- 0:02Hey everybody, welcome to the market
- 0:03room. It's that time of the week again.
- 0:05Hope everyone's had a fantastic week.
- 0:07Starting to get into the warmer weather.
- 0:08The sunshines out, the footy finals are
- 0:10starting. Uh it's been a real positive
- 0:12week in in so many different ways. But
- 0:14there's also a lot of different
- 0:15headlines and certainly around the
- 0:17property market and a few other types of
- 0:18things as well which we're going to
- 0:19unpack. You guys know how this works. If
- 0:22you could pop pop a big hello into the
- 0:24chat room. Good to see some people
- 0:25coming through. Just want to make sure
- 0:26I'm loud and clear before we kick off.
- 0:29Kylie, Jenny, Nicole, hope you're
- 0:31feeling better. Good to see you. Hey,
- 0:32Dorian. Um, thanks for joining in, Viv.
- 0:35Uh, also Adrian, Alicia, I know you're
- 0:37all on a bit of a break, Alicia, so I
- 0:39appreciate you tuning in. Um, great to
- 0:41see everybody online. We've got a lot to
- 0:43unpack today. We're going to work
- 0:45through uh some of the latest headlines,
- 0:47talk through some information for week
- 0:50two of Seven Weeks to Wealth, which I'm
- 0:52looking forward to unpacking, and then
- 0:53we'll talk a little about a little bit
- 0:54more. Last week, if you missed the show,
- 0:56I really encourage you to go back. I
- 0:58believe the best place to start when
- 1:00you're starting to prop to invest in
- 1:02property is begin [clears throat] with
- 1:04the end in mind and understand what you
- 1:06want your cash machine to look like. Hey
- 1:08Michael. Hey Tash. Really important.
- 1:10That's a really great place to start.
- 1:12Begin with the end in mind. Once you
- 1:13actually know your end goal, what you
- 1:15want your end figures and cash flow to
- 1:17be and you can link it to something
- 1:19emotional. Maybe it's a legacy, maybe
- 1:21it's a a lifestyle and choice. It's a
- 1:23real way, a real strong way to start
- 1:25your portfolio because otherwise what
- 1:28are you aiming for? You're got a more of
- 1:29a buy and hope strategy. We're going to
- 1:31talk a little more about that later.
- 1:32We've got a great webinar coming up this
- 1:34afternoon. If you don't know your
- 1:35financial number, your cash machine
- 1:37number, let's get that right for you
- 1:39this afternoon at 5:00. I'll have more
- 1:41details later. But if you haven't seen
- 1:43last week's show, I highly recommend
- 1:44going back before we get into this week.
- 1:46Hey Shannon. Hey Christine. Thanks for
- 1:48jumping on. Greatly appreciate it. So,
- 1:51we've got a lot of headlines coming up.
- 1:52In case you've missed it, there's a very
- 1:54high chance we're going to get a
- 1:55interest rate rise next week. Quite
- 1:58interesting. The Reserve Bank meets on
- 2:00the Tuesday and all the information's
- 2:02released a couple of days later. So,
- 2:04they're going to make a decision before
- 2:05they even get to look at that
- 2:06information. And my money suggests 80%
- 2:09chance of a rate rise. And whether they
- 2:12raise rates or not, the banks are
- 2:13already increasing their interest rates
- 2:15at the moment. So whether we get that or
- 2:17not, it's uh it's already upwards and
- 2:19onwards for interest rates and also
- 2:21likely for November as well when they
- 2:23meet after that period of time. So
- 2:24there's some big things happening there.
- 2:26We just cannot get inflation under
- 2:28control. Interestingly enough, our old
- 2:30mate Koshi wrote a letter to the RBA to
- 2:33investigate what happens if government
- 2:34also decreases their spending. And they
- 2:36haven't even looked at it. They haven't
- 2:38even modeled what would happen if
- 2:40governments decrease spending.
