  1. 0:01Hey everybody, welcome to the market
  2. 0:02room live again. Welcome to Thursday.
  3. 0:05Hopefully the sun's shining where you
  4. 0:06are and you've had a good week. Really
  5. 0:08looking forward to the next 7 weeks.
  6. 0:10We're going to unpack this little number
  7. 0:11here, Michael's book. Um how to grow a
  8. 0:14multi-million dollar property portfolio.
  9. 0:17>> [clears throat]
  10. 0:17>> And I'm really looking forward to
  11. 0:17getting into some of that. Today is week
  12. 0:19one. It's all about building the cash
  13. 0:21machine.
  14. 0:22Starting to put some comments in the in
  15. 0:24the comment section. Who wants to build
  16. 0:26a cash machine? Who wants to have a cash
  17. 0:27machine? That's what we're going to talk
  18. 0:28about. Um great to see you online
  19. 0:30Adrian. Thanks for jumping in. Hey
  20. 0:32Nicole. Usual suspects, Tash, Kylie.
  21. 0:34Hope um hope it's as sunny in Sydney as
  22. 0:36it is here.
  23. 0:37Um and hope everyone's uh happy and
  24. 0:39healthy. So we've got a lot to unpack.
  25. 0:41Um couple of headlines before we start.
  26. 0:43Well, before we start, we're actually
  27. 0:44streaming in three different places
  28. 0:46today. We're live on YouTube as we
  29. 0:47normally are. Um but we're also on
  30. 0:49LinkedIn and we're also on Facebook. Hey
  31. 0:52Trevor, great to hear from you. Hope
  32. 0:54you're well.
  33. 0:55Um hopefully everything's going well for
  34. 0:56yourself Naya.
  35. 0:58Looking forward to the next 7 weeks as
  36. 0:59well. Um some headlines. There's lots of
  37. 1:01headlines coming out at the moment. Uh
  38. 1:04I guess there's the good, the bad, the
  39. 1:05ugly. Um and we'll we'll hit it straight
  40. 1:07up. Unfortunately, the we're looking
  41. 1:09like an interest rate rise very soon,
  42. 1:11potentially September. There's a 60%
  43. 1:13chance of an interest rate rise in
  44. 1:14September.
  45. 1:15It appears that the Reserve Bank is
  46. 1:17getting a little bit short-tempered with
  47. 1:19inflation being so high. Petrol is
  48. 1:21skyrocketing, rents are absolutely
  49. 1:22skyrocketing, and all those usual
  50. 1:24suspects that we all talk about are not
  51. 1:26really easing at the moment. So at some
  52. 1:28stage they're going to have to correct
  53. 1:30that. They've been away from that 2 to
  54. 1:313% band for some time, and many
  55. 1:34economists and banks are suggesting
  56. 1:35either September or November. They're
  57. 1:37certainly running out of patience and I
  58. 1:39can understand why.
  59. 1:40So lots happening there. Um again, 60%
  60. 1:43chance. Let's see what happens there.
  61. 1:45Hey Joey.
  62. 1:46Hey Darren, how are you? Askart, great
  63. 1:48to great to see you again. Thanks for
  64. 1:49jumping on.
  65. 1:51>> [clears throat]
  66. 1:51>> Now, I'm looking at property prices as
  67. 1:53well. Obviously property prices have
  68. 1:55continued to decline.
  69. 1:57But as I've said before, I actually
  70. 1:58think we're through the absolute worst
  71. 2:00of it where that peak fall is happening.
  72. 2:02And the reason that is is because
  73. 2:03there's a level of you know, scarcity
  74. 2:06and there's a level of concern and worry
  75. 2:07and frustration about what happens and
  76. 2:09people just tend to sit on their hands.
  77. 2:11So for the first 3 months, the market is
  78. 2:13certainly dropped, but we're starting to
  79. 2:15see a few green shoots. Auction
  80. 2:16clearance rates are starting to get to a
  81. 2:17little bit back into a little more
  82. 2:19normality.
  83. 2:20Um asking prices is a few more green
  84. 2:22lights on the asking prices like we've
  85. 2:23mentioned before.
