- 0:00Think about where you're going to be a
- 0:01year from now. Don't look at "Damn, two
- 0:03months in, I'm not getting that many
- 0:04people."
- 0:06Get it out there. Start meeting people.
- 0:08People don't even know you exist. That's
- 0:10the main thing. They don't know that
- 0:11you're there, but once they find out
- 0:13that you're there and what you offer and
- 0:15how much time you can save them,
- 0:18Somebody trying to grow their wash and
- 0:19fold or pick up delivery business,
- 0:21what's your best piece of advice for
- 0:23them?
- 0:25The customers are going to come. If
- 0:27you're having issues with and you're
- 0:29waiting for people to start trickling in
- 0:30two months,
- 0:32don't worry. People are going to start
- 0:34finding out about you. You could speak
- 0:36to people that are already in the
- 0:37laundromat. Just don't be discouraged.

- 0:56a seller finance deal, and number two,
- 0:58how she built her drop-off, wash and
- 1:01fold business, and pick up and delivery
- 1:03business. And we get into the details.
- 1:05She shares pretty much everything and is
- 1:08super rad. So, I know you're going to

- 2:22Let's jump into it with Alyssa.
- 2:25Alyssa, thank you for coming on the
- 2:27show. How you doing today? I'm doing
- 2:29well. Thank you for having me. I'm
- 2:30excited to be here. I am super excited
- 2:34that you're here, and I cannot wait to
- 2:36hear about your story and your
- 2:37experience. Uh let's kick it off with
- 2:40Who Who are you and how'd you get into
- 2:42this weird business that we're in here?
- 2:44Yes. Yes. My name is Alyssa.
- 2:47Uh I'm a laundromat owner, to Maytag
- 2:49Laundry in Abita Springs.
- 2:52And um born and raised in Lafayette,
- 2:54Louisiana.
- 2:56Uh and I come from My dad was an
- 2:58entrepreneur, so he kind of instilled me
- 3:00into that that into me at a young age.
- 3:04So, as a little girl, I was selling
- 3:06candy to my classmates.
- 3:09And so, they shut my business down, but
- 3:11you you know how that goes. Yeah, that's
- 3:13a classic
- 3:15uh entrepreneur story. I feel like uh
- 3:18high percentage of entrepreneurs started
- 3:20by selling peddling candy at at school
- 3:22and then getting shut down at some
- 3:24point.
- 3:24>> Yeah. Got shut down. Um I have a little
- 3:27brother.
- 3:29And in middle school, I was in the band.
- 3:33In high school, I was on the flag team.
- 3:36Went to college, uh Xavier University of
- 3:38Louisiana.
- 3:40And I graduated with a biology major and
- 3:42a chemistry minor. All right. And my
- 3:45professional
- 3:45>> Classic majors for laundromat owners.
- 3:47Just No, I'm just kidding. No, I'm just
- 3:49kidding.
- 3:50>> [laughter]
- 3:51>> Yeah. Yeah. But, my professional career,
- 3:54I was I was a laboratory chemist.
- 3:56Okay. Wow, okay. Again, a classic
- 3:59transition. Tale as old as time,
- 4:01laboratory chemist turns laundromat
- 4:03owner.
- 4:04Uh
- 4:05probably like the ninth or 10th person
- 4:07on the podcast. No, I'm just kidding.
- 4:09Uh well, okay. I mean, listen.
- 4:11First of all,
- 4:12you know, congrats. I mean, like that's
- 4:14a pretty uh pretty great story, but
- 4:18begs the question,
- 4:20yo,
- 4:21how did you get from
- 4:23laboratory chemist to laundromats?
- 4:26Yeah. Um I just came across some
- 4:29podcasts. I started listening to
- 4:31podcasts, and it sparked my interest.
- 4:34But what really sparked my interest,
- 4:36like when I was ready to just go in 100%
- 4:38was having my son.
- 4:40And having my son,
- 4:43I wanted to spend my time with him. I
- 4:45wanted time freedom.
- 4:47So, I just like I said, going back to my
- 4:49dad, like seeing how he had his time, he
- 4:52had control of his time as an
- 4:53entrepreneur, I really wanted my time.
- 4:57Yeah. I mean, I think that's what drives
- 4:59a lot of us to get into this business. I
- 5:01mean, that was a big part of me, too. I
- 5:03had two young kids when I had decided to
- 5:05go into business, and
- 5:06one of the big driving forces was I
- 5:09wanted money coming in and not all my
- 5:10time going out. I wanted to be able to,
- 5:13you know, kind of do the things that I
- 5:15wanted to do with my family and and
- 5:18friends and stuff, too, but uh I think
- 5:20that's a huge huge motivator. I think
- 5:22probably a lot of people listening
- 5:24to this episode today who have not yet
- 5:27got into business,
- 5:29that's what they're looking for is
- 5:31buying some of their time back and
- 5:32building something for themselves.
- 5:35Um so, okay.
- 5:37You had the motivation. How did you
- 5:39actually go about
- 5:41getting that laundromat?
- 5:43Yeah, so I tried to do it on my own at
- 5:45first. So, I was looking online, looking
- 5:48at these different sites, um and going
- 5:51to view it like you would any other real
- 5:53estate.
- 5:54And it just wasn't checking the boxes.
- 5:57Like the ones that were online, they
- 5:59weren't checking the boxes for me. So,
- 6:02I'm like, okay, there has to be another
- 6:03way.
- 6:05And a few months into my interest, I
- 6:08found you. I found Laundromat Resource,
- 6:11and then I took your courses.
- 6:14And followed one of the
- 6:16uh things that you offered was so write
- 6:19letters to owners of all laundromats
- 6:21that you were interested in. So, I went
- 6:23that route.
- 6:24And somebody um that was like my top
- 6:27three choices,
- 6:29they wrote me back, and the rest is
- 6:31history.
- 6:33Oh, so you found an off-market deal.
- 6:35Yeah, all completely. They weren't even
- 6:37trying to sell it. They weren't looking
- 6:38to sell it. Ah, okay. When was this?
- 6:41Like, what year?
- 6:43Everything was finished January 2023.
- 6:46So, yeah, started later part of '22.
- 6:51Okay.
- 6:52Yeah, okay. Oh, yeah, how long did it
- 6:55take you from when you started your
- 6:57search till you actually found this
- 7:00laundromat? About 6 months, and a lot of
- 7:03time was I won't say a lot of time, but
- 7:05a few months were wasted because I
- 7:06didn't I didn't
- 7:08have your course.
- 7:10>> [laughter]
- 7:11>> Yeah, yeah. Had your course, it would
- 7:12have taken a lot a lot less time. Yeah,
- 7:15that's why I actually didn't even know
- 7:16you that you took the course.
- 7:17>> Oh, yeah. I took the course. Yeah.
- 7:19>> Good job. Good job. Thank you.
- 7:21>> Um okay, so you wrote uh you wrote some
- 7:24letters. How many letters did you write?
- 7:25Do you remember? Oh,
- 7:27over 20.
- 7:28Okay. But I had um
- 7:30I had some top picks in mind, but I was
- 7:33willing just to kind of see where the
- 7:35ride would take me, and see where due
- 7:37diligence would take me.
- 7:39But yeah, um
- 7:41out of those that I sent out I've had a
- 7:44good
- 7:45three or four that reached back out and
- 7:48then from the
- 7:50three or four, one person wanted to sit
- 7:52down and meet with us and that's that's
- 7:54the person who we purchased a laundromat
- 7:56from. Wow, okay.
- 7:58Man. Yeah, so I'm very happy with those
- 8:01letters. Yeah, [laughter] yeah, yeah,
- 8:03yeah. That's awesome. That's awesome.