- 2:42So maybe they can help us out and and
- 2:45cut back on some spending as well. Um,
- 2:47interestingly enough, Elenezy is getting
- 2:50absolutely hammered on this. Uh,
- 2:51finally, Jim Charas is having to answer
- 2:53some questions. I think this is a
- 2:54positive. Let me get get right. It
- 2:56doesn't feel great with all this
- 2:58information going on, but they are
- 3:00tanking in the polls. They're also
- 3:02paying more interest uh on their loans
- 3:04and their debt. And as I said before,
- 3:06stamp duty revenue has fallen through
- 3:08the floor because of this change. So
- 3:11always back the horse called
- 3:12self-interest. Um this could be a
- 3:15change. They could either get rid of
- 3:16Charmers or Albani potentially and they
- 3:19could, you know, wash and and put those
- 3:22policies out with them. That's a highly
- 3:24highly likely opportunity if Labour want
- 3:26to get through to the next election. And
- 3:27if those results keep going one way,
- 3:29most governments always want to retain
- 3:31power at every cost. It's happened many,
- 3:33many times before. So let's just watch
- 3:36this space a and see what happens.
- 3:38Regardless of that, regardless of what
- 3:40going on in the short term, let's switch
- 3:41back our thinking to longer term
- 3:43mentality. I'm unpacking week two, which
- 3:46is using property. Why we're going to
- 3:47choose property. I'm going to talk about
- 3:49that in a moment. We're going to use
- 3:50property compounding and leverage to
- 3:52create longerterm wealth. And I'm going
- 3:54to show you how to use debt
- 3:56strategically. That's something I've
- 3:57used myself. And it really changed the
- 4:00way and empowered my portfolio to move
- 4:02forward. So, as you know, this is
- 4:04fast-paced, uptempo. Hang on to your
- 4:07hat. We're going to go through a fair
- 4:08bit of information here in the next 15
- 4:10or 20 minutes. If you do have any
- 4:12questions, pop them in the chat box. If
- 4:14you're watching the replay, also pop it
- 4:15in the chat box and I'm I'll get to
- 4:17answering them as quickly as possible.
- 4:19Let's get into it.
- 4:26Okay,
- 4:29hang on a sec.
- 4:35Right, we got week two, property using
- 4:37compound and leverage to create wealth.
- 4:40Really good opportunity to talk through
- 4:41some of these points. Uh, and also think
- 4:43about things differently. Change the way
- 4:45you're thinking about we're not going
- 4:46out to buy a property. We're here to
- 4:48create longerterm wealth. In week one,
- 4:50we established what your goals are. Now,
- 4:52we need to find a vehicle to do it and
- 4:54use those points of difference to help
- 4:55you create that longerterm wealth as
- 4:57well.
- 5:00Why choose residential property? The
- 5:02first thing is choosing the vehicle. And
- 5:04I'm suggesting you use property. Why?
- 5:05Because it's a good investment. And a
- 5:07good investment needs two things. Strong
- 5:09compounding capital growth to build
- 5:11wealth. And a secure income that
- 5:13increases over time. Well-located
- 5:15capital city residential property does
- 5:17both. And it's quite reliable over the
- 5:20longer term. You've got reliability and
- 5:22performance. Simple, safe, reliable over
- 5:24the longer term. As long as you know
- 5:26what you're doing, and that's what we're
- 5:27going to get at today.
- 5:29Let's also reframe risk. We're going to
- 5:32talk about debt in a moment. The biggest
- 5:33risk at the moment is actually doing
- 5:35nothing and letting inflation erode your
- 5:37savings on your money. The people who
- 5:39aren't taking risks, they're the ones
- 5:41who are the risk takers.
- 5:43Leave that with you. It's an interesting
- 5:44thought. Let's start to unpack it a
- 5:46little bit more. The good thing about
- 5:47property is everyone can play property.
- 5:49Most people understand what property is.