  86. 2:25Um lending still falling, but it's
  87. 2:26falling less. And I guess that's the
  88. 2:27story here. Prices and lending and those
  89. 2:30kinds of things are still falling,
  90. 2:32but they're not falling at the rate they
  91. 2:33have been. They're kind of starting to
  92. 2:34shallow out a little bit. So I do think
  93. 2:36things will keep slowing, um but I also
  94. 2:39think um the sooner and the longer it
  95. 2:40goes on, there's more information
  96. 2:42around, there's more knowledge
  97. 2:42available. And I think those things will
  98. 2:44start to dry up. The other interesting
  99. 2:45thing is that consumer confidence uh is
  100. 2:48also um starting to tick up a little
  101. 2:50bit. So that gives me a an idea of Look,
  102. 2:52people are learning to adjust. They're
  103. 2:54not going to take the actions it's not
  104. 2:55going to change overnight. There's still
  105. 2:56a period of time here
  106. 2:58um that we have to get through. So
  107. 3:00there's some of the headlines. Um
  108. 3:02Michael's joined me. Hey Michael, great
  109. 3:03to speak to you. I'm I'm under pressure
  110. 3:04now cuz I'm talking all about your book
  111. 3:06uh and I know you've heard me talk about
  112. 3:08it before and I'm looking forward to uh
  113. 3:10we've got a webinar next week and then
  114. 3:11we've also got a uh a seminar uh further
  115. 3:13down the track which I'll talk about as
  116. 3:15well. So your opportunity to to learn
  117. 3:17from the master like I have. And um
  118. 3:19let's turn it on to that and let's turn
  119. 3:21it now into the 7-week course. The first
  120. 3:23one is building the cash machine.
  121. 3:25Uh this book quite literally changed my
  122. 3:28life. Um it I wouldn't be on the
  123. 3:30trajectory I'm now if I hadn't read this
  124. 3:32book and and listened to Michael speak.
  125. 3:34It really really resonated with me. Uh
  126. 3:36like you at the time, I was looking for
  127. 3:38something.
  128. 3:39Uh I was probably brought up middle
  129. 3:41class and I I needed I needed a guide, I
  130. 3:43needed a mentor, I needed something to
  131. 3:45to help me move forward and and I was
  132. 3:47really desperate to kind of find
  133. 3:48something like we all are. And you go to
  134. 3:49the the and this is something that
  135. 3:52really resonated with me. So, I'm really
  136. 3:53looking forward to unpacking this today
  137. 3:55and really looking forward to getting
  138. 3:57into some of these got a few questions
  139. 3:59there already. Thank you. I will get
  140. 4:01back to those at the end. So, I'll jump
  141. 4:02back onto those. So, thanks for putting
  142. 4:04some questions in and please feel free
  143. 4:05to put questions there along the way.
  144. 4:07Around 20 years ago
  145. 4:09my wife turned to me we were wanting to
  146. 4:11invest in property. I had a couple of
  147. 4:12investment properties and she said, "Why
  148. 4:13don't we go and listen to this guy talk
  149. 4:15about property?" I looked at the picture
  150. 4:17was picture of Michael Yardney and said,
  151. 4:18"What's this guy going to talk to me and
  152. 4:20and teach me about property?" And it
  153. 4:21quite literally changed my life. The
  154. 4:23presentation, the way we elevated our
  155. 4:25mindset and the targets and the systems
  156. 4:27and I'm going to share that with you
  157. 4:28today. A few years later I was lucky
  158. 4:30enough to start working at Metropole. 16
  159. 4:33years later I'm one of the national
  160. 4:34directors and Michael's business
  161. 4:35partner. So, it's been quite a journey
  162. 4:37and it's not a cliche. It has quite
  163. 4:39literally changed my life.
  164. 4:41So, I'd love to hear your thoughts
  165. 4:43particularly around the cash machine. I
  166. 4:45like the cash machine concept for a few
  167. 4:46different reasons.
  168. 4:48The main reason is
  169. 4:50I actually don't care what happens to
  170. 4:51interest rates. I care what happens to
  171. 4:52property prices. I've got a long-term
  172. 4:55plan and a strategy. I allow for these
  173. 4:57types of things to happen in my plan and
  174. 4:58strategy. It's all about the mindset and
  175. 5:00creating that cash machine for the
  176. 5:02longer term. So, let's talk a little bit
  177. 5:04about
  178. 5:05how we how we do that and how we create
  179. 5:07that cash machine.
