New Real Estate Agent ⁉️Avoid Wasting Time – Do This in your 1st 30 Days 🏡 — Transcript

- 0:00Hey y'all. Welcome back to my channel.
- 0:02Today I am going to be giving you guys
- 0:04what to do in your first 30 days if
- 0:06you're new to real estate. These are all
- 0:08things that I should have done, but I
- 0:11did not do for whatever reason. I don't
- 0:13know what I was doing, but I was not
- 0:15doing this. If I had to restart this
- 0:17process all over again, this is what I
- 0:19would do. So, I'm sharing these with you
- 0:21and I wrote it down on my phone so I
- 0:23don't forget a thing. The first thing is
- 0:26business planning.
- 0:28This doesn't have to be like a long 2550
- 0:32page business plan. It doesn't have to
- 0:34be that at all. But you do want to have
- 0:37like just hit the the minimal, you know,
- 0:40just have like an idea. So write down
- 0:42your mission, what you're setting out to
- 0:44do, the vision for your business, what
- 0:46is your name, or what what are people
- 0:48going to know you as on social media or
- 0:51on the website? like is it going to be
- 0:53Camille the closer, Camille the realtor,
- 0:56your realtor friend, real estate bay,
- 0:58like whatever the case may be, even if
- 1:00it's not a super official name.
- 1:04Next, after that, you want to pick out
- 1:06which I feel like is the most important.
- 1:08You want to pick out what areas you are
- 1:12going to be targeting as a real estate
- 1:14professional. So, I know many new real
- 1:17estate agents, they target buyers when
- 1:20they're first starting out, but you
- 1:22could decide that you want to target
- 1:25sellers and listings. And when you make
- 1:28social media posts and things of that
- 1:30nature, you're talking to sellers all
- 1:32the time, talking to listings. You may
- 1:34also decide that you don't want to work
- 1:36with first-time home buyers, but maybe
- 1:38you're working with buyers who are
- 1:40upgrading their living space. Maybe they
- 1:44are downsizing because their kids have
- 1:46graduated high school, graduated
- 1:48college. Maybe you're working with the
- 1:50baby boomer generation and they're
- 1:52purchasing, you know, a third, fourth
- 1:54home because the home that they have was
- 1:57a family home. It was too large and now
- 1:59they're looking for onele living,
- 2:01ranched out, nice and easy. Maybe you
- 2:04have a background in uh military or air
- 2:08force or maybe your partner does and you
- 2:11want to target veterans. I know some
- 2:13agents like when they are promoting
- 2:16themselves, they promote themselves as
- 2:18the veteran agent or the military agent
- 2:20and helping military families um gain
- 2:24wealth through real estate. So, you
- 2:26really want to figure out what your
- 2:28target is, your target audience. Who are
- 2:30you going to be speaking to? Are you
- 2:32helping women in the real estate realm?
- 2:34Like, are you speaking to women, helping
- 2:36them to develop a plan to develop wealth
- 2:39through real estate? Are you helping
- 2:41families? like what's your niche? And
- 2:43it's not to say that you can't help
- 2:45other people that fall outside of that.
- 2:47But if you're talking to everyone,
- 2:49you're kind of talking to no one. So
- 2:52there's other agents who focus primarily
- 2:55on new construction only. They don't
- 2:58really focus on resale. And so
- 2:59everything you see them post about is
- 3:02new construction. So I feel like when
- 3:05you have a focus
- 3:07for your business plan and a specific
- 3:10audience that you are trying to target
- 3:12that you are trying to reach your type
- 3:15of clientele will come to you
- 3:18more so if that makes sense because
- 3:21that's who you're targeting that's what
- 3:23you like. Um, maybe you like am working
- 3:25with investors. Maybe your family, you
- 3:27know, you grew up in a family who are
- 3:30all general contractors and you're just
- 3:31used to seeing the flipping process and
- 3:34all of that. So, you really want to
- 3:36focus
- 3:38like come up with a focus.
- 3:40After years and years and years, I've
- 3:43realized that I really enjoy working
- 3:45with couples.