- 5:51Um there's an opportunity for more
- 5:53multi-millionaires to to to work through
- 5:55because of property. Most people who are
- 5:57multi multi-millionaires have some kind
- 5:59of property investing in their
- 6:00portfolio. Whether they've used their
- 6:02business and then put it into into uh
- 6:04property or whether they've used
- 6:06property to create that wealth. It's
- 6:08consistently been the major source of
- 6:09wealth for Australian millionaires for a
- 6:11long long time. And as I said before,
- 6:13those who have made money elsewhere
- 6:14generally put that in to property. And
- 6:16the good thing is anyone can do it. And
- 6:18that was what really appealed to me
- 6:20early on when I started investing.
- 6:22Anyone can get wealthy through property.
- 6:24You've just got to have the right
- 6:24strategy mindset. Banks can lend up to
- 6:2780%. In some cases, they're lending up
- 6:28to 90 or 100%. You don't need a large
- 6:31sum. And in many cases, most people with
- 6:33a steady job and good savings can also
- 6:35achieve that. And I would also suggest
- 6:37for those of you who are sitting on your
- 6:39home and you've lived in your home for 5
- 6:40to 10 years, you've probably got an
- 6:42untapped resource there, which I'd like
- 6:45to talk about as well. The other good
- 6:47thing about Australian property, it's
- 6:49Australia's largest asset class. There's
- 6:5111.3 million in Australian val dwellings
- 6:55with 11.7 trillion. It's four times
- 6:58larger than the ASX. Um and the other
- 7:01thing as well, there's only about um I
- 7:03think the debt to asset
- 7:06ratio is roughly about 20%. So it's not
- 7:09a bubble, it's not going to burst, you
- 7:11know, it's not up around debt to to
- 7:13income. It's not debt to ratio is up
- 7:15around 80%. It's at 20%. And the other
- 7:17thing I like about property is almost
- 7:1970% of people are home buyers. Um, now
- 7:22things like the share market and all
- 7:24those other types of things, investors
- 7:25can panic. That's why a lot gets wiped
- 7:27off the share market and onto the share
- 7:29market. It's quite volatile. But home
- 7:31owners don't think like that. They think
- 7:32long term. If they're going to buy a
- 7:33property, they're thinking seven to 10
- 7:35years ahead at least. Uh, and if there
- 7:37is a financial crash tomorrow, they'll
- 7:39do whatever they can to keep a roof over
- 7:41their family's head. I often say we'd
- 7:44eat magic noodles to keep a roof over my
- 7:45family's head. I would and that keeps
- 7:47the market fairly fairly simple and and
- 7:50not as volatile as other markets. So,
- 7:52owner occupies don't sell in a downturn.
- 7:54Um, giving investors a built-in safety
- 7:56net. So, if you can get into those
- 7:57higher income areas that we talk about,
- 7:59you've got a little bit of a safety net
- 8:00there as well. The income also grows in
- 8:03four ways. Rental cash flow, regular
- 8:05income from your tenant over time. And
- 8:07boy, as I've outlined, isn't rent going
- 8:09to grow quite substantially over the
- 8:11next 3 to 5 years? The next way is that
- 8:13capital appreciation. um we've
- 8:15experienced that in the last five to
- 8:17seven years might be a bit lower over
- 8:18the next couple of years, but certainly
- 8:20capital appreciation over the longer
- 8:21term should be on the agenda. There's
- 8:23also tax benefits. Now, those rules have
- 8:25changed a little bit and we're going to
- 8:26unpack just how we do that later on in
- 8:28the series, but you can still take
- 8:30advantage of tax benefits. It's also an
- 8:32inflation hedge. I've mentioned before
- 8:35um it's a great way debt is a great way
- 8:37to to work through inflation. If you
- 8:39borrow a million dollars worth of debt
- 8:42and uh inflation at 4%, that means it's
- 8:45decreasing by about $4,000 a year. It
- 8:47gets easier to pay off the later and
- 8:49longer you pay it off. So, it's another
- 8:51way to think about debt a little bit
- 8:53differently. So, there's some of the
- 8:54reasons I think um that that that income
- 8:57favors property as well. You're also
- 9:00going to get consistent capital growth
- 9:01compounding over time. And this is a 7%
- 9:04compounding chart. Now, I know I'm going
- 9:06to have some engineers. I know I've got
- 9:08a particular accountant on that always
- 9:09likes to reach for the calculator um and
- 9:11and challenge some of these numbers as
- 9:13well. Don't worry about the numbers.