  180. 5:09Let's have a look.
  181. 5:13>> [clears throat]
  182. 5:17>> Okay.
  183. 5:18So, week one is building the cash
  184. 5:20machine.
  185. 5:23Again, this is really really important.
  186. 5:25Dr. Stephen Covey always talks about
  187. 5:27always begin with the end in mind. So,
  188. 5:29building a cash machine for me was
  189. 5:31something we all aspire to and I think
  190. 5:33it's something we all look for. Some of
  191. 5:34us wanted it in a year or two. Others
  192. 5:36are a bit more realistic and are willing
  193. 5:38to put a 15 or 20 year time frame
  194. 5:39together to create this kind of cash
  195. 5:41machine that allows us to build a level
  196. 5:43of wealth where we can take our hands
  197. 5:44off the wheel. We can live comfortably
  198. 5:47and we can also pass things down to the
  199. 5:48next generation. So, today we're going
  200. 5:50to talk about a couple of things. The
  201. 5:51first thing is the wealth pyramid, where
  202. 5:53you sit on the wealth pyramid, the five
  203. 5:55levels of investing, and how everyday
  204. 5:57Australians can build on a cash machine,
  205. 5:59and which is what we're going to talk
  206. 6:00about.
  207. 6:01So, next.
  208. 6:04What is real wealth, and what does
  209. 6:06wealth really mean to you? I think it's
  210. 6:08really, really important.
  211. 6:10Um
  212. 6:11I guess to start with the on the bottom
  213. 6:12right there, we're talking about less
  214. 6:14than 1% Approximately 1% of Australians
  215. 6:17never become truly financially free, and
  216. 6:19that's quite amazing.
  217. 6:21Super alone is not going to get you
  218. 6:22there. Now, I'm quite realistic here.
  219. 6:23I've probably got another 20 years
  220. 6:24before I retire. I know um
  221. 6:27they're already working on it. They're
  222. 6:28going to find a way to tax super. So,
  223. 6:30even if I've got a million or 2 million
  224. 6:31dollars in super by the time I retire, I
  225. 6:33could probably kiss most of that away on
  226. 6:35taxes. And the other thing is, there's
  227. 6:36certainly going to be no pension by the
  228. 6:38time I get there. So, I've got to take
  229. 6:39matters into my own hands. And
  230. 6:41previously, my third ever Market Room,
  231. 6:43if you want to go back and look at it,
  232. 6:44is why investing is no longer option.
  233. 6:47There's a great divide there, and that
  234. 6:49divide is going to get further and
  235. 6:50further apart unless you start investing
  236. 6:52and creating the the life you want and
  237. 6:54the life you deserve. So, for me,
  238. 6:56getting into that 1%, I had to do
  239. 6:58something different, and this is what
  240. 6:59led me to to follow down this path. So,
  241. 7:02most people chase money and think it
  242. 7:04equals wealth. That's not right. Money
  243. 7:05is only the vehicle. True wealth is a
  244. 7:07product of the mind. We're talking about
  245. 7:09things like health and wealth,
  246. 7:10relationships, um growth, and
  247. 7:12contribution.
  248. 7:14My goal, and what I wanted to achieve,
  249. 7:17uh was for my family, for myself, um and
  250. 7:20then I'm attaching those types of things
  251. 7:21to my goals and my cash machine.
  252. 7:24Do you have a number for your cash
  253. 7:25machine?
  254. 7:26That's a really interesting question,
  255. 7:27because most people I meet, and I've met
  256. 7:29thousands of investors, don't actually
  257. 7:31know what that number looks like.
  258. 7:33If you don't know what that number looks
  259. 7:34like, we've got a webinar coming up next
  260. 7:36week, and I'm actually going to help you
  261. 7:38with with the help of help of Michael
  262. 7:39Yardney,
  263. 7:40help you find a number. What is your
  264. 7:43number? We're going to help you find
  265. 7:44that cash machine number then we're
  266. 7:45going to reverse back and talk about it
  267. 7:47and work towards that number and that's
  268. 7:49certainly what I've been doing over the
  269. 7:50last 15 to 16 years growing that cash
  270. 7:53machine and working through that
  271. 7:54process.