- 3:47Couples with small kids, couples like
- 3:49just young couples. I really enjoy
- 3:51working with couples. and I really enjoy
- 3:54like helping them to buy homes versus to
- 3:59selling homes. So that's me. But figure
- 4:02out what works for you. And I would say
- 4:04a natural way that you can kind of
- 4:06figure out what you like is just find
- 4:09like what are you gravitating to? Like
- 4:11what do you find to be interesting? So I
- 4:13think that would be a good thing. All
- 4:15right. So we're off of business
- 4:16planning. We got a few more like a lot
- 4:18of more a lot more topics to talk about.
- 4:21So, let's go to the next point. I'm not
- 4:23trying to make this a long-winded video.
- 4:25Social media. When you become a real
- 4:27estate agent, your first 30 days, you
- 4:30need to make sure that you have a
- 4:31Instagram account. Make sure that you
- 4:34have a Facebook business page. Not a
- 4:37Facebook personal page. That's great,
- 4:38too, for connecting with your family and
- 4:40friends and people you grew up with,
- 4:42went to school with, all of that. But a
- 4:44Facebook business page. Update your
- 4:47LinkedIn profile. Like if you have that
- 4:50you're working at a hospital, update
- 4:53your profile to show that you are in
- 4:56real estate so that your professional
- 4:58contacts can know that you have your
- 5:00real estate license. And maybe you're
- 5:02doing both simultaneously or maybe you
- 5:04have completely branched off into real
- 5:07estate update. Updating your LinkedIn
- 5:09profile is important because when you're
- 5:11working with professionals or looks, the
- 5:14first place they're going is, you know,
- 5:16looking on online is going to be at your
- 5:18Instagram, your Facebook, your LinkedIn,
- 5:20whatever public profile. So, I will make
- 5:23sure all of that is at in line. And then
- 5:26also, you want to make sure that your
- 5:28handles are pretty much consistent
- 5:30across the board. So, if you create an
- 5:32Instagram account and you're uh Camille
- 5:35Decloser on Instagram, then I would try
- 5:38to mimic my Facebook business page to be
- 5:41the same so that people can find you
- 5:43across the platforms. And then the other
- 5:45thing that you want to do is be posting.
- 5:48Like if you're not
- 5:51into social media,
- 5:53maybe have someone to do it for you
- 5:55because we are living in a time where
- 5:57people are going to Google looking at
- 6:00reviews. They are going to Tik Tok for
- 6:03reviews. They're looking at your social
- 6:05media profile. And it's like if you
- 6:08don't have nothing saying that you are
- 6:10now in real estate, like people are
- 6:13going to kind of question your
- 6:14credibility unless you have something
- 6:17else that you bring to the table or
- 6:19really powerful presentation and things
- 6:21of that nature. So definitely set up all
- 6:23your social accounts. The other thing
- 6:26you want to do outside of social media
- 6:28while we're kind of on websites and
- 6:31things of that nature is a lot of
- 6:33buyers, a lot of sellers, they're all
- 6:36looking on Zillow. They're all looking
- 6:38on realtor.com. So, you want to make
- 6:40sure that you have your Zillow profile
- 6:42set up as well with a photo of you. Um,
- 6:46you know, some basic information about
- 6:48you. Same with realtor.com because a lot
- 6:52of times, like I said, people are
- 6:53looking at you online. And then Zillow
- 6:56is a great place for you to collect
- 6:58reviews as you begin to close clients.
- 7:02Zillow does not allow reviews from
- 7:05people you have not worked with. So, you
- 7:08can't just say, "Oh, mama, can you go to
- 7:10my Zillow profile and write me a
- 7:12review?" It doesn't allow you to do
- 7:14that. It has to be legitimate closed
- 7:18transactions on a buy sale on a buy side
- 7:21or sell side. I would also suggest you
- 7:24have a Google profile like a Google
- 7:26business page. There's a little bit more
- 7:29that goes into creating a Google
- 7:31business page for your business because
- 7:33you really got to have things set up,
- 7:35but maybe we can get into that in a
- 7:37separate video. As for now, in your
- 7:41first 30 days, which is what this video
- 7:43is about, definitely create your
- 7:44Instagram account. It's free to do that.
- 7:47Create your Facebook business page
- 7:48account. That's also free. And then if
- 7:51you can create your Zillow
- 7:53andrealtor.com account in all, this
- 7:56should take you nothing but 2 hours, 3
- 7:59hours max, because you can copy your
- 8:01biography across all platforms. You can,
- 8:04you know, take certain portions of it
- 8:06and shorten it. But you just want to
- 8:07make sure that you have these things in
- 8:09place. Now, once these things are in
- 8:11place, you want to be posting on there
- 8:13at least three times a week to stay
- 8:16relevant, to keep your page fresh.