- 8:05And you know, I I tell people sometimes,
- 8:08you know, they'll come to me and they'll
- 8:09say, "Hey, I tried doing the letters,
- 8:10they didn't work."
- 8:12And you know, I'll ask them like how
- 8:14many letters did you send out?
- 8:16Inevitably it's a a small number, right?
- 8:20And I I'll say just for anybody
- 8:21listening to 2022 2023
- 8:26it was a little easier than it is right
- 8:27now to find laundromats. So, you know,
- 8:30you might have to send multiple letters
- 8:33like today to to those 20 or so uh
- 8:37laundromats. Might have to send them to
- 8:38more than 20 laundromats. So, but I will
- 8:41just I'll just say that they work. We
- 8:43use them
- 8:44uh
- 8:45you know, over here when we're searching
- 8:47for for deals for clients.
- 8:49Uh I have lots of clients who use them.
- 8:51You know, people like yourself who use
- 8:53them, they work.
- 8:54Uh but it's a little bit of a numbers
- 8:55game as well. So, but you sent out
- 8:58enough letters to to get there. But 20
- 9:00and getting a response from three or
- 9:02four of them is pretty good.
- 9:03>> Yeah, I was expecting that deal. It was
- 9:04awesome. I was expecting to send out
- 9:07many rounds. And so, you know, until
- 9:09somebody said yes. I was willing to, but
- 9:11it didn't happen that way. It was just
- 9:12the first round of letters, yeah. Okay.
- 9:15Can you tell us a little bit about the
- 9:17laundromat? Like what
- 9:19like what kind of condition was it in?
- 9:21Was it making money or was it a
- 9:23fixer-upper? Like what what was that
- 9:25like?
- 9:26Yeah, the laundromat it was in great
- 9:28condition. All of the machines were
- 9:31running, no out of order signs.
- 9:33It was only self-service.
- 9:36So, I saw the potential to add on to it.
- 9:40And the uh the person who owned the
- 9:42building, they they had an office next
- 9:44door to that laundromat, which they were
- 9:46willing to vacate for us to get the next
- 9:49door space. Ooh. And it has a connecting
- 9:52door. So, it was perfect. I'm like,
- 9:53"Yeah, we're going to need this space on
- 9:55this side as well as this laundromat
- 9:58because of the vision to expand it."
- 10:01Um but yeah, it was in great condition.
- 10:03It had great Google users. It's
- 10:06Everything spoke about how clean it was,
- 10:08and it it was just well-kept. And 10
- 10:11minutes from my house, so
- 10:13>> [laughter]
- 10:13>> I got to put that in there.
- 10:15Dang. Okay.
- 10:17Um
- 10:18Listen, one of the one of the downsides
- 10:20of being online
- 10:22uh on YouTube and social media and stuff
- 10:24like that is that people let let me know
- 10:26their opinions all the time. And uh one
- 10:29of the opinions that I get
- 10:31constantly is that
- 10:33no one with a good business that's got
- 10:35all their machines working, and has good
- 10:37Google reviews, and is making money is
- 10:39going to sell their laundromat. So, I
- 10:42guess my question is, was it was it
- 10:44making money? Yeah, it was making money.
- 10:46>> Okay. And I told you
- 10:48Yeah. I told you he I told you he said I
- 10:50So, the Yeah, that's what I was going to
- 10:51ask you. Like, cuz cuz obviously that's
- 10:53not true. It happens every day. Happens
- 10:55all the time.
- 10:56Uh but I get that comment over and over
- 10:58and over again, and there's popular
- 11:02laundromat YouTuber who that's their
- 11:04whole premise is nobody will sell a
- 11:07profitable laundromat. So, tell me tell
- 11:09me what's going on with the seller. Why
- 11:11did they sell it to you? The seller was
- 11:14not it was not on the radar for him to
- 11:16sell at all.
- 11:17His wife was running the establishment,
- 11:20and then he was doing other business
- 11:21ventures. But he got to a point where he
- 11:24was going to be running for a political
- 11:25office, and he knew that going into that
- 11:28political office, he would not him and
- 11:31his wife they would not have time for
- 11:33the operation. So, when I tell you it
- 11:35was just being at the right place at the
- 11:37right time,
- 11:40it couldn't get it couldn't align better
- 11:42than that.
- 11:44Yeah. Well, listen, that's a new one for
- 11:46me. I haven't heard [clears throat] I
- 11:47haven't heard I've heard lots of reasons
- 11:49like legitimate reasons why people sell
- 11:51profitable well-run laundromats. Running
- 11:54for political office is new one for me.
- 11:55>> political office and would not have any
- 11:57more time for it.
- 11:58>> Yeah. Do you know, just out of
- 12:00curiosity, do you know if you won?
- 12:03Um the political So, he was previously
- 12:05in office, so he had been in office for
- 12:08Louisiana before, but he was going for a
- 12:10bigger title and he said if he wouldn't
- 12:12do that title, he would retire. So, he
- 12:14ended up not getting it, but it's still,
- 12:17you know,
- 12:19Okay.
- 12:19>> still his his wife is currently running
- 12:21for a position right now, so they're
- 12:22still Oh, man. Power couple over there.
- 12:25>> Power couple over there, that's right.
- 12:26>> Yeah. Yeah. Okay. Cool.
- 12:29Uh all right, so when you when you found
- 12:31this, I mean, you said you sat down with
- 12:33them and chatted with chatted with them
- 12:35about the business. I mean, can you just
- 12:36tell me about that? I think a lot of
- 12:38people are that would be very scary for
- 12:40a lot of people
- 12:42sit down with an owner and and chat with
- 12:45them about their business about buying
- 12:46their business. Yeah. Can you tell me a
- 12:48little bit about that?
- 12:49Those conversations that you had with
- 12:51them? Yeah, it was funny because um
- 12:54I put my number on the letter and the
- 12:56first thing he asked
- 12:58in a text message was, "Are you a real
- 13:01person?"
- 13:02Like, what?
- 13:03>> [laughter]
- 13:04>> And then the next question was, "Are you
- 13:06a broker?" No, sir, I'm just an
- 13:08individual looking to get, you know, I
- 13:10told basically told him where I was
- 13:11coming from and what I wanted to do. So,
- 13:14then we decided to have a sit down at
- 13:16the laundromat.
- 13:17>> [clears throat]
- 13:18>> And he just, you know, he told me about
- 13:20himself. He My son was with me. He was a
- 13:22few months old, like probably maybe six,
- 13:24seven months at the time. So, my son was
- 13:26there, my fiance was there, and we all
- 13:28sat down and had a conversation about
- 13:31like how serious we were. Like, we're
- 13:33ready to start this and you know,
- 13:35willing to learn
- 13:37and
- 13:38do whatever it takes to make sure that
- 13:40this is a good operation.
- 13:42Yeah.
- 13:44Yeah.
- 13:45And
- 13:46uh
- 13:47you know, it's it's funny cuz
- 13:50you know,
- 13:51a lot of people want to do they they
- 13:54want a business and they want to do like
- 13:56it's it's relatively easy. I mean, it's
- 13:58super easy to sit on
- 14:00you know, sit on the couch in your
- 14:02underwear at home and scroll through
- 14:04BizBuySell and whatever
- 14:07uh trying to find a business. It's
- 14:09pretty easy to send letters out. It's a
- 14:11little more effort, but it's pretty easy
- 14:12to do that, right? It's pretty easy to
- 14:14shoot off emails to brokers. But
- 14:19for a lot of people, it's it's tough to
- 14:21go meet somebody in person for whatever
- 14:23reason and
- 14:25have those face-to-face conversations,
- 14:26but that's where deals are made a lot of
- 14:28times is if you can have those
- 14:30face-to-face conversations.