  272. 7:57As we spoke about everyone searching for
  273. 7:59that cash machine and everyone wants a
  274. 8:00quick and easy option, but unfortunately
  275. 8:02that's not out that's not a a
  276. 8:04possibility. But wouldn't it be great,
  277. 8:06you know, you go on holidays, you wake
  278. 8:08up in the morning, you go away on the
  279. 8:10weekend and you come back with more
  280. 8:12income or more wealth than what you left
  281. 8:14with. It's that reoccurring cash machine
  282. 8:16reoccurring income. It continues to
  283. 8:18churn out money again and again. It
  284. 8:21keeps the rent growing and we don't know
  285. 8:22what's going to happen to rents at the
  286. 8:23moment. The value of the property also
  287. 8:25keeps growing and compounding and you've
  288. 8:28got a team to run it. You've got a team
  289. 8:29of property managers and advisors that
  290. 8:31can work through that. So an asset base
  291. 8:33that pays you regardless of how hard you
  292. 8:34work.
  293. 8:35And Michael used to start his seminars
  294. 8:37by saying hands up if you work hard and
  295. 8:39everybody used to put their hands up.
  296. 8:41And then he used to ask how
  297. 8:43hands up keep your hands up if you're
  298. 8:44wealthy and most of the hands would
  299. 8:45obviously go down. So
  300. 8:47money and hard work is not correlated to
  301. 8:50wealth unfortunately and that was
  302. 8:51something that appealed to me. I knew I
  303. 8:53was smart enough and I knew I work hard,
  304. 8:55but I also wanted to find a way to be
  305. 8:56able to to be able to create that
  306. 8:58wealth.
  307. 8:59And if you can build it through
  308. 9:00residential property or a mix of
  309. 9:01different things, hold it for the longer
  310. 9:03term and manage it by professional
  311. 9:05you're going to end up in front. Let's
  312. 9:06talk about the wealth pyramid and
  313. 9:08perhaps you can identify where you are
  314. 9:09on the wealth pyramid and that pyramid
  315. 9:11and that will allow us to put some steps
  316. 9:13in place to help you get to the next
  317. 9:14levels.
  318. 9:15Financial instability is living paycheck
  319. 9:17to paycheck. Financial stability is
  320. 9:19having a buffer in place
  321. 9:21where you stop working, you've got a
  322. 9:22buffer in place for a period of time,
  323. 9:24you're covering your expenses. Financial
  324. 9:26security is the next level where it
  325. 9:27covers the basics, then it covers the
  326. 9:29basics and your lifestyle and finally
  327. 9:32the end goal, the target is that
  328. 9:33financial abundance. And as I said
  329. 9:35before, less than 1% of people actually
  330. 9:37get to that point.
  331. 9:39So, the instability, um I guess is is
  332. 9:41that living on the edge, you're living
  333. 9:42paycheck to paycheck. It only takes a
  334. 9:45broken car or, you know, um a job loss
  335. 9:47or a sickness, uh and all of a sudden
  336. 9:50your money becomes debt. For those who
  337. 9:51are struggling, it's going to be credit
  338. 9:53card debt. For others, it's just an
  339. 9:54endless cycle. It's an endless wheel
  340. 9:56that goes round and round. So, the way
  341. 9:58out of that is mindset, education, and
  342. 10:01taking responsibility of your cash flow.
  343. 10:04It's so hard these days with Instagram
  344. 10:06and Facebook and pop-ups delivering all
  345. 10:08these kinds of things to live within
  346. 10:10your means. But, the other thing to do
  347. 10:12is actually find a mentor.
  348. 10:13You know, whether it's property, whether
  349. 10:15it's sport, if I was going to go and
  350. 10:16climb a mountain, I want to work it with
  351. 10:18someone who's actually climbed a
  352. 10:19mountain before, knows the the pathway,
  353. 10:21the ins and outs, and that's going to
  354. 10:23make me much more successful and much
  355. 10:25more efficient. So, that's really,
  356. 10:26really important. Unfortunately, most
  357. 10:28people go it alone, and that's where
  358. 10:29they fail.