- 8:18Nothing is worse than going to a real
- 8:20estate agent's profile on Instagram and
- 8:24they haven't posted since 2024.
- 8:27We are in 2025. What are you doing? Um,
- 8:30it's like what's the point of having a
- 8:32page if you're not going to post? So
- 8:34definitely post three times a week, two
- 8:37times a week, um even once a week.
- 8:40That's the bare minimum you can do. It's
- 8:42like once a week. And you can on your
- 8:45Facebook business page repost different
- 8:47articles. You can post what you're
- 8:50learning about in real estate. Oh, I
- 8:52just took this bomb class and I found
- 8:54out this information. You can post the
- 8:57interest rates and where they are. Don't
- 8:59be bored, though. A lot of people I'm
- 9:02currently at an open house, so if you
- 9:04kind of see me looking out the window,
- 9:06it's because I want to make sure that
- 9:07nobody's coming to the door. But you
- 9:09want to make sure that you're providing
- 9:10information that is relevant. And most
- 9:12people want to know, you know, if I buy
- 9:14a home, what is my mortgage payment
- 9:16going to be? How can I buy a house?
- 9:17Things of that nature. So post thing
- 9:20things that are relevant. And then as
- 9:22you are learning the business, you're
- 9:24going to get questions from potential
- 9:26clients and leads. So, what you can do
- 9:28is the questions that they ask you, if
- 9:30they asked it to you, chances are more
- 9:33people have questions as well about that
- 9:35same thing. So, what you can do is just
- 9:38jot down those questions in the notes
- 9:39section of your phone. And the next time
- 9:41you make a social media post, make a
- 9:44video. Hey, I had a buyer uh earlier
- 9:47this week to ask me what credit score
- 9:50was required to buy a home. Did you know
- 9:53blas blas blas blas? So you can actually
- 9:56create content from the questions that
- 9:59are being asked of you as a real estate
- 10:01professional. The next thing you want to
- 10:03do is get a list of your contacts
- 10:06together. This is going to help you
- 10:09tremendously. And when I say contacts,
- 10:12I'm talking about everybody you know.
- 10:16mom, dad, grandma, aunts, cousins, your
- 10:19sisters, your brothers, god sisters,
- 10:21your friends, people you went to church
- 10:23with, people you went to school with,
- 10:25people you went to college with. If you
- 10:26played sports with any of these people,
- 10:29if you had any kind of like hobbies with
- 10:31these people, like you just want to get
- 10:32a list of everybody you know, people
- 10:34that you go to for your lashes, your
- 10:36hair, your nails, whatever the case may
- 10:39be. You want to get a list of all of
- 10:41those names, all of those telephone
- 10:43numbers, and then their email address.
- 10:46And then what you want to do is
- 10:48hopefully you have quite a bit of names
- 10:50from people you know it. Don't overthink
- 10:54it. Don't overthink this process.
- 10:56Hopefully you have a list of a good
- 10:58amount of sample of people that you know
- 11:02that you can add to your system. So, I'm
- 11:05with Keller Williams and we have what is
- 11:07called KW Command, which is a CRM system
- 11:10where you can enter in all of your
- 11:12contacts and keep up with them, their
- 11:14birthday, send them emails, text
- 11:17messages, things like that. Whatever
- 11:19company you're with, it is highly likely
- 11:22that they also have a CRM system. And if
- 11:26they don't, you can literally get one on
- 11:29your own. I use Follow-up Boss. Me
- 11:32personally, I love Followup Boss. don't
- 11:35like hands down the best simple easy to
- 11:40use CRM system. But you want to get a
- 11:43list of all of your contacts. Put it in
- 11:45your CRM system. Send them a text. Give
- 11:47them a call. Hey, how you doing? How's
- 11:51life been treating you? Okay. How is
- 11:54your family? Okay. How was work going
- 11:57for you? Awesome. How are your kids?