- 9:15Just think about the concept. Take a
- 9:18deep breath. Switch that side of your
- 9:19brain off and just listen to I guess the
- 9:21concept for now. And if you do want to
- 9:23talk more about this, we can actually
- 9:25sit down with you. We can work through
- 9:26your situation. We can get your
- 9:27calculator out and we can work through
- 9:29it. But again, let's have a look at
- 9:30this. Over compounding over time, if
- 9:32you're starting with a million dollars
- 9:33today, it's like a snowball, right? It's
- 9:36quite slow to start with. It goes from 1
- 9:38million to 2 million to 3 million, but
- 9:40by the third and fourth decade, it's
- 9:42tripled, more than tripled in value.
- 9:44That compounding's really worked through
- 9:45and by the fourth decade, it's grown
- 9:47more than seven times its original. So
- 9:50that's the trick with compounding. And a
- 9:51lot of investors and I guess miss out
- 9:53because they hold properties, they flip
- 9:55properties, they sell properties, they
- 9:56don't get to that back third of holding
- 9:59that property and the huge amount of
- 10:01growth that comes through from that over
- 10:02that period of time. So if you accept
- 10:05that the market's going to continue to
- 10:06compound at some kind of rate, then you
- 10:09should understand that back third is
- 10:11critical to get into that range.
- 10:15Um the other thing is borrowing and
- 10:17using other people's money, particularly
- 10:19at the start of your journey rather than
- 10:20putting down, you know, 200,000. If you
- 10:23can put down 100,000 to deposit, you're
- 10:25going to end up further in front. Keep
- 10:27that extra 100,000 as as I guess a bit
- 10:29of a buffer, a safety net. um keep it in
- 10:32an offset account so you're still
- 10:33reducing that debt. But you can see here
- 10:36um five investors borrow at $100,000
- 10:38each. Some are growing at 10%. Um some
- 10:41use a 20% LTV, 50%, but you can see that
- 10:44the investor that borrowed the most made
- 10:46five times the five times the uh the
- 10:49return of the investor that borrowed
- 10:50100%. So leverage is critically
- 10:53important as well. When you've got
- 10:54compounding and leverage, it's a
- 10:56critical tool that you can use to move
- 10:58forward.
- 11:00The other thing when you're look when
- 11:01you're starting to reframe how you're
- 11:03investing, you move from how to and then
- 11:05you go to when to. So rather than buying
- 11:08shares and trying to time the market and
- 11:10getting in the top of the market or the
- 11:11bottom of the market um losing badly,
- 11:14you just have to figure out when you get
- 11:16into the market, how to get into the
- 11:17market, and what structure you're going
- 11:19to get into the market, and what your
- 11:20long-term strategy is. It rewards you
- 11:22for how you buy and how you add value
- 11:24far more than timing. less liquid but
- 11:27steady producing millions of wealthy
- 11:28people and a handful of losers because
- 11:30property can be a really forgiving asset
- 11:32if you're holding for the longer term
- 11:34which is exactly what we advocate for.