- 14:32Uh that really gives you a huge edge uh
- 14:36over,
- 14:37you know, uh
- 14:39people who are trying to do this on
- 14:41scale. Even people who hire us to do it,
- 14:43a lot of times we can't meet
- 14:44face-to-face when we're doing it for
- 14:46people. Uh
- 14:47we can't meet face-to-face. That's a
- 14:49huge advantage uh to do that. So, we're
- 14:51out there struggling trying to find
- 14:53laundromats for sale. That face-to-face
- 14:55is uh super valuable. Yeah. Makes a big
- 14:59difference.
- 15:00Uh okay, so after that first
- 15:02conversation, were you like, "Hey, this
- 15:03is the one?" or
- 15:05you know, how did you know like, "Okay,
- 15:07I want to try to buy this laundromat?"
- 15:10Yeah, it just made sense. Uh the numbers
- 15:12made sense. Being on like 10 minutes
- 15:15away from the house, that made sense.
- 15:17The the equipment was in such great
- 15:19condition.
- 15:21Yeah. It just everything made sense
- 15:22compared to the other ones that was
- 15:24beautiful.
- 15:26Yeah. Cuz I would consider some of the
- 15:28other ones I'll consider almost zombie
- 15:30mats. It It just was a lot going on that
- 15:33needed to be repaired.
- 15:35Yeah.
- 15:37Yeah. Well, that's a huge advantage,
- 15:39right? And you know, I talk a lot about
- 15:41you can you can buy these things.
- 15:42There's like a scale, right? Of like
- 15:44zombie mat
- 15:46to turn key. And depending on what
- 15:48you're looking for, you can be kind of
- 15:49anywhere on the scale. There's no right
- 15:51or wrong necessarily. Mhm. Uh but you do
- 15:54want to align that with your with your
- 15:56goals. Uh
- 15:58there. And so, it sounds like you were
- 15:59more on the turn key side of things.
- 16:02>> Yeah. Mhm. Uh for sure. Yeah, but I was
- 16:04still working full-time. So, I just
- 16:06needed something that was already
- 16:07generating income, but I could still go
- 16:09in there and be present and uh you know,
- 16:12expand or so that was the main thing
- 16:14also was
- 16:16can this be expanded?
- 16:18Yeah.
- 16:19I I don't want to jump ahead too far,
- 16:22but are you I mean, are you still
- 16:23working full-time?
- 16:25I'm working full-time, but as my own
- 16:27boss. So, Hey.
- 16:29>> alongside of the uh laundromat, I'm also
- 16:31in insurance. Nice. Yeah. So, I do both.
- 16:35>> Thank you.
- 16:36>> Building building your own thing over
- 16:37there. I like it. I like it.
- 16:40Yeah. Okay. Cool. Uh all right. Jumping
- 16:42back. Um okay. So, you you were like,
- 16:44"Hey, this makes sense. This is a
- 16:46uh a business that I think I can wrap my
- 16:48head around." Um did you do like due
- 16:52diligence on this thing?
- 16:55Uh
- 16:56okay. What did that look like?
- 16:58I'm just so glad that the laundromat,
- 17:01the previous owner was big into his
- 17:04financials.
- 17:06So, all the profit and loss statements,
- 17:08everything that he had was
- 17:11like on key.
- 17:14He had everything organized very well.
- 17:16So, it was a lot It was easy to do like
- 17:18the portions that you didn't have to be
- 17:19at there present for. It was easy to do
- 17:22a lot of the
- 17:24you know, numbers that he had provided
- 17:26and figured out that it was a good deal.
- 17:29And then
- 17:31just sitting down watching customers and
- 17:33watching how the location ran and
- 17:36how many washes I tried my best to do
- 17:38that one how many washes Charles per
- 17:40day, but
- 17:42yeah, the diligence it was
- 17:44it was pretty good. What are you saying?
- 17:46>> Yeah, it went pretty smooth, huh? Yeah.
- 17:48And then I mean it sounds like this is
- 17:50the case, but when you when you finally
- 17:52did take over, did everything check out?
- 17:54All the numbers seem to be correct?
- 17:57Yeah, everything checked out pretty
- 17:59good. Yeah. Good. Good. Good. Uh okay,
- 18:03so when you took over, I mean did you
- 18:05have to do anything to the place at all
- 18:07or it was mostly turnkey? You just kind
- 18:08of took over and kept running it. I know
- 18:10you kind of alluded to growing the
- 18:12business and Yeah, it was it wasn't
- 18:14anything like taking away. It was more
- 18:16so just adding.
- 18:18Yeah. Okay. Well, let's talk about that.
- 18:20What did you What did you add?
- 18:23Uh first thing was a point of sale
- 18:25software. So, we
- 18:27curbside. Okay. And I knew that was
- 18:30going to be the foundation of you know,
- 18:32growing our wash and fold and growing
- 18:34the pickup and delivery and dry cleaning
- 18:37services.
- 18:39So, point of sale came first. Okay. Van
- 18:42came shortly after.
- 18:44And
- 18:45yeah, we started um
- 18:48offering it started just as people
- 18:51coming in wanting to drop off their
- 18:52clothes
- 18:53while everything was still being built
- 18:55out curbside. So, once everything was
- 18:57all curbside, we started promoting the
- 18:59pickup and delivery.
- 19:02And um
- 19:04yeah, we added toy machines for the
- 19:07kids, the toy claw machines.
- 19:09Took out the We had like a third-party
- 19:12vending to bid out and did our own
- 19:15vending.
- 19:17And I want to say, yeah, that's a ball.
- 19:19Just love it, yeah.
- 19:20>> Yeah, okay. So,
- 19:22uh
- 19:23I you know, adding drop-off and pick-up
- 19:26delivery, uh that's getting more and
- 19:28more popular these days. But, it's I
- 19:30know for a fact personal experience,
- 19:33it's not easy to do that. So, what was
- 19:37your I mean, it sounds like you got the
- 19:38POS system, you got the van pretty
- 19:40quickly. Mhm. Um what was the strategy
- 19:43to grow
- 19:45those two like the drop-off or the wash
- 19:47and fold and pick-up and delivery sides
- 19:49of the business? Yeah, we tried a few
- 19:51things. Uh we tried Facebook ads, meta
- 19:55ads.
- 19:57Um also did the mailers with the post
- 20:00office.
- 20:02And that got us a few customers.
- 20:04What I noticed over time was
- 20:08the the biggest contributing factor was
- 20:11networking. So, myself getting out
- 20:14there, joining different networking
- 20:15groups, letting people know what I did,
- 20:17gaining trust.
- 20:19And the referrals from networking group
- 20:21that I have been like really solid.
- 20:25And also, this is a side note, Mhm. in
- 20:29order to gain a stable income
- 20:32so that we could have time to focus on
- 20:34growing, I had learned while I was in
- 20:36the process of learning about
- 20:37laundromats, I was also learning about
- 20:40government contracts.
- 20:42So, uh
- 20:44we landed a government contract, turned
- 20:46into a six-year contract that we're
- 20:48currently still in right now.
- 20:50So, the income from washing those linens
- 20:52is a navy base. So, washing the linens
- 20:55for a navy base have been like just good
- 20:58solid income so that we could continue.
- 21:00We don't have to stress about money, we
- 21:02could stress about growing and getting
- 21:03ourselves out there.
- 21:05Yeah.
- 21:06Yeah, that is I I think that's an
- 21:09underutilized
- 21:11uh area business for a lot of people
- 21:13doing wash and fold or pick up a
- 21:15delivery. Uh those government contracts
- 21:18uh are they're just super solid, right?
- 21:20Cuz you know you're going to get paid.