  359. 10:30The next one is the financial stability.
  360. 10:32It's having that first 3 to 6 months in
  361. 10:34the buffer, and also making sure
  362. 10:37when you jump on a plane, you fit your
  363. 10:39own mask first before you fit everyone
  364. 10:41else's, fasten your own seatbelt, get
  365. 10:43your insurances right, your private
  366. 10:45medical insurance, disability, um to
  367. 10:47make sure that you are the most
  368. 10:49important asset, and you need to keep
  369. 10:50working to create income to feed this
  370. 10:52cash machine.
  371. 10:54Your cash flow, unfortunately, is still
  372. 10:55controlled by someone else at this
  373. 10:57stage, either a business or your boss or
  374. 10:58your clients, and you're kind of on a
  375. 11:00treadmill. So, the goal here is
  376. 11:02investing in your own financial
  377. 11:03education and start building your cash
  378. 11:05machine. And how do we do that?
  379. 11:07Well, we get to that that next level
  380. 11:09where we're covering all our bases, our
  381. 11:10home, our tax, and our loans are
  382. 11:12covered, our car expenses and groceries
  383. 11:14and insurance premiums, all those
  384. 11:16different things are covered. You're
  385. 11:17focusing on building net worth through
  386. 11:19appreciating assets. So, this is the
  387. 11:21accumulation phase of the process, where
  388. 11:24you're building those assets, you're
  389. 11:25kind of manufacturing growth, building
  390. 11:27that cash flow towards the end, and then
  391. 11:29later in level two you begin shifting
  392. 11:31from capital gains because you've got
  393. 11:32the compounding, you've got the growth
  394. 11:34and the leverage, and now it's about
  395. 11:36debt reduction and creating that cash
  396. 11:38machine. Probably over the last five or
  397. 11:40six years before you retire to get into
  398. 11:41a point where you not only got the
  399. 11:43security, you've also got the basics
  400. 11:44covered, and then you've also got that
  401. 11:46financial abundance. So, financial
  402. 11:48freedom is when you've got both things
  403. 11:49covered. Financial abundance is the
  404. 11:51ultimate target. A small group of people
  405. 11:54whose cash machine works overtime. All
  406. 11:57expenses and lifestyle are covered,
  407. 11:58generous surplus goes to community and
  408. 12:00charity, and asset base just keeps
  409. 12:02compounding. That is the goal.
  410. 12:05Um unfortunately, most people are
  411. 12:06impatient. They want it to happen
  412. 12:07overnight. It's going to take you at
  413. 12:09least 20 15 to 20 years, and you've got
  414. 12:12to be realistic about this. You've got
  415. 12:13to stop trading time for money, and
  416. 12:16you've got to start thinking differently
  417. 12:18about growth and compound and leverage.
  418. 12:21So, no matter what side or what part of
  419. 12:24the pyramid you're on, here's four
  420. 12:26simple steps to get that right. Number
  421. 12:28one, and this is the thing that most
  422. 12:30people struggle with, spend less than
  423. 12:32you actually earn.
  424. 12:35The non-negotiable starting point, you
  425. 12:36have to spend less than you earn.
  426. 12:38Overspending and you'll work you'll be
  427. 12:39working forever to pay others off.
  428. 12:41Invest the difference wisely.
  429. 12:43You know, $90,000 a year could be three
  430. 12:45and a half to four million dollars over
  431. 12:47the period of your lifetime. Um but they
  432. 12:49retire with little. Income is isn't a
  433. 12:52predictor, and I've worked with many
  434. 12:53people that have had higher incomes than
  435. 12:55other people, but they don't get the
  436. 12:56basics right, and then reinvest for
  437. 12:59compound growth. Don't reinvest for cash
  438. 13:01flow. By the time you're financially
  439. 13:03free, most of your wealth will come from
  440. 13:05compounding growth, not income or rent,
  441. 13:08and then just keep repeating the
  442. 13:10process. When you're got the ability to
  443. 13:12extend, keep extending. And what you'll
  444. 13:14find is once you've got that first
  445. 13:15property out of the way, you can then
  446. 13:16begin to use your equity strategically
  447. 13:19by not putting any of your own money in,
  448. 13:21by having buffers, and it gets a lot
  449. 13:23easier. But we've got to get the first
  450. 13:25part right. That's critical.