- 12:01Good. what you got planned for the
- 12:03summer, you know? Okay. Okay. Um, and
- 12:08y'all just chatting back and forth. And
- 12:09naturally, when you ask them about their
- 12:12job, their career, they're going to ask
- 12:13you about yours. I hope. And if they
- 12:16don't, then you going to have to slide
- 12:17it in there. And that is your chance to
- 12:19shine to let them know yes. Like,
- 12:22actually, I just got my real estate
- 12:23license. If you know of anyone who's
- 12:27looking to buy or sell in the next six
- 12:29months, send them my contact
- 12:31information. I can send you my business
- 12:33card right after this call. So, you just
- 12:35kind of want to touch base with people.
- 12:37It don't even got to be on no like
- 12:40salesy type of stuff. Just check in,
- 12:43say, "Hey, that's it. That's it. That's
- 12:45all." And then every 3 months, four
- 12:48times a year, you should be calling
- 12:50those people over again, over again,
- 12:53over again. And eventually somebody's
- 12:55going to say, "Oh, yeah. By the way, my
- 12:57cousin is looking for a house. She's in
- 12:59your area. These people don't have to be
- 13:01in your area. People know people who's
- 13:03moving to Charlotte or wherever you live
- 13:06and they actually might be moving to
- 13:07where you are in a couple of years or
- 13:09know of a family member that um live
- 13:12where you are." There's been times where
- 13:15literally my people in Louisiana,
- 13:18word of mouth, they know I'm in real
- 13:20estate, they know I'm in Charlotte. come
- 13:23to find out, one of their friends moving
- 13:24to Charlotte, they're like, "Let me hook
- 13:26you up with my cousin." So, it don't
- 13:27have to be like people that's just in
- 13:30your city. It can literally be anybody
- 13:32because referrals can always happen. And
- 13:34even if they don't live in your city,
- 13:36you can always refer them to another
- 13:39agent to help them and also still get
- 13:42paid. So, don't discount that. Don't
- 13:45overthink it like I said before. But
- 13:48yeah, get your contact list together.
- 13:50Just give them a call. Call the care
- 13:52call. Let them know you're in real
- 13:54estate. And yeah, that's going to be the
- 13:56beginning of your conversations, your
- 13:59contacts that you need to be making.
- 14:01Okay, next part. I feel like this video
- 14:03is going to be long, but I just have to
- 14:05get all this out. Shadowing.
- 14:09I should have did this when I first I I
- 14:13honestly don't even remember what my
- 14:17experience was as a new agent. I don't
- 14:20think it was awful, but I've now been a
- 14:23part of so many different teams and
- 14:24seeing things done so many different
- 14:26ways that I feel as though if I were
- 14:29starting out again in my first 30 days,
- 14:32this is what I would do. So, shadow, and
- 14:34I wrote this down, shadow one agent
- 14:36doing an open house. Let it be like a
- 14:38busy open house, too. Like a home that's
- 14:41in a desirable part of town. A home
- 14:45that's at a pretty good price point. You
- 14:47don't want to go like too low, but you
- 14:49don't want to go s super super super
- 14:51high. Unless, again, in your business
- 14:53plan, if you're tapping into the luxury
- 14:55market, maybe you do want to go a little
- 14:57bit higher, but kind of go where the
- 14:59average price point is of homes in your
- 15:01area in the Charlotte area right now in
- 15:032025 is like 432,000
- 15:06somewhere along there. But you want to
- 15:08shadow one agent doing an open house so
- 15:11you can see how it's done, what type of
- 15:13questions people are asking as they're
- 15:15coming in. You want to shadow one agent
- 15:18doing a home inspection as well. So
- 15:21maybe team up with a agent that's just
- 15:23willing to show you something. Maybe
- 15:25they have a lot of business, maybe they
- 15:27don't. They have some kind of business.
- 15:30And you being there for a home
- 15:31inspection is going to teach you a lot
- 15:33as well. Because if the home inspector
- 15:35is good, they're going to go over all of
- 15:37the different components that had a
- 15:40defect in the property and you'll be
- 15:42able to physically see what he's talking
- 15:44about. So, when you go out to show your
- 15:46clients, you're not just looking at the
- 15:48oos and o's of the house, but you're
- 15:50really looking at a property to see if
- 15:52this property is could be a good fit for
- 15:55your client. And you're you're trying to
- 15:58minimize as much risk for your client as
- 16:01you possibly can. So, by going to home
- 16:04inspections, that is going to put you in
- 16:07the best position because you're going
- 16:08to know what to look out for. If you
- 16:10went to 100 home inspections, do you
- 16:13think you'd be pretty good at your job?