- 21:21Yeah. They're going to come over at
- 21:23consistently. They typically,
- 21:26you know, pay decently. Uh
- 21:28and it's really solid really solid base,
- 21:31definitely underutilized. How did you
- 21:33end up finding that government contract?
- 21:35Just learning that there was another
- 21:36course that I took. So, I learned how to
- 21:38do it, learn how to search for these
- 21:40contracts. And the contract isn't even
- 21:42in Louisiana. It's right there in
- 21:44Mississippi, which is like 45 minutes
- 21:47where the laundromat location is. But,
- 21:50you're still able to do it because it's
- 21:52not far away.
- 21:54So, uh yeah, finding it finding the
- 21:56contract was a matter of
- 21:58knowing how to fill out the information
- 22:00needed.
- 22:02And yeah, it was a bid and we won the
- 22:04bid.
- 22:06Dude, has that been a good Has that been
- 22:09a good thing? Are you still happy you
- 22:10did it? I mean, you're in it for 6
- 22:12years, so it doesn't matter if you're
- 22:13happy or not.
- 22:16>> [laughter]
- 22:17>> And you know, when whenever the
- 22:18government shuts down, that's the only
- 22:20time where things get a little uh funny,
- 22:22but you know that the money's coming in.
- 22:24You know it's going to be there
- 22:25consistently. So, it just takes a lot of
- 22:28weight off. You know, all you The thing
- 22:30that you have to worry about is making
- 22:31sure that your staff so that you could
- 22:34service the contract. Yeah.
- 22:37Yeah, are you um are you doing mostly
- 22:40commercial, mostly residential, both?
- 22:43>> blend of both. I would like to uh
- 22:46grow commercial more and get more
- 22:48commercial clients. My fiance is like,
- 22:50"No, let's go for Let's go for the
- 22:52residential." Like, "No, but we'll split
- 22:55in the household between commercial and
- 22:56residential on who we should go for."
- 22:58Yeah. Sounds like uh Sounds like a good
- 23:01friendly competition's in order to see
- 23:03who can grow their side of the business
- 23:05better.
- 23:06Send them on the residential and you do
- 23:07the commercials. That's right. Yeah.
- 23:10Yeah, yeah.
- 23:11Yeah, no that's awesome.
- 23:13Do you
- 23:15You may not know this at this point, but
- 23:18do you have any sense of like
- 23:20how long it took you to start ramping up
- 23:23this business? I know starting from
- 23:24scratch can be difficult and you're not
- 23:27always making money right away.
- 23:29It can take a little time. I mean, do
- 23:30you have any sense of like that ramp up
- 23:33period?
- 23:34Um, I would have to go back and look at
- 23:36my Curbside Software to see cuz I know
- 23:39that it had different charts, but I
- 23:41would say on a personal side of things,
- 23:43I would say probably
- 23:454 to 6 months just to see some some
- 23:50flowing, some upward movement. Yeah,
- 23:53okay. I mean, no that's helpful
- 23:55you know, again like
- 23:58Yeah, I talk to people all the time who
- 23:59are trying to start pick up delivery or
- 24:01drop off service and you know, a lot of
- 24:03times they're starting from scratch and
- 24:06either they're doing the work and
- 24:08they're just getting tired cuz they've
- 24:09been doing it for 2 months and haven't
- 24:11really got a whole lot of traction or
- 24:13they've been paying somebody
- 24:15to help them
- 24:17you know, like like attendance and stuff
- 24:19that they weren't normally paying for
- 24:22and so it's costing them money, you
- 24:24know, and they get to the point where
- 24:25it's like 2, 3, 4 months in and they're
- 24:27like, I don't know if this is worth it,
- 24:29right? But it does take some time. It's
- 24:31one of those things where
- 24:33you know, you get a lot of times unless
- 24:36you can find like a big government
- 24:37contract or something like that early on
- 24:39or first client or something.
- 24:41A lot of times it's like the orders kind
- 24:44of trickle in and then this the flow
- 24:46gets a little
- 24:48little fuller and then a little bit more
- 24:49and a little bit more and then all of a
- 24:51sudden you're off to the races.
- 24:53And the big thing is people just don't
- 24:55know that you're there. Like once people
- 24:57know that you're there
- 24:58and this is you know you're saving them
- 25:01time by doing their laundry, they're
- 25:03throwing money at you. It's just about
- 25:05[clears throat] getting yourself out
- 25:06there and letting people know you exist.
- 25:08And I would say just you know to cut
- 25:10your time cut off the time that it takes
- 25:12to get to these places. I would say go
- 25:14straight into networking.
- 25:16Find you some networking groups. Yeah,
- 25:19well yeah, can you talk about that? I
- 25:20mean because you mentioned that a couple
- 25:21times now like what who are you
- 25:22networking with? It's other business
- 25:24professionals. Yeah, it's all just
- 25:26business professionals and it's
- 25:28the group that I'm in is called Causeway
- 25:30Collective and it's
- 25:33per industry one person. So there's
- 25:35there will be no other like if you could
- 25:37find one that way you would be the only
- 25:38laundromat
- 25:40in that group. And then you would just
- 25:41share connection. Like if somebody needs
- 25:43a realtor
- 25:44you would share that connection. If
- 25:46somebody needs a mortgage lender, you
- 25:47would share that connection. So it's
- 25:49just a network of people that you're
- 25:51connecting with.
- 25:52Yeah. No, that's that's a superpower.
- 25:55I'm I'm all about being a part of good
- 25:57networks and stuff. And my guess is
- 26:01is that if you find you know a group
- 26:03like that there's a really good chance
- 26:05they don't have a laundromat in there
- 26:07already. So my guess is you got a good
- 26:08shot of being that one laundromat
- 26:10representative. Yeah. Yeah, in there.
- 26:13We're not we're not well known for
- 26:16our networking in our industry really.
- 26:19Yeah, but it's yes, you know, definitely
- 26:21valuable.
- 26:22Yeah, that's I mean it sounds like
- 26:25sounds like it's been a good a good win
- 26:28for you.
- 26:29On the residential side are you mostly
- 26:31getting clients from like the meta ads
- 26:34and the the flyers and stuff?
- 26:36Actually word of mouth right now.
- 26:39So right now people are telling other
- 26:41people about it and they're like oh this
- 26:42service is so great and then their
- 26:44friends want to try it. So that's why
- 26:45we've been getting a lot of traction as
- 26:47of right now. So currently we don't have
- 26:49any ads running.
- 26:51Just word of mouth.
- 26:53Nice. Nice. Okay.
- 26:55Um
- 26:57Uh random random question I just thought
- 27:00of right now on your
- 27:02van, did you did you wrap it?
- 27:05The first van was wrapped. Okay.
- 27:08>> This this van Okay, let me tell you a
- 27:10bad story.
- 27:12Okay. So, just wanting to start out um
- 27:16in the pickup and delivery got a little
- 27:18small van. You know,
- 27:21I don't It's like a little utility van.
- 27:24But, quickly learned
- 27:26that we need to get a van that's big
- 27:29enough to hold these commercial size
- 27:30bins that you see for hotels and and the
- 27:35government contract, we needed these
- 27:37something big enough to hold these
- 27:38industrial size bins.
- 27:40So, we quickly had to sell the smaller
- 27:44van and get the bigger van.
- 27:47Uh the bigger van is currently not
- 27:48wrapped.
- 27:49But, I say for my zone because that's
- 27:52great. We did have the smaller van
- 27:53wrapped and it was great marketing.
- 27:55Yeah, I was going to say did you did you
- 27:57see any like customers come in from or
- 28:00calls come in from that wrap?