- 11:37Six more reasons why I love property and
- 11:39why I invest in property. The first
- 11:40thing is I said before someone else is
- 11:42paying your mortgage. Tenants will fund
- 11:44your mortgage. Um and again that helps
- 11:47you while you're building equity. Rents
- 11:48are going to skyrocket in the more
- 11:50established locations. We've established
- 11:51that over the the medium term. Um you're
- 11:54in control. You can renovate. you can
- 11:55add value. You cannot add value to
- 11:57shares. You can't go down to Bunnings,
- 11:59paint the walls, and your share price is
- 12:00going to go up. Um, but you can with
- 12:02property, and I think it's a real trick
- 12:04that most people miss out on. Even if
- 12:05it's just a simple cosmetic renovation,
- 12:08doesn't have to be something more
- 12:09substantial or a development, but that
- 12:11will certainly help. So, that adding
- 12:13value is a really important point. It's
- 12:15also in perfect market. If I'm buying
- 12:17shares, I have to pay the share price. I
- 12:19can't negotiate. I can't get a better
- 12:21deal. I can't buy below a replacement
- 12:23cost, which we do so well here at
- 12:24Metropole. Um, and it's not as liquid, I
- 12:27guess, as the share market. You can
- 12:28insure it. You can obviously have
- 12:30building insurance. You can also cover
- 12:32yourself for rent if you've got a period
- 12:34of time where something happens where
- 12:35you're without a tenant. You've got the
- 12:37ability to claim some of those vacancies
- 12:39as well. So again, another really great
- 12:42riskmanagement tool. It's also quite
- 12:44forgiving. Even we've done research on
- 12:46this. Even if we've bought at the
- 12:48absolute top of the cycle, in 10 or 20
- 12:50years time, it's going to make very very
- 12:52little difference to the outcome of what
- 12:54you're investing in. So remove timing
- 12:56from the equation.
- 12:59One of the other things I want to talk
- 13:00about compounding is this is really
- 13:02really powerful. Have a look at the um
- 13:04the the yellow line there. This is the
- 13:06this is a dollar doubling every day for
- 13:0830 days. So if I take a dollar, tomorrow
- 13:10I give you two, the next day four, the
- 13:12next day eight, and I double it every
- 13:14day for 30 days. The yellow there
- 13:16suggests I end up at over $1 billion
- 13:20just by holding it for 30 days. You get
- 13:23your calculator there if you like. I'm
- 13:25pretty sure on those numbers. Um
- 13:26although it does seem quite a lot. The
- 13:28next thing is what happens instead of
- 13:29doubling it the next day. If I take out
- 13:31a tax rate at 37%. So instead of a
- 13:34dollar, I take out the 37% tax and
- 13:36double it. Then isn't that different
- 13:39quite substantial? I've got a million
- 13:40dollars. If I'd have to take out tax, I
- 13:42only end up with $1,000.
- 13:46That is astounding. And that's another
- 13:47message of compounding. And it's also
- 13:49another message of why we don't sell
- 13:51property after five or seven years just
- 13:53because the property's done well because
- 13:55straight away you're going to lose
- 13:56$100,000. You're going to pay capital
- 13:58gains tax. You're going to pay sales
- 14:00agents. It's a big big big step
- 14:02backwards. And then when you get back in
- 14:03the market, you're going to have to go
- 14:04through the same process. Stamp duties
- 14:06and fees and conveyancing and building
- 14:08and pest. So, why not just get a really
- 14:10great property or two and hold it for
- 14:12the longer term? I think that's a real
- 14:14powerful graph there of compounding an
- 14:16action without interrupting it by
- 14:18selling and having to pay fees and
- 14:20charges. Let's put this all in
- 14:23perspective. Um, interestingly enough,
- 14:25Mark Boris come out during the week and
- 14:27suggested that if he had a million
- 14:28dollars, he'd prefer to put it into
- 14:30shares than property. All things being
- 14:32equal, he may be right. The only problem
- 14:34is with a million dollars, I could
- 14:36borrow a $10 million property
- 14:38potentially or5 million. So there's
- 14:41quite a difference there. And the other
- 14:42thing is that compounding and leveraging
- 14:44now becomes a completely different tool
- 14:46because if I'm putting a million dollars
- 14:47into shares and $5 million into
- 14:49property, I can compound and leverage
- 14:51those returns become exponentially
- 14:53higher. And that's one side of the
- 14:55argument he missed. Let's put this into
- 14:57a case study. And if you've got a home
- 14:59that I'm talking to you because you've
- 15:00bought your this person here, this is
- 15:02Liz and Gavin. They've bought their
- 15:03first home for 500,000 seven or eight
- 15:05years ago. It's now worth a million
- 15:07dollars and they've got 300,000 left on
- 15:09their mortgage. So, concentrate on the
- 15:12left there. Home value a million. They
- 15:14can borrow up to 800,000 with an a loan
- 15:16to value ratio of 80%. Um, their
- 15:19existing mortgage is 300,000. So, their
- 15:21usable surplus is 500,000.