- 16:15Cuz I do. That is a lot of houses to see
- 16:19like a lot of things. You'll start to
- 16:21see like common
- 16:24elements of homes. That's just like,
- 16:26okay. And so when you start going to
- 16:28these homes, you're you're like, okay,
- 16:30this this is a problem. This is probably
- 16:33going to cost you about 2,000 because
- 16:35you've already seen it before. All
- 16:37right. The next thing you want to do is
- 16:38shadow a closing. I know so many agents,
- 16:41me included, I was so nervous to go to
- 16:43my first closing because you're sitting
- 16:45at a table with an attorney and your
- 16:48clients and I'm just sitting there like
- 16:50this. This is what I was thinking in my
- 16:52first close out. I'm sitting there like,
- 16:53"Oh my god, I hope they don't ask me
- 16:55anything like on the spot." Like what if
- 16:57they ask me questions and I don't know.
- 16:59So that's why I feel like to get rid of
- 17:02those that nervous energy, I think it's
- 17:04just great to go to a closing um from
- 17:08another agent in your office or maybe
- 17:10you join a team and you can just join
- 17:11them so you can see what it's like
- 17:13because literally like your client is
- 17:16going to be sitting there, the attorney
- 17:17will be there. Sometimes the client
- 17:19lender shows up. It depends and it's
- 17:22you. And so, yeah, it's just really like
- 17:26an extra set of ears, extra set of eyes
- 17:29at a closing table cuz sometimes they're
- 17:31supposed to send you to closing
- 17:33disclosure before closing, but sometimes
- 17:35like that might be inaccurate, but
- 17:37really you should be looking at that
- 17:38prior to even getting to the closing
- 17:40table. But to relieve some of those
- 17:41nerves, definitely intend a closing. And
- 17:44then the last thing that you should be
- 17:46shadowing is just a basic home tour.
- 17:49There are probably a ton of agents
- 17:51giving home tours. So, I would like see
- 17:54how one agent does it, maybe two, you
- 17:56know, two tours and found another agent
- 17:59to shadow. Just see how they're
- 18:01interacting with their clients and again
- 18:03what their clients are asking them while
- 18:05they're on the home tour because that's
- 18:07going to help you when you have your own
- 18:09clients that you're touring. You can be
- 18:12more prepared. Like you definitely
- 18:14should know basic information about the
- 18:16house such as the roof, the water
- 18:19heater, the AC, the furnace,
- 18:24when a property was built, like the age
- 18:25of the systems is so so so so so
- 18:28important. Another thing that I like to
- 18:30add when I'm walking through properties
- 18:31is like how long the owner has owned the
- 18:34property for. And a lot of your buyers
- 18:36are going to ask you why they're selling
- 18:38the property. If you could get ahead of
- 18:40that, that would be great, too. But
- 18:42there's all kind of reasons people sell
- 18:44the property like and usually the reason
- 18:46is not because the house is falling
- 18:47apart. It's like life changes. So yeah,
- 18:51definitely take me up on that shadowing.
- 18:54Okay, next. We have a couple of more to
- 18:56go. So let's try to speed through these
- 18:59products that you need. Business cards.
- 19:02These could be the physical ones or the
- 19:04virtual ones. I'm kind of like old
- 19:08school a little bit cuz I know a lot of
- 19:10people are like, "Oh, like everything is
- 19:12electronic these days. Everything is on
- 19:14your phone." Yeah. But again, if you're
- 19:17like out and you're on a move or like if
- 19:20you're in a place that has spotty cell
- 19:22phone service and you can't quite get to
- 19:24your electronic business card or your
- 19:26phone about to die or maybe you don't
- 19:30have your phone on you, it's like in the
- 19:32car or maybe you come across older
- 19:34people who don't they're not into
- 19:36technology. I feel as though it is great
- 19:39to have like a physical business card.
- 19:41Also, for me, it shows like that you're
- 19:44a professional. Like, you took one step
- 19:47above getting off your phone to have a
- 19:50physical business card. That's just me
- 19:52personally. Everybody is not the same.
- 19:55So, you can get your business cards made
- 19:57on Canva. You can go to Vista Print.
- 20:00Your office may supply you with business
- 20:02cards, but definitely try to have some
- 20:04handy. I feel as though that just makes
- 20:06you look like a professional.
