- 0:00If you're a real estate agent and you're
- 0:02wondering what should actually go in
- 0:04your newsletter to your database, here's
- 0:06the short answer. Not just listings. One
- 0:09of the biggest mistakes agents make
- 0:10treating their newsletter like a digital
- 0:12flyer. New listing, price reduction,
- 0:15sold, openhouse, repeat. And after a
- 0:17while, people tune it out. Because your
- 0:20database does not want constant stream
- 0:22of self-promotion. They want something
- 0:25useful, something relevant, something
- 0:27that reminds them why they should stay
- 0:29connected to you. A good ease new e
- 0:32newswsletter should do three things. It
- 0:34should keep you top of mind. It should
- 0:36build trust. And it should create
- 0:38opportunities for replies,
- 0:40conversations, and referrals. So, what
- 0:43should actually go in it? First, local
- 0:46market insight. Not a boring data dump.
- 0:50Not a huge paragraph full of stats that
- 0:52nobody understands. Just a clear, simple
- 0:55explanation of what's happening in the
- 0:57market, what it means for the average
- 0:58homeowner. What are prices doing? What
- 1:02is inventory doing? Are buyers gaining
- 1:05leverage? Are sellers sellers still in
- 1:08control? Your job is to interpret the
- 1:10market, not just respond to it. Second,
- 1:14practical homeowner content. things like
- 1:16how to prepare for a spring sale, what
- 1:19renovations are actually worth doing,
- 1:21how to downsize without feeling
- 1:23overwhelmed, what firsttime buyers need
- 1:26to know right now. This kind of content
- 1:29works because it speaks to real
- 1:31decisions people are already thinking
- 1:32about. Third, personal connection. This
- 1:36is where a lot of agents either
- 1:37disappear or become too polished. Your
- 1:41data base wants to know that there's a
- 1:42real person behind the business. That
- 1:45doesn't mean sharing your entire life.
- 1:47It means letting people see your
- 1:49personality, your values, your community
- 1:51involvement, or something meaningful
- 1:53happening in your business. It could be
- 1:56a local event, a client success story, a
- 1:59lesson from the field, something that
- 2:01feels human. And a fourth, a clear call
- 2:04to action. This is part that agents
- 2:06leave out. Don't just send information.
- 2:09Give people a reason to engage. Ask a
- 2:12question. Invite a reply.
- 2:14Offer something useful. Tell them what
- 2:17to do next.
- 2:19Because if your newsletter never creates
- 2:21action, it becomes background noise. A
- 2:24strong newsletter is not about looking
- 2:26busy. It's about staying relevant. It's
- 2:30about reminding your database that you
- 2:32understand the market, you communi
- 2:34communicate clearly, and you're someone
- 2:36worth referring. Now, if you're an agent
- 2:38trying to grow, this matters even more
- 2:41because your ability to communicate
- 2:43consistently is part of your brand. And
- 2:45if your marketing feels random, generic,
- 2:48or inconsistent, your business usually
- 2:50will too. That's one of the reasons I
- 2:52spend so much time building marketing
- 2:54systems that are designed to actually
- 2:56generate conversations, not just
- 2:58impressions, not just likes,
- 3:01conversations.
- 3:03So, if you're an agent and you want to
- 3:05see examples of the kind of ads and
- 3:07messaging I use to track business and
- 3:09stay visible, download examples of my
- 3:11ads. It gives you a practical not look
- 3:13at how I position myself, my market, and
- 3:15how I communicate that creates a
- 3:17response. Because good marketing is not
- 3:20about doing more. It's about saying the
- 3:21right things to the right people
- 3:23consistently.