- 28:02I'm not sure how many came in. They they
- 28:05they never told me and I never asked
- 28:07like how they So, um
- 28:09I know that it was good to see it like
- 28:11you could see everything you need to
- 28:13see. But, I would recommend it to
- 28:15anybody and there's somebody with the
- 28:17curbside software. He makes videos as
- 28:20well. He talks about the power of having
- 28:22having everything wrapped and how to
- 28:24wrap it to get the best return. Yeah.
- 28:28>> So, I would say 100% yes. And I plan on
- 28:31it. Yeah, yeah, yeah. Yeah, I mean I I
- 28:34definitely recommend it as well. We
- 28:36definitely see results from having
- 28:38uh the wrapped vans and Mhm. Yeah, you
- 28:41said it's just good It's just good
- 28:42advertising and you know, when you're
- 28:44when you're doing those drop-offs and
- 28:46those pickups
- 28:48it's the people in the neighborhoods
- 28:49that are seeing your van there being
- 28:50like, wait, they're getting their
- 28:52laundry done, you know, like, ah, yeah.
- 28:55Okay. And and even like driving around
- 28:58hearing from business owners that are
- 29:00see your stuff. You can hit a you hit a
- 29:02business owner right when they have a
- 29:04need. You know, they run into your van
- 29:06and and that's a customer coming in
- 29:08there for you. Okay.
- 29:10Yeah. Okay.
- 29:12Uh so, okay, so you bought this
- 29:14laundromat and you started
- 29:19uh the the drop-off and pick-up and
- 29:23delivery. Are you operating out of that
- 29:25office, that side office?
- 29:27Uh mostly. I don't have to be there
- 29:29often because I have an attendant that's
- 29:31on site. So, I'm going to still check on
- 29:33it, you know, multiple times a week, but
- 29:36she literally has it down pat.
- 29:39So, my office I put I do a lot of things
- 29:42from home, but she
- 29:44when I tell you to have the right people
- 29:46in place,
- 29:47that's so very important.
- 29:51Because they help you, you know, keep
- 29:52everything flowing smoothly.
- 29:55Okay, well, you brought it up, so how
- 29:57did you find the right person? I mean,
- 29:59that is like the the trick, right?
- 30:01That's the question of all trick
- 30:02questions. If you can answer that one.
- 30:04Yeah, like I said. Mhm. You have to look
- 30:07in your own network.
- 30:09It didn't happen to be a family member
- 30:11and she
- 30:12she was a stay-at-home mom
- 30:14and she was ready to get out there,
- 30:15ready to start earning her own money.
- 30:18So, it's just really looking at you for
- 30:20looking your own network and find but
- 30:22very valuable people.
- 30:25Yeah.
- 30:27Yeah, and you know, and in the I think
- 30:30that, you know, one one of the
- 30:32philosophies that I that kind of
- 30:33undergirds what I do is
- 30:36you know, good people hang out with good
- 30:37people, right? And so,
- 30:39if you're a good person, which you
- 30:41obviously are, uh you're going to be
- 30:42hanging out with good people, so your
- 30:43network is a huge opportunity there.
- 30:47Um and then also, uh
- 30:49you know, the network of your laundromat
- 30:51can be a great place to look uh as well.
- 30:54Yeah.
- 30:55Um and then, you know, one thing I say
- 30:57to you is like once you find one good
- 31:00attendant,
- 31:01use their network because good people
- 31:03hang out with good people, right? If
- 31:05they're good If they're a good
- 31:06attendant, they're a good employee,
- 31:08Yeah.
- 31:09they're going to most likely know some
- 31:10other people who might also be good
- 31:12employees uh Mhm.
- 31:14with them, so yeah. Okay. So, you're
- 31:17working with one attendant right now, is
- 31:18that Is that the
- 31:20um the staff, you and an attendant?
- 31:23Yeah, that's one but we have a driver as
- 31:25well, and then we have another uh family
- 31:27member that comes in and she helps with
- 31:29the government contract.
- 31:31Oh, nice.
- 31:32>> in at work time. Yeah, yeah.
- 31:35How often is that government contract uh
- 31:37How often are you doing orders for them?
- 31:39Yeah. We're picking up and delivering
- 31:41twice a week. So, when we pick up, we
- 31:43deliver it in the same uh
- 31:45Well, well, you know, flip-flops. So, if
- 31:46we're dropping off something up, we'll
- 31:47be picking something.
- 31:49Yeah. So, yeah, twice a week.
- 31:51Yeah. Yeah, that's
- 31:53That's incredible. That's incredible.
- 31:55>> Yeah.
- 31:56Um okay, so
- 31:58I mean, first of all, big theme
- 32:00happening here is network.
- 32:02Mhm. That's a big theme
- 32:05of this episode uh for sure.
- 32:08Um

- 32:09>> When When you hired uh
- 32:13When you hired all these people, how did
- 32:15you train them? How did you let them
- 32:18know like here's what I need you to do,
- 32:20here's how I need you to do it? Did you
- 32:22just go on YouTube and find your own
- 32:24videos and like here's how to
- 32:26do it, or what was that like?
- 32:28Yeah, showing them basically how to use
- 32:30the software and showing them each step
- 32:33cuz she uh she was
- 32:35the person who uh is our attendant,
- 32:37she was previously doing laundry for a
- 32:41gym. So, she knew, you know, the gist of
- 32:43how things needed to be done and
- 32:45[clears throat] uh so, we just showed
- 32:46her
- 32:47how to use the software and then pulled
- 32:50up some really good videos on how to
- 32:52fold
- 32:53to keep a consistent fold.
- 32:56So, it's just a combination of yeah,
- 32:59using the software and then training
- 33:02on folding. Yeah. Yeah, what I wish is
- 33:05the big, you know, the big
- 33:06time-consuming
- 33:08uh part of laundry is the folding.
- 33:10>> Yeah. And it's also like the final
- 33:12product, right? The presentation Mhm. of
- 33:15how it goes, so.
- 33:16Uh okay, so I should ask you this
- 33:19earlier, actually, but you mentioned
- 33:21um that you're working full-time and now
- 33:24you're working full-time for yourself.
- 33:26Mhm.
- 33:27When did that transition happen?
- 33:30Uh how long did that take after you
- 33:31bought the business, do you know?
- 33:34I'll say so, the transition to full
- 33:37entrepreneurship
- 33:39happened
- 33:40I want to say last January, January
- 33:442025.
- 33:46So, I'm I'm about a year in.
- 33:48Nice. Yeah.
- 33:49>> Yeah, congrats. Thank you.
- 33:51>> Uh I mean, that's that's so many people
- 33:54are trying to do exactly that. Like,
- 33:56you're living the dream
- 33:58uh of so many people and I say that
- 34:00knowing that entrepreneurship also is
- 34:03not easy and
- 34:04>> [laughter]
- 34:05>> it's
- 34:05probably more work than just having a
- 34:07regular job a lot of times.
- 34:11Were you Did you start the
- 34:15the drop-off, the pick-up and delivery?
- 34:16Did you start that while you were still
- 34:18working or how did you manage How did
- 34:21you manage that?
- 34:22Yeah, started it while I was still
- 34:24working. So, my work schedule at the
- 34:26time I would work 2 days and I'd be off
- 34:282 days and then it would flip-flop 3 and
- 34:302.
- 34:32So, on those days off, I was grinding. I
- 34:33was at the laundromat, getting things
- 34:36running, getting things flowing.
- 34:38And yeah, I didn't take I don't have to
- 34:40take any time off of work. Just made it
- 34:42happen. Just kind of grinding a little
- 34:45bit.
- 34:45>> Yeah, and that's what it takes a lot of
- 34:47times. You know, a lot of people they
- 34:49want to buy a business or a laundromat,
- 34:51and they want it to be, you know,
- 34:53hands-off or they want it to
- 34:55replace their income and for it to be
- 34:57hands-off, which obviously like it can
- 35:00maybe not totally hands-off, but uh you
- 35:02know, it can give you a lot of flexible
- 35:04time, right? And and you can leave your
- 35:07job uh by owning a business like a
- 35:10laundromat or a couple laundromats.