- 15:25Now, this is going to be a little bit
- 15:26foreign. So, keep an open mind when we
- 15:28walk through this. What I want to do now
- 15:30is I want to work out, can I borrow up
- 15:33to 80%. Um, if I can, now I've got a
- 15:36usable surplus of $500,000.
- 15:39Now, I'm not going to go out and buy
- 15:41cars and boats and holidays. We're going
- 15:43to use this to fund a portfolio by
- 15:45putting zero of your own dollars down.
- 15:47And this is really powerful. Let's move
- 15:49into the middle number there, the middle
- 15:51graph there, where I've transferred that
- 15:53surplus of $500,000.
- 15:55I'm going to use 200,000 260,000 which
- 15:58is a deposit for a another $1 million
- 16:01property. Um 260 and the 60,000 is the
- 16:04cost. 200 is the deposit. It's going to
- 16:06leave in that little buffer section
- 16:08there $240,000 of equity which I'm not
- 16:12allowed to touch. I'm just going to
- 16:13leave it there. I'm not going to do a
- 16:15thing. Now I've got um an investment
- 16:17property. I've taken a loan again of
- 16:2080%. I've funded a deposit through my
- 16:22equity and my costs and I've put zero
- 16:24money into that and now I've got this
- 16:27nice big safety buffer of $240,000.
- 16:32What do I do with that buffer? Well,
- 16:35what would you do? What I would suggest
- 16:37you do is use it to fund the rest of
- 16:39your portfolio. The shortfall, let's
- 16:41just say the shortfall each year is
- 16:42$24,000
- 16:44or $30,000 each year. let the equity use
- 16:48and pay those funds rather than it
- 16:50coming out of your own money. By doing
- 16:52that, you've bought yourself pretty much
- 16:5410 years before you have to pay that
- 16:56back. And let's what look what happens
- 16:58in 10 years time. 10 years later, your
- 17:01home that was a million is now worth $2
- 17:03million. And the real estate value of
- 17:06all your properties has now gone to $4
- 17:08million because you got your home,
- 17:09you've also got your investment
- 17:10property.
- 17:12So that's gone up quite substantially
- 17:14from a 200,000 deposit. You've now got a
- 17:17$2.64 million in equity. At 8% growth,
- 17:20their property gains around 130 160,000
- 17:23in a year alone compounding annually
- 17:25from there and they're saving. They're
- 17:27going about their life, but their
- 17:29property business is taking care of
- 17:31itself and paying for itself, which is
- 17:33amazing.
- 17:35Yes, let's get to it. What happens with
- 17:37the 240? Well, that 240 is a line of
- 17:39credit covers years of interest
- 17:41shortfall on the new property costing
- 17:43nothing until it's drawn. We capitalize
- 17:45the interest which is a real foreign um
- 17:48a real foreign thought for some people.
- 17:50And this is not something you do over a
- 17:52two or three year period. This is
- 17:53something you set up over a five, seven,
- 17:5510 year period. So you've got a layer of
- 17:57safety there as well when you're re
- 17:59refinancing. Instead of paying interest
- 18:01from their own pocket, it adds to the
- 18:02loan over 10 years at 8% 5% interest.