- 20:09That's just me. And then also with
- 20:11business cards, you never know when
- 20:14you're going to some of these vendors
- 20:15like the beauty supply store or dropping
- 20:18your dry cleaning off or the nail shop.
- 20:21You stick your business card right
- 20:22there. You never know who will pick your
- 20:25business card up and give you a call.
- 20:27You never know. Like my colleague, he's
- 20:30done that and he's gotten business from
- 20:32that. And then like it's just easy
- 20:35simple exchange. When you're
- 20:38dining at a restaurant and you have a
- 20:41really good conversation with a waiter,
- 20:43a waitress, you can leave your business
- 20:45card. Thanks. Your service was great.
- 20:49Leave your business card. Like you just
- 20:51never know where you would get your next
- 20:53deal from. Which is why I feel as though
- 20:55business cards are a great thing to
- 20:57have. But if you want to just keep it on
- 21:00your phone, I'm going to show you guys
- 21:02my virtual business card. I use a
- 21:06website called Blink. It's a website and
- 21:09it's a mobile app. But this is the app
- 21:12right here. That's what it look like.
- 21:15And then I can show you guys my actual
- 21:18business card. So this is what it looks
- 21:20like. It has like a QR code and then it
- 21:23has like book a consultation, leave a
- 21:27review, my phone number, my email, um
- 21:30find me on Facebook, and then when they
- 21:32scan it, their contact information is
- 21:34automatically uploaded into your phone.
- 21:37Okay. All right. Next, we kind of
- 21:39already talked about this one, but I'm
- 21:41just going to reiterate and kind of go
- 21:43back just a little bit. So, you know how
- 21:46just a few minutes ago we were talking
- 21:48about uploading all your contacts in
- 21:50your database and like calling everybody
- 21:52to announce it? Also, don't forget to
- 21:54announce it on your social media pages.
- 21:56That was the only thing I like had to
- 21:58add. I just wanted to make sure I add
- 22:00that added that before we go to the next
- 22:02point. But, um, okay, training. I feel
- 22:07as though so many new real estate agents
- 22:11want to go to all the trainings in their
- 22:14office about everything. It'd be so much
- 22:18training. It's ridiculous. Like training
- 22:20could literally be your full-time if
- 22:23full-time job if you let it when you are
- 22:25starting out as as a new agent,
- 22:27especially if you're with Keller
- 22:29Williams because there is so many
- 22:30training like they have Ignite for new
- 22:32agents. I know some new offices, they
- 22:35just have tons of video training, tons
- 22:38of PowerPoint. I mean, it's PowerPoint
- 22:40presentations. It's just training,
- 22:42training, training, training, training.
- 22:44Okay, this is what I would focus on as
- 22:47it relates to training. Yes, I will go
- 22:49to some of the training, learn the
- 22:51contracts and things like that. But
- 22:52really, it's like unless you have a
- 22:55client, you're not even why do you need
- 22:58to know about all these different
- 23:00contracts and going into the weeds of
- 23:02things if you don't even have a client
- 23:03you're working with? And a lot of people
- 23:05like, "Oh, well, I want to know what to
- 23:09do, you know, in case I get a client."
- 23:12But you're going to figure it out.
- 23:14You'll figure it out. Trust me, you
- 23:15will. The first thing is if you don't
- 23:17have no clients,
- 23:21you need some clients first. So I do say
- 23:25train, but in your first 30 days, this
- 23:29is the area that I would focus on
- 23:31training. Script, script, script,
- 23:33script, script, script, script, script,
- 23:35scripts,
- 23:37scripts,
- 23:39scripts,
- 23:40script practice, script practice.
- 23:44Okay, I hope y'all get the gist. Script
- 23:47practice. Yes, script practice. Like,
- 23:51there are so many objections in real
- 23:54estate that you're going to get hit with
- 23:56as a real estate agent. People will tell
- 23:58you, "Oh, interest rates are too high.
- 24:01I'm not buying right now." Or, "Oh, it's
- 24:03the holidays. I'm not going to I'm not
- 24:05thinking about a move until after the
- 24:07holidays. Oh, I'm locked into a lease
- 24:09right now. I'm waiting for my lease to
- 24:10end. Oh, oh, so many objections, right?
- 24:14And on the seller side as well. Oh, I'm
- 24:17gonna sell it myself. I don't need a
- 24:19real estate agent. So, all of these
- 24:21objections, you need like two to three
- 24:24rebuttals to come back to
- 24:27because that is what's going to like
- 24:29help you as a professional, help you get
- 24:32over the hump, help you to get clients.