- 35:12Um but a lot of [clears throat] times
- 35:14there's
- 35:15you know, unless you're coming with a
- 35:17bunch of capital up front, you're just
- 35:18buying all the cash flow, um a lot of
- 35:20times there's that period where you got
- 35:22to grind, you know, and I I look at
- 35:25you know, all the other people that I
- 35:26know of that have podcasts and or even
- 35:29just come on this podcast,
- 35:31and and thinking about their stories and
- 35:33my own story, there was a period of
- 35:35grinding to make it
- 35:38to to build the life that we're trying
- 35:39to build. It doesn't just happen unless
- 35:41you already happen to have a whole bunch
- 35:43of money to buy that life. You got to
- 35:45make it happen, and
- 35:46>> Oh. I am assuming
- 35:49uh maybe I shouldn't assume. I'll just
- 35:51ask you like
- 35:52>> Mhm. How was it difficult to do that? I
- 35:55mean, you're kind of pulling double duty
- 35:56and you're a mom and you know, kind of
- 35:58all that. Was that
- 36:00difficult?
- 36:01I wouldn't say it was difficult. It was
- 36:03a little nerve-racking, but I mean, I
- 36:06feel like once you have the fire lit
- 36:07inside you to get something done, then
- 36:09it's by any means necessary.
- 36:12So, I wouldn't call it difficult. I just
- 36:13like, "Hey, I'm doing what I have to
- 36:15do." Yeah.
- 36:16>> So. Yeah.
- 36:17>> Yeah. I want to put this on the record
- 36:19cuz I know a lot [clears throat] of I've
- 36:20seen it a lot online. Uh laundromats are
- 36:23not passive, guys. That's right. That's
- 36:27right. You're not. So, if you want
- 36:29something, you know, anything in
- 36:32business, if you want something to grow,
- 36:33you have to really be there for it.
- 36:35Can't It's not going to grow itself.
- 36:38Yeah.
- 36:39Yeah, and that's that's uh one of the
- 36:42like
- 36:43unfortunate appeals of this industry.
- 36:45It's been sold as being passive for
- 36:47decades, I think. Um
- 36:50but it's a big part of the reason why we
- 36:52have all these rundown laundromats, too.
- 36:55Yeah.
- 36:55>> People been running them passively for
- 36:58forever.
- 37:00Yeah, and and the industry's changed.
- 37:01The business has changed. You got people
- 37:03like you coming out here who've got a
- 37:05passion for the industry, who've got a
- 37:07strong motivator of wanting to
- 37:10you know, have some flexible time for
- 37:12your family and
- 37:13um to be your own boss and that kind of
- 37:15thing and
- 37:16you know, you're running your business
- 37:17like a business, right? And so, if
- 37:20you're trying to be as hands-off as
- 37:21possible,
- 37:23you know, you're not running your
- 37:25business like a business, but you're
- 37:26competing with the Alyssas of the world.
- 37:29Right. Um and it's not going to end well
- 37:31for you cuz Alyssa's
- 37:34dominating right now.
- 37:35>> [laughter]
- 37:36>> Dominating.
- 37:37Trying.
- 37:38Yeah. Yeah, yeah, yeah. Um okay, so you
- 37:41you you were grinding a little bit,
- 37:43working your job and running a business.
- 37:46And then when did the insurance thing
- 37:48come in? Did that happen right when you
- 37:50quit or was it before that, also?
- 37:53Yeah, so
- 37:54another back story.
- 37:56Before the insurance, uh I have two
- 37:59business partners that is separate from
- 38:01the laundromat. We do uh real estate.
- 38:04So, one of my business partners was very
- 38:07passionate about, you know, getting an
- 38:09insurance agency.
- 38:11And asked if we would all board to to do
- 38:14the same. So, this is a totally new a
- 38:16new industry for me.
- 38:18Okay.
- 38:18>> And I'm I'm learning a lot
- 38:20in that as well, but off of his dream,
- 38:24um, we said, "Yeah, let's go for it."
- 38:26So, we ended up offloading a lot of our
- 38:28real estate to make way for the
- 38:31insurance.
- 38:33So, once the the insurance agents, you
- 38:35know, once it was time to start, then I
- 38:38knew that the job had to go.
- 38:41Yeah.
- 38:42So, it was just like a quick transition.
- 38:45Yeah, tough to tough to get a a new
- 38:48venture off and learning curve with it
- 38:50and
- 38:51if you're offloading real estate to to
- 38:53make this get this thing off the ground,
- 38:55like it's a big deal. You got to Yeah.
- 38:56focus on it. Was that back in January
- 39:002025 or did that happen more recently?
- 39:02Yeah, that was January 2025. Okay. Yeah,
- 39:05so that's when you jumped. How's the
- 39:06insurance thing going so far? It's going
- 39:08well. Is it?
- 39:09>> This is a busy month for insurance.
- 39:11Yeah.
- 39:12>> It's going really well.
- 39:14Yeah, good good good. Love to hear that.
- 39:16Um, okay, so I'm curious, what is what's
- 39:19in store for you? Are you still focusing
- 39:23on growing your existing business or you
- 39:25looking for
- 39:26another one or more or what's any any
- 39:29plans and goals? Yeah, uh, my goal is to
- 39:33have the laundromat, the current
- 39:35location, operating 24/7, right? And not
- 39:39open to the public 24/7, but machines
- 39:41turning 24/7. So, I would like to have
- 39:44the residential, um, and the commercial
- 39:47and whatever other contracts
- 39:49have it enough to where it's running
- 39:5224/7 and we hit capacity. And once we
- 39:54hit capacity, then I'll be ready to
- 39:56transition to another location because
- 39:58we don't have a choice, you know? That's
- 40:00right. That's the goal. It's just to
- 40:02build it to where, you know, it it
- 40:05reaches a cap.
- 40:07Do you have a Do you have a bold
- 40:09projection on how long that'll take you
- 40:11to get there?
- 40:12I don't think it's going to take all.
- 40:14I I think it's going to take I don't
- 40:16know. I might you know. That's what I
- 40:18like to hear. But I don't think it's
- 40:19going to take long. So, I'll give it
- 40:21I'll give it a year, year and a half.
- 40:23Okay. Okay.
- 40:25And uh and are you
- 40:27I mean, the you have the insurance thing
- 40:29going right now, too. I mean, still
- 40:33laundry is is a focus for you?
- 40:37Or are you feeling like
- 40:40maybe you're going to focus more on
- 40:41insurance or I mean, it sounds like
- 40:43you're you're still pushing on the
- 40:44laundry thing. Oh, yeah. The laundromat
- 40:46is my baby. Yeah. [laughter]
- 40:49You know, growing and growing my baby.
- 40:51So, even though
- 40:53it's it goes back to having the time
- 40:55freedom, right? So, I could hop online
- 40:57with
- 40:58with the insurance. We do have people
- 41:01that work for us. So, they're basically
- 41:03running the show and then we're there to
- 41:06step in as needed. But having the time
- 41:08freedom so that I could focus on
- 41:11my laundromat, you know, it makes a
- 41:13difference. Yeah, it wouldn't be able to
- 41:16It'll be different if I was working in
- 41:18corporate America. It'd be a lot
- 41:20different. But having that ownership
- 41:22allows that flexibility.
- 41:24Yeah.
- 41:25Yeah, definitely. And that I mean, that
- 41:27flexibility is really what it's about,
- 41:29right?