  451. 13:28Again, talking about multiple income
  452. 13:30streams. Back in the 50s, there was only
  453. 13:32one income. It was very simple, very
  454. 13:34easy. As we progress through life, now
  455. 13:36we need two incomes and maybe I'm seeing
  456. 13:38more part-time jobs being created
  457. 13:40because cost of living prices and things
  458. 13:41like that are going up, but people are
  459. 13:43investing more in property and shares
  460. 13:45and ETFs and managed funds and they've
  461. 13:47got a number of income streams coming
  462. 13:49into their life and that's really,
  463. 13:50really important.
  464. 13:52Also, important is reoccurring income
  465. 13:55and this is a really unique concept. We
  466. 13:57sit with a lot of people who want to
  467. 13:58create wealth by property and become
  468. 14:00property developers or they want to flip
  469. 14:02properties.
  470. 14:03That is not creating wealth because
  471. 14:06that's not reoccurring income. You have
  472. 14:08to work, you get linear income by
  473. 14:09producing a property or developing a
  474. 14:11property and then selling it. In 20
  475. 14:13years time, you don't have the cash
  476. 14:15machine. You might have the income and
  477. 14:17the cash which you would get from a
  478. 14:18normal job, but you don't actually have
  479. 14:21something that's going to keep growing
  480. 14:22and compounding and leveraging. Once you
  481. 14:24stop, the whole thing stops. So, getting
  482. 14:26that recurring income, the continual
  483. 14:28rent from your investment properties,
  484. 14:29the royalties, capital growth while
  485. 14:32you're sleeping, the easiest way for you
  486. 14:34to make a million dollars in the next
  487. 14:35decade is to buy a $1 million property,
  488. 14:38forget all about it and concentrate on
  489. 14:39paying down some of the debt.
  490. 14:41And again,
  491. 14:42allow that compounding to take over. And
  492. 14:44again, there's nothing wrong with
  493. 14:46talking about dividends and shares and
  494. 14:47we spoke about that last week. Bricks
  495. 14:49versus stocks, jump on last week's show
  496. 14:51as well cuz I do think there is a role
  497. 14:53for both and both play a very important
  498. 14:56role.
  499. 14:57Assets, not income, create wealth. You
  500. 14:59cannot save your way to wealth. Now, if
  501. 15:02you're putting some numbers together,
  502. 15:03you're going to need a million dollars
  503. 15:05unencumbered for every $30,000 of income
  504. 15:07at about 3%. If you can get 4% or 5% or
  505. 15:106%, great, but property generally lands
  506. 15:12between 3% or 4%. So, if you're going to
  507. 15:15retire on 100,000, you're going to need
  508. 15:16about $3 million
  509. 15:18worth of assets.
  510. 15:20If I doubled your income today, do you
  511. 15:22think you'd be able to save $3 million?
  512. 15:24Highly unlikely, but if we buy a
  513. 15:26million-dollar property and it grows and
  514. 15:28compounds and leverage and remove some
  515. 15:30of the debt, then you've got your $3
  516. 15:32million giving you an income.
  517. 15:34So, most people never get past that
  518. 15:35stage. They keep investing for cash flow
  519. 15:37and capital growth, which is exactly
  520. 15:39where most investors get stuck. The rich
  521. 15:41think assets, the poor think cash flow.
  522. 15:44And it is incredibly difficult,
  523. 15:45particularly at this moment in time, to
  524. 15:47start thinking about asset growth when
  525. 15:49cost of living's rising. It's really
  526. 15:51difficult to save in those times of
  527. 15:53things as well.
  528. 15:54The five levels of investing, the
  529. 15:56spender spends everything, there's
  530. 15:57nothing left. They've got to get through
  531. 15:58to the next paycheck. The saver pays the
  532. 16:00family home, squirrels away savings, and
  533. 16:03again, they're on that rat race. They
  534. 16:04continue to save and spend, but they're
  535. 16:06not spending to invest. They're
  536. 16:08consuming. They're going on holidays.