- 18:05debt grows by 335%.
- 18:08But your equity has grown by 800,000. So
- 18:11definitely you've eroded all that um
- 18:13that cash flow and now you've gone to
- 18:15800,000. You've funded itself and now
- 18:17you've got the ability to go back and
- 18:19refinance again to unlock even more
- 18:21equity and maybe look at buying another
- 18:23property or maybe look at retiring some
- 18:24debt. There's plenty plenty options
- 18:26there.
- 18:28So from my point of view, you need two
- 18:30businesses. You need a cash flow
- 18:32business and you need an asset
- 18:33appreciation business. And that's what
- 18:35I'm talking about today. The problem
- 18:36with property investing is investors get
- 18:39them right wrong. They they think
- 18:40property is cash flow. And if you're
- 18:42flipping, developing, and making those
- 18:44kinds of cash flow, that's actually a
- 18:47cash flow business. It's not a capital
- 18:48appreciation business. So the two are
- 18:51very separate.
- 18:53The single greatest trade of investors
- 18:55of a 100 people you meet today, by 65,
- 18:58one's going to be wealthy, four are
- 19:00going to be financially independent,
- 19:01five are still going to be working. And
- 19:03I think that's going to continue. And
- 19:05unfortunately 54 are going to be broke.
- 19:07So what separates the successful from
- 19:09the unsuccessful? They decide to act.
- 19:11They ignore the information. They ignore
- 19:12the short-term detail. They put a
- 19:14long-term plan in place. They understand
- 19:17how to use their savings and their debt
- 19:18strategically. And they offerly go out
- 19:21and take action. And I'm sure we've all
- 19:22heard the saying about I wish I'd bought
- 19:24a property 10 years ago. Well, ask
- 19:26yourself this question. In 10 years
- 19:27time, will you be saying the same thing?
- 19:30Hopefully not. So to recap,
- 19:33why property, leverage, and time create
- 19:36your cash machine. Residential property
- 19:38offers rare power and stability. Few
- 19:40asset classes have both. Leverage turns
- 19:43modern gains into outsiz returns and
- 19:45outsiz risk is mitigated and down.
- 19:49Compounding is using growth equity, not
- 19:51new savings, to buy your next property.
- 19:53And finally, setting up buffers before
- 19:55you need them and take decisive action
- 19:57over perfect timing. As I said before,
- 20:00if you want to buy a property 10 years
- 20:01ago, it wouldn't have mattered when you
- 20:02bought 10 years ago, and the same
- 20:04applies now. All right, couple of quick
- 20:06questions. Looks like we've got a few
- 20:08there in the chat box. So, let's start
- 20:09to unpack some of those before we start
- 20:11to wrap up. Hey Brett, what's your
- 20:14recommendation or strategy when you have
- 20:15plenty of equity but run out of
- 20:16serviceability? That's that's a bit of a
- 20:19a tougher one. When you've run out of
- 20:20serviceability, that's a really great
- 20:22time to understand if you've run out of
- 20:23serviceability. Take a step back. If
- 20:25you've got a couple of properties, how
- 20:27are they going to perform over the next
- 20:2810 to 15 years? How do they fit into
- 20:30your longerterm plan? Now, you can use
- 20:33these numbers. If you're compounding a
- 20:35million dollar property at 4% versus a
- 20:38million dollar property at 7%, it could
- 20:40be $400 or $500,000 difference in 15
- 20:43years time. So, now you've got to
- 20:45understand that those properties are
- 20:46going to get you to your end goal in the
- 20:48desired time frame, which is what we're
- 20:50going to talk about this afternoon in
- 20:51the webinar. But I think it's a great
- 20:53time to reassess to make sure you've got
- 20:55the right properties. And if those
- 20:56properties performed well in the last
- 20:57five years, but the 15 years before that
- 20:58they haven't. Then you should have an
- 21:00alarm bell there. Um, you've got to have
- 21:03high capital growth assets. So, it's a
- 21:04great time, Andrea, thank you for your
- 21:06question, just to take a step back and
- 21:08get those properties looked at.