- 41:30Uh
- 41:31having having a say of
- 41:33how to spend your time, when to spend
- 41:35your time.
- 41:36Um
- 41:37are you
- 41:39uh how much how uh how much are you
- 41:42working in
- 41:44in the laundromat or like doing
- 41:46laundromat related stuff
- 41:48like weekly on average?
- 41:50Weekly on average, I'll say
- 41:54about
- 41:5514 to 16 hours. Okay.
- 41:58>> So, yeah, I could go in the location and
- 42:00and, you know, just make sure everything
- 42:02looks good.
- 42:03Uh go and visit with my my tenants and
- 42:06then just make sure the operations
- 42:07running smoothly, but they pretty much,
- 42:09you know, take care of the store itself.
- 42:12And then I do the the back end stuff,
- 42:15the financial things, talk with my tax
- 42:18people, just making sure that the back
- 42:19end stuff is what is running well,
- 42:21making sure that everything is stocked
- 42:22up. So, it's just
- 42:25you know, if you have Like I said, if
- 42:26you have the right people, it makes
- 42:28things go smoothly, but you still have
- 42:29to be there. And you're still going to
- 42:31get calls, you're still going to have,
- 42:33you know, if you're if you're dealing
- 42:34with customers directly, you're still
- 42:36going to get calls from customers. So,
- 42:38just be ready for all of that.
- 42:40Yeah. Yeah, yeah.
- 42:42Working with the public is special
- 42:44privilege, you know, that we get.
- 42:47Yeah.
- 42:47>> Special, special. Yeah. Uh yeah, and uh
- 42:51I mean, listen, 14 to 16 hours
- 42:54is not
- 42:55very much It's not very much, right?
- 42:58Uh
- 42:59which is great. And to have a growing
- 43:01business and one that you think is going
- 43:03to continue growing,
- 43:05uh and maybe even reach capacity, Mhm.
- 43:07you know, uh
- 43:09you know,
- 43:10maybe even quicker than you think.
- 43:11That's what I think. Uh cuz I see I see
- 43:14your your passion and your you're smart.
- 43:17You're doing things uh right. You've got
- 43:19good people in place and
- 43:21and making it happen.
- 43:23Um
- 43:25you know, if you're if you're
- 43:28uh thinking, "Hey, capacity
- 43:30is in like year year and a half."
- 43:33I mean, I think you're probably 6 months
- 43:35to a year from starting to look for that
- 43:36next location. Well, that's very
- 43:38exciting. Uh
- 43:40uh
- 43:41uh that is exciting.
- 43:43>> brush up on these letters. That's right.

- 43:47updated. Get them updated. Yeah. Uh
- 43:49that's funny. Well, I found too that um
- 43:51and I'll be interested to see uh we'll
- 43:53do this again for sure, but uh I'll be
- 43:55interested to see for you if this is
- 43:56true, but I've seen this for me myself
- 43:58personally and also for a lot of clients
- 44:01that once you already own one, that
- 44:03second one tends to come easier.
- 44:06And especially
- 44:08if you're a good networker, which it
- 44:09sounds like you are,
- 44:11um that that network [clears throat]
- 44:13tends to
- 44:14work for you once you already have one
- 44:16cuz now you're an experienced owner and
- 44:19just opportunities open up for you
- 44:21uh when you have it. So, I find it
- 44:22easier.
- 44:24What's funny is the uh previous owner,
- 44:26we're still in contact. So, every now
- 44:27and then he'll send me a location that
- 44:29he's called calls. So, I'm like, "Oh,
- 44:31okay." See? Yeah, see?
- 44:33This is what happens. You know, once you
- 44:35have like once you break the threshold
- 44:37of getting your first location,
- 44:39the opportunities just really start
- 44:41flowing in.
- 44:42Yeah. Well, it sounds like you found a
- 44:44home run deal on this one. Um but I
- 44:47actually think that you don't have to
- 44:49find a home run deal. I mean, obviously
- 44:51like hey, if you find one, awesome. Like
- 44:54run with it, right? Do what you're doing
- 44:56with it. But if you get just a base hit
- 44:58deal, a base hit laundromat deal is
- 45:00still a pretty solid business to give
- 45:02you cash flow. It's going to give you
- 45:04time freedom.
- 45:06And it's going to give you that
- 45:07experience to where that second one you
- 45:09can actually, you know,
- 45:12stretch for a double or a triple or a
- 45:14home run uh because those deals come a
- 45:16little bit easier uh once you get that
- 45:18first one and you know a little bit more
- 45:21and you know, you got a little bit of a
- 45:22sense of
- 45:24what to do with the business once you
- 45:25take over. So,
- 45:27um you know, the the odds stack in your
- 45:29favor. So, if you're out there trying to
- 45:31find your first laundromat and you're
- 45:32being super duper picky cuz you're
- 45:33looking for a home run, I might advise
- 45:36you to maybe loosen
- 45:38just a little bit. You know, don't don't
- 45:40sign up on a bad deal, but loosen a
- 45:41little bit uh the criteria and and get
- 45:44yourself a base hit and get a little
- 45:46experience under your belt and
- 45:48I bet you'll see
- 45:49that second one could come pretty quick
- 45:51if you want it to.
- 45:52I've seen it happen a bunch of times.
- 45:55Um awesome. Okay, so I got a couple uh
- 45:58last questions for you. Uh number one,
- 46:03put yourself back in the newbie shoes.
- 46:06Somebody looking for that first
- 46:07laundromat. I just gave them some a
- 46:09little bit of advice. Hopefully it's
- 46:11good, but I don't know. Uh, what's your
- 46:13best piece of advice for somebody
- 46:16looking to buy their first laundromat?
- 46:18I would say, you know, start thinking
- 46:21about your financials now.
- 46:24You don't want to, you know, start
- 46:25looking at a business
- 46:27and
- 46:28not have your ducks in a row.
- 46:30[clears throat] Because once the once
- 46:32the process starts, you would be
- 46:33surprised at how fast it accelerates. So
- 46:35if you're not ready,
- 46:37then, you know, it could make it could
- 46:38make the seller lose confidence in you.
- 46:40There's certain things I just would say,
- 46:42make sure your financials are in a row.
- 46:44And
- 46:46you know, there's you could be creative
- 46:47with financing. So just know what your
- 46:49options are
- 46:51and be prepared.
- 46:54I think that's fantastic advice and
- 46:56probably more so today than even when
- 46:59you bought your first one. Cuz right
- 47:00now, you know, good deals do not stick
- 47:04around.
- 47:05Uh, you've got to act on them quick. Um,
- 47:07I did an episode with Andrew Cunningham
- 47:09not too long ago. One of the things we
- 47:11were talking about is, you find a good
- 47:13deal, put it under contract, right?
- 47:14Figure out the rest later, but put it
- 47:16under contract because
- 47:17you know, if you're trying to get this
- 47:19from the seller and that from the seller
- 47:20and you're crunching your numbers,
- 47:22you're doing all that, well guess what?
- 47:23That deal is going to be gone as soon as
- 47:27uh,
- 47:28you know, before you can get your offer
- 47:30in even.
- 47:31Um, so I think that's
- 47:33>> And
- 47:36uh, you just reminded me of something
- 47:37else. Make sure you know how to do your
- 47:40due diligence. Because it could take a
- 47:42long time if you don't know what you're
- 47:44doing. So if that means you're you're
- 47:46buying a course, that means you're in
- 47:48Laundromat University, do what you have
- 47:51to do so you know, you know, you can
- 47:52know fast what's a good deal.
- 47:55Yep. Yeah, huge, right? And it's really
- 47:59easy I mean I know this personally from
- 48:01first-hand experience that it's really
- 48:03easy to make small mistakes that cost
- 48:05you big time
- 48:07when you're buying any any business or
- 48:08investment that you you know, have never
- 48:11done before. It's really easy and the
- 48:13stakes are higher when you're buying a
- 48:14business.