  537. 16:09They're buying new cars and things like
  538. 16:11well, there's got to be a level of
  539. 16:12sacrifice. The passive investor, always
  540. 16:15investing matters, but it's financially
  541. 16:16literate. And they fall into those
  542. 16:18get-rich-quick schemes. They try a few
  543. 16:19things here, they try a few things
  544. 16:21there. They don't work, and they keep
  545. 16:22moving around. And the active investor
  546. 16:24takes responsibility, builds knowledge,
  547. 16:26and focuses on net worth and assets. And
  548. 16:29finally, the professional investor
  549. 16:31treats it like a business, runs a true
  550. 16:33investment business, gets the right
  551. 16:35structures, has a trusted team, and
  552. 16:37teaches the next generation. It's the
  553. 16:39old story. If you're the smartest person
  554. 16:41in your room, you're probably in
  555. 16:42trouble.
  556. 16:45I've always already spoken about this,
  557. 16:46but I've obviously seen a lot of people
  558. 16:48who have on higher incomes really
  559. 16:50struggle because at the end of the day,
  560. 16:52they're just buying more expensive
  561. 16:53properties and more expensive cars and
  562. 16:55more expensive holidays, and they're not
  563. 16:57dedicating themselves to
  564. 17:00empowering themselves and investing. Um
  565. 17:02life keeps getting in the way. Set aside
  566. 17:04at least 10% of your income. There's
  567. 17:06some really great banking apps now that
  568. 17:07allow you to pay yourself first. So, if
  569. 17:10you put 10% of every pay in an account,
  570. 17:12that's a great way to start. Live below
  571. 17:14your means, only spend what's coming
  572. 17:16into your account, allow yourself to
  573. 17:18spend some, put that in a bucket, but
  574. 17:19have some that cannot be touched. And we
  575. 17:21generally say around 10% and then that
  576. 17:24can be invested in things like ETFs and
  577. 17:26shares until you get a big enough
  578. 17:27deposit to start the process into
  579. 17:29property.
  580. 17:30So, where do you sit on the wealth
  581. 17:31pyramid? Wealth is built from assets,
  582. 17:33not income. Stop trading time for money.
  583. 17:36That's not creating wealth. It's
  584. 17:38probably creating income. Choose
  585. 17:40compounding and recurring income over
  586. 17:42linear income. Pay yourself first. Put
  587. 17:45that 10% into the bank account that gets
  588. 17:49stuck in the bank account. It's a not
  589. 17:51touch. It's not a buy a new jet ski or
  590. 17:52go on a holiday. Allow other buckets and
  591. 17:55things for that as well.
  592. 17:56Uh and finally, every level of the
  593. 17:58pyramid needs better education and a
  594. 17:59stronger advisory team as you go along.
  595. 18:02That's really, really important.
  596. 18:04Subscribe for the next video where we're
  597. 18:05going to break down why we're using
  598. 18:07property, why we're using compounding
  599. 18:09and leveraging, and how we can turn a
  600. 18:10modest deposit in a multi-million dollar
  601. 18:13property portfolio. So, I'm really
  602. 18:15looking forward to talking about that
  603. 18:16next week.
  604. 18:17But first, we have some questions here.
  605. 18:20Um the government want to use us as a
  606. 18:22cash machine. Absolutely, Darren. I
  607. 18:23really like that one.
  608. 18:25>> [snorts]
  609. 18:25>> Um how do I figure out what my critical
  610. 18:27mass number is? I'm glad you asked. Hang
  611. 18:29around. We're going to have a webinar.
  612. 18:31Um the quickest and easiest way
  613. 18:33obviously is just to understand where
  614. 18:34you'd like to be, understand what your
  615. 18:35costs are, consider that at that time
  616. 18:37you may not have a mortgage, but we'll
  617. 18:39unpack some of that now
  618. 18:40um in our webinar next week. So, we'll
  619. 18:42talk through that as well. Um love a
  620. 18:44cash machine, don't we? Or what evidence
  621. 18:47you have to say rents are rising? Some
  622. 18:49data would be great, please. Uh
  623. 18:52just put are rents rising into Google
  624. 18:54and you get 15,000 different sources.