- 21:10Tash, is there a point where you've
- 21:12borrowed too much? How do you know where
- 21:13your line is? Well, unfortunately, um,
- 21:15the banks will tell you that. Obviously
- 21:17the loan to value ratios you can
- 21:18generally float up to around 80%.
- 21:21Generally speaking the maximum borrowing
- 21:23capacity is probably going to be about
- 21:25six times your income. So if you're
- 21:27earning $100,000 you're probably going
- 21:28to be able to borrow about $600,000. But
- 21:31if you've got rental properties as well
- 21:32and they're renting for $400 or $500 a
- 21:34week that in that is classified as
- 21:36income as well. So that will extend your
- 21:38borrowing capacity. Uh and as long as
- 21:40you're playing within the bank's
- 21:41guidelines and you're borrowing up to
- 21:4380% there should be no issues accessing
- 21:46those types of things. And that's uh
- 21:47certainly what I did in my experience. I
- 21:49had an average wage, but probably below
- 21:51average wage when I started investing,
- 21:53but I had this equity because my
- 21:54properties had gone in value. And I used
- 21:56that debt and equity strategically to
- 21:58get into my next properties. And I
- 22:00haven't paid for a property since. It's
- 22:01been the compounding and the leverage
- 22:03and the refinancing every seven to 10
- 22:05years that has helped me do that.
- 22:08Any other questions, please pop them in
- 22:10the chat box. If you've enjoyed this
- 22:12session, I know I rushed through it. I
- 22:14highly recommend going back looking at
- 22:16the case study, particularly if you've
- 22:17got equity in your home that you can
- 22:19unlock and we can do it safely and
- 22:21strategically. It's a really great
- 22:23opportunity to do that. If you got some
- 22:25value, I'd love you to like um let's
- 22:27also subscribe so you can c you can make
- 22:29sure you get the rest of the
- 22:31presentation as well. Um next week we're
- 22:33going to be talking about what's ahead
- 22:35for property. Now we're considering
- 22:36investing in property. It's really
- 22:38important you understand what's ahead,
- 22:39not just in the next three or four
- 22:40years, but in the next 10 or 20 years.
- 22:42We're going to look at the next stage of
- 22:43the cycle and why demographics are so
- 22:45important. Finally, if you're still
- 22:48around, I'd love to um I'd love you to
- 22:50jump on our webinar this afternoon.
- 22:51Here's the details. You're not too late
- 22:53to register. Um myself and Michael are
- 22:56going to be talking about what is your
- 22:58financial independence number.
- 23:01So, coming up on the screen,
- 23:05there it is. We've got a QR code. You
- 23:07can scan the QR code. What is your
- 23:09financial independence number? the three
- 23:11decisions that turn financial
- 23:13independence from an idea into a
- 23:16strategy. We're going to talk through
- 23:17those types of things this week. Um,
- 23:19looking forward to talking with Michael
- 23:21about that today. I think that's the
- 23:23best place to start in this type of
- 23:25environment when there's so much
- 23:26volatility. News headlines are changing,
- 23:28interest rates changing on a daily
- 23:30basis. I think it's a great opportunity
- 23:32to unpack some of that. That's it for
- 23:34this week. Um, I hope you enjoyed the
- 23:36show. Next week again, we're talking
- 23:38about what's ahead for property and
- 23:39demographics, which is key to what we're
- 23:41doing. Some really important points
- 23:43around debt there. If you'd like to talk
- 23:45in more detail about your personal
- 23:46situation and get some numbers behind
- 23:48that, there's a link in the show notes.
- 23:50Let's catch up and talk in more detail.
- 23:52Until then, have a great week. Make it a
- 23:55great week.