- 24:35Some people may tell you, "Oh, I got a
- 24:36friend that's in real estate, a real
- 24:38estate agent." No, thank you. And you'll
- 24:40probably be like, "Okay, okay, well, if
- 24:44anything changes, let me know." Instead
- 24:46of like, you know, like challenging
- 24:49them. Okay. Well, if there was a
- 24:53significant advantage of using me versus
- 24:55your friend, is that something you would
- 24:57consider? So, you want to be able to
- 24:59have like
- 25:01different rebuttals to what people say.
- 25:03So, that's why I say script practice is
- 25:05so so so important. But not only script
- 25:08practice for objections, but script
- 25:10practice for your buyer consultations,
- 25:12script practice for your listing
- 25:14consultations, because when you do
- 25:17actually get a client and they're like,
- 25:19"Oh, yeah. I'm ready to buy a house. I'm
- 25:20ready to sell a house." Now you're like,
- 25:22"Oh, what do I do?" Consultation. The
- 25:25first thing that we're going to do,
- 25:27you're going to book a time on my
- 25:28appointment calendar. You can use
- 25:30Bookie, you can use SetMore, you can
- 25:33just use a regular Google calendar and
- 25:35let them know what your availability is.
- 25:38Next, Mr. or Mrs. buyer. We're going to
- 25:40have a buyer consultation. We're going
- 25:42to go over your wants and needs. We're
- 25:44going to go over the buying process. And
- 25:46then, if everything works and you feel
- 25:48comfortable and confident to use me as
- 25:50your real estate agent, we're going to
- 25:53get all the paper prep work done so we
- 25:55can get you seeing home soon, right? So
- 25:59you want to have your buyer and your
- 26:01seller consultations down to a tea. You
- 26:04should be practicing that every single
- 26:06day. So yes, training, but training on
- 26:10script practice in your consultations is
- 26:12what I would suggest as the first 30
- 26:15days as a new real estate professional.
- 26:18And we're going to end this video with
- 26:19the very, very last thing that I need
- 26:22you guys to do if you are in your first
- 26:2430 days as a realtor or if you're just
- 26:26new. Okay. The last thing that you're
- 26:31going to do is track track
- 26:36how many people you're speaking to a day
- 26:38about real estate. Contacts. How many
- 26:40conversations are you having every
- 26:42single day about real estate? You want
- 26:44to track that with the date and then the
- 26:48number. So today's date is July 19th.
- 26:54And I know as of today, as of right now,
- 26:57I've spoken with only one person about
- 27:00real estate. So by the end of the day,
- 27:03maybe I would have talked to four
- 27:05people, 10 people, I don't know. You put
- 27:08that number in that Excel spreadsheet or
- 27:11whatever kind of way you plan on
- 27:12tracking that so that you can start to
- 27:15learn
- 27:17your conversions. you can start to
- 27:19learn, okay, if I talk to 20 people
- 27:23every day, I know that I can get at
- 27:26least one consultation.
- 27:29Okay?
- 27:32If you are if you plan on working with a
- 27:35lot of buyers, the other thing you want
- 27:36to track is the number of properties you
- 27:38show. If you
- 27:42on board one new buyer and y'all go out
- 27:45to see five properties,
- 27:48you need to be tracking that because now
- 27:50you know
- 27:52based on history, based on your style,
- 27:54based on your conversions, how many
- 27:58properties you need to show a buyer
- 28:00until you can get that property under
- 28:02contract. And the goal is to show less,
- 28:04not more. You don't want to be showing
- 28:0780 properties before y'all go under
- 28:09contract because that is setting many
- 28:13times poor, you know, expectations for
- 28:16that buyer client. You want to be able
- 28:18to maximize your time. So tracking is
- 28:22very important and I highly recommend it
- 28:24as a new real estate agent and as a
- 28:27seasoned real estate agent. Okay
- 28:29friends, I think we went over everything
- 28:32that I had on my phone. I hope you found

- 28:44pages up and running, realtor and Zillow
- 28:46do uh Zillow as well, getting your
- 28:49contact list together, shadowing,

- 28:55everyone, and then training script
- 28:58practice as well as consultations, and
- 29:00then finally tracking. Those are all the
- 29:03things that we talked about in this