  625. 18:56Uh there's also some some data on
  626. 18:59CoreLogic. Uh if you go to Property
  627. 19:01Update, Michael Yardney's Property
  628. 19:02Update, he just put together every month
  629. 19:05he puts together uh 20 charts uh that
  630. 19:07explain what's happening in the market.
  631. 19:09There's some really, really good tools
  632. 19:10there.
  633. 19:11Um so, have a jump on there and and and
  634. 19:13look at those numbers. They're actually
  635. 19:14going crazy at the moment. The
  636. 19:16government need to slow down their
  637. 19:17spending. It's not helping inflation. I
  638. 19:19couldn't agree more. Um, absolutely.
  639. 19:21Can someone build a cash machine with
  640. 19:23just one or two properties or does that
  641. 19:24require scale?
  642. 19:26You can build wealth with one property.
  643. 19:28The number of properties are actually
  644. 19:30irrelevant. It actually doesn't matter
  645. 19:31how many properties you own. I would
  646. 19:33prefer to own one $3 million property
  647. 19:35than 20 properties worth $3 million.
  648. 19:38These people that own 40, 50, 60
  649. 19:40properties,
  650. 19:41at the end of the day, it doesn't really
  651. 19:42matter. The value of the property
  652. 19:44matters and also what kind of cash flow
  653. 19:46it's giving you. As I said before, if
  654. 19:48you're wanting $100,000
  655. 19:50in cash flow from your properties,
  656. 19:51you're probably going to need a $3
  657. 19:52million asset base. And that may not be
  658. 19:55one property. It might need to be two or
  659. 19:57three properties built over time, which
  660. 19:59we'll get to throughout the series.
  661. 20:01However, the number of properties are
  662. 20:03absolutely irrelevant.
  663. 20:06Right, before we go,
  664. 20:08um, as I said before, we've got our our
  665. 20:10webinar coming up next week. Um, if you
  666. 20:12haven't joined yet, please jump on.
  667. 20:16Um, I'd love you to join and we're we're
  668. 20:18obviously going to go through and talk a
  669. 20:20little bit about
  670. 20:21uh, we're going to talk a little bit
  671. 20:22about the uh, the number and and how to
  672. 20:25financial number. What's your financial
  673. 20:27independence number? This is a free
  674. 20:28session with one of Australia's best
  675. 20:31wealth educators through property,
  676. 20:32Michael Yardney. He's going to be there.
  677. 20:34I'm going to be talking to him as well.
  678. 20:35So, next Thursday, you can register by
  679. 20:38clicking the QR code there. If you're
  680. 20:40watching not watching this live, if
  681. 20:41you're watching this on the replay,
  682. 20:42please join us. It's going to be full of
  683. 20:44information. Uh, we're going to go
  684. 20:46through all of that. Thursday, 24th of
  685. 20:48September from 5:00 p.m. after next
  686. 20:50week's market room. We'll talk through
  687. 20:51that as well. So, I'm looking forward to
  688. 20:54getting into that and finding out what
  689. 20:56your number is. And if you don't know
  690. 20:57your number, it is an absolute must.
  691. 21:00We're going to keep um, some some links
  692. 21:02in the the show notes and the websites
  693. 21:03as well down there as well. Next week,
  694. 21:06uh, we've talking we've talked about the
  695. 21:08cash machine. We know what your goal is.
  696. 21:09Let's come back and talk about why
  697. 21:11should you invest in property? And why
  698. 21:13why should we be looking at property?
  699. 21:15And we're also going to be talking about
  700. 21:16leverage and compounding as well, which
  701. 21:18is going to be really really important.
  702. 21:20Um, so looking forward to seeing you on
  703. 21:22the show. If I've missed any questions,
  704. 21:24if you're watching this on the replay,
  705. 21:25please put your questions below. I'd
  706. 21:27love to answer them. I'd love to get
  707. 21:29into a bit more detail. Register for the
  708. 21:31webinar. Have a great week.
  709. 21:34Make it a great week.
