good.
- 1:36:36Well, uh, you got to have at least one
- 1:36:37video on how to get lipstick out of your
- 1:36:39laundry uh on there at some point there.
- 1:36:42So, get that.
- 1:36:42>> All right. I'll work on that.
- 1:36:44>> Yeah. Yeah. Um, awesome. We'll we'll
- 1:36:46make sure we have links to all that.

- 1:36:52is what they they literally told me