- 48:15So definitely that due diligence is is
- 48:19massive
- 48:20for sure. Out of curiosity, did you do
- 48:25on your on your deal did you do like
- 48:27traditional bank loan or how did you
- 48:29purchase this
- 48:31business? Well,
- 48:34you have a little bit of time. Yeah. So
- 48:36on the
- 48:37the seller when we met,
- 48:40he actually mentioned that I didn't have
- 48:43to bring it up. He mentioned he wanted
- 48:44to do seller financing.
- 48:46So
- 48:48like I said, he was really big on
- 48:49financials.
- 48:51So he acted as the loan and we treated
- 48:53it the same way. I had to have a
- 48:55business plan.
- 48:56My financials had to be in order because
- 48:59now he's putting himself on the line and
- 49:03I have to succeed because, you know,
- 49:06it's a lot on the line. So
- 49:09he ended up acting as a loan, had an
- 49:11interest rate just like a bank loan
- 49:12would and yeah, that's the route we
- 49:15went. Nice.
- 49:17So did you have to come with like a down
- 49:18payment or did you finance the whole
- 49:19thing? Okay.
- 49:21>> He was willing to finance the whole
- 49:22thing, but I wanted to, you know, put
- 49:25the down payment. Nice.
- 49:27Nice. Listen, man, you found the unicorn
- 49:29of all unicorns. A unicorn, I told you.
- 49:32>> Both say turnkey seller finance deal.
- 49:34Like this is with some growth potential
- 49:37here. Mhm. Crushing it. I love it. What
- 49:40to
- 49:40>> And now I'm nervous for your your second
- 49:42when you hit that home run on your first
- 49:44at bat.
- 49:44>> I know on the first one. I don't know,
- 49:45man. The the bar is high for you now.
- 49:48Yeah.
- 49:48>> Yeah, got to be ready for what comes
- 49:50with the second one.
- 49:51>> That's right. I'm just sitting over here
- 49:52jealous cuz mine was basically the
- 49:53opposite of that.
- 49:54>> Oh jeez.
- 49:56You know.
- 49:58Um okay, so another question I got for
- 50:00you is
- 50:02um
- 50:03maybe let's let's talk to somebody um
- 50:07trying to grow their
- 50:09I mean you already gave great advice.
- 50:11This it might just be a repeat of that
- 50:12and that's fine, too. But somebody
- 50:13trying to grow their wash and fold or
- 50:15pick up delivery business.
- 50:16What's your best piece of advice
- 50:19for them?
- 50:20The customers are going to come. Like if
- 50:22you're having issues with in you're
- 50:25waiting for people to start trickling in
- 50:262 months,
- 50:28don't worry. People are going to start
- 50:30finding out about you. You could speak
- 50:32to people that are already at the
- 50:33laundromat. Just don't be discouraged.
- 50:36Look Think about where you're going to
- 50:37be a year from now. Don't look at Damn,
- 50:392 months in I'm not getting that many
- 50:41people.
- 50:42And I'll repeat from earlier,
- 50:45get out there. Start meeting people.
- 50:47People don't even know you exist. That's
- 50:49the main thing. They don't know that
- 50:50you're there. But once they find out
- 50:52that you're there and what you offer and
- 50:53how much time you can save them,
- 50:56they are so happy.
- 50:58And they spread the good news. This is
- 51:00It's not like they only use you once.
- 51:02No, you're going to get people coming
- 51:04home once a week, twice a week. You're
- 51:05going to get their friends. You're going
- 51:06to get their family. People that are
- 51:08having surgery, they're going to think
- 51:09about You know, somebody's going to
- 51:11mention you.
- 51:13So, just don't be discouraged.
- 51:16Yeah, I think that's great advice and
- 51:18you know, right back to the network
- 51:21which is also great advice. But you
- 51:23know, you got to give it a little time
- 51:24and it it is truly like I've seen this
- 51:27almost across the board. Like I said,
- 51:29unless somebody gets lucky and lands a
- 51:31couple of like commercial or government
- 51:33contracts early,
- 51:34almost across the board it's
- 51:36slow growth and then it just
- 51:39rapidly accelerates and you know, kind
- 51:41of like you're saying is you're
- 51:43you're expecting 12 to 18 months to hit
- 51:45capacity for that store, right?
- 51:48And I and you know, I I think it may
- 51:50even happen earlier than that for you
- 51:53potentially, so
- 51:54I think that's great piece of advice.
- 51:57Um This is a little side. Don't buy a
- 52:00small van. Buy a van that that'll fit
- 52:03capacity.
- 52:07>> [clears throat]
- 52:08>> Lesson learned there, huh? There's
- 52:09always There's always these lessons,
- 52:11right? One of our when we were people
- 52:13one of our like unofficial motto's is no
- 52:16big surprises, right? We don't want
- 52:17anybody getting any big surprises, but
- 52:18there's always things like this where
- 52:21there's little surprises no matter what
- 52:23you do, no matter how experienced you
- 52:24are, you're going to find
- 52:26little surprises.
- 52:28And I I don't know, maybe that's a
- 52:30little bit more of a bigger
- 52:32surprise.
- 52:33But I mean, I think that's a great piece
- 52:35of advice just strictly off of personal
- 52:38experience right there.
- 52:39>> The hotel will be calling you tomorrow
- 52:40and and you're going to have a small
- 52:42van, so Yeah. Just be prepared. You're
- 52:44going to roll in and be like, "Oh, we
- 52:45got to do like four or five trips,
- 52:46sorry."
- 52:48Yeah.
- 52:50Um you've mentioned a couple of ti- this
- 52:54might be my last question or ish, you
- 52:57know, ish.
- 52:58But you mentioned a couple of times
- 52:59different like
- 53:01resources and things that you've used
- 53:02along the way. Any that you want to
- 53:04shout out for people to check out on how
- 53:07to like buy a business or run a business
- 53:09or anything like that that you want to
- 53:11shout out? Yeah, I mean, I would shout
- 53:14definitely shout your your courses out
- 53:16cuz that's where that's what got me
- 53:18where I'm at today.
- 53:20Um
- 53:21I would say
- 53:22>> not a By the way, that was not I was not
- 53:24trying to fish for that. I I genuinely
- 53:26mean like any any resource, but I
- 53:27appreciate that. That was not trying to
- 53:29fish for that. I appreciate that.
- 53:31>> [laughter]
- 53:31>> And then, I mean, if you have any
- 53:33questions with government contracting,
- 53:35I'm more than happy to help. Um
- 53:38other you know, other laundromat owners
- 53:40or if you want to just
- 53:41you know, give it a shot without a
- 53:43laundromat. You can give me a, you know,
- 53:45I'll have my information
- 53:47listed. But, yeah, just learn what
- 53:50you're doing.
- 53:52And and like you we you mentioned
- 53:53before, I'm not sure if it was all in
- 53:55the recording or not, but always be a
- 53:57student.
- 53:58Yeah. And look for those different
- 54:01courses.
- 54:02You know, it'd be fun. This is You
- 54:03should think about this. Uh I think it'd
- 54:05be fun for you and I to do a just a a
- 54:08Q&A, like a live Q&A, talk about
- 54:10government contracts. I bet people would
- 54:12have lots of questions. Oh, yeah, that'd
- 54:14be great. All right. We'll we'll figure
- 54:16that out. Fair enough. Cuz that that'd
- 54:18be a lot of fun, I think. I think a lot
- 54:19of people would benefit from that.
- 54:21Absolutely. Too. Okay, cool. Well, uh

- 55:15that time freedom that you're probably
