- 0:26>> Creating feasibility studies and
- 0:28compelling design presentations is one
- 0:30of the biggest challenges for real
- 0:32estate and design teams. In this
- 0:34workflow, we'll show you how TestFit and
- 0:36Rayon challenge [music]
- 0:37those legacy tools with faster, more
- 0:40agile workflows and how they work
- 0:42together seamlessly to solve that
- 0:43problem. First, we'll use TestFit to
- 0:46quickly generate and optimize a
- 0:48buildable site plan with real-time AI
- 0:51and parametric inputs. Then, we'll bring
- 0:53that site plan into Rayon, where we'll
- 0:55transform it into a clear, stylized
- 0:57architectural drawing adding context,
- 0:59visual storytelling, and even
- 1:01AI-generated 3D axonometric views to
- 1:04bring the whole project to life for your
- 1:06stakeholders. If you'd like to try this
- 1:08workflow yourself, you can try TestFit
- 1:10and Rayon using the links in the
- 1:12description below. If you're ready,
- 1:14let's dive in. TestFit is a real estate
- 1:16feasibility platform that makes site
- 1:18planning easy. TestFit uses real-time AI
- 1:21to optimize for the best design solution
- 1:24for every site based on user parametric
- 1:26input. So, first, you tell the AI what
- 1:28you need on your site based on your site
- 1:30requirements, like unit mix, setbacks,
- 1:33site circulation, parking ratios.
- 1:36TestFit generates the best buildable
- 1:38solution.
- 1:39As you make changes, our AI
- 1:41configurators update the design
- 1:43instantly, so you're not wasting time
- 1:45going back and forth on design
- 1:47revisions. You can adjust any parameters
- 1:49in the input panel and drag and edit the
- 1:52generated model right onto the canvas.
- 1:54[music] With TestFit, you're getting a
- 1:56full picture of your real estate
- 1:57feasibility workflow across design,
- 2:00cost, [music] constructability, all in
- 2:02real time.
- 2:03With that in mind, let's dive right in.
- 2:05First, let's look at site conditions.
- 2:07You can draw a site boundary, or if
- 2:09you're you're in the US or Canada, you
- 2:11can define by parcels. Next, [music]
- 2:13TestFit will prompt you to choose a
- 2:15configurator. You can think of these
- 2:17configurators as development typologies
- 2:19that come with customizable presets.
- 2:23And those presets drive the detailed
- 2:25site plan.
- 2:26With our configurators, you can design
- 2:29anything from a 50 over one to a grocery
- 2:31store with surface parking to shipping
- 2:34and distribution centers.
- 2:36For this example, let's choose a wrap
- 2:38style apartment.
- 2:40Next, you can define the required
- 2:42setbacks both in plan and elevation. For
- 2:45special site constraints, you can
- 2:46visualize a number of data layers
- 2:48including FEMA flood zones, wetlands,
- 2:51and USA soils.
- 2:53You can also take a look at TestFit's
- 2:55built-in zoning data and automatically
- 2:57track zoning requirements for your site.
- 2:59TestFit will give you a pass/fail
- 3:02indicator in the tabulations panel.
- 3:05Additionally, you can view elevations
- 3:07both in 2D and 3D. As you make site
- 3:10changes, TestFit will provide automatic
- 3:12cut and fill calculations.
- 3:14And finally, you can use the easement
- 3:16tool to account for these environmental
- 3:18constraints so you can reduce risk right
- 3:20from the beginning. And once you get the
- 3:22site set up, you can start iterating.
- 3:25Each configurator has a set of
- 3:27parameters that control the development
- 3:29outcome.
- 3:30This multi-family site [music] has
- 3:33controls for building structure,
- 3:35parking, and verticals.
- 3:37Let's adjust the unit depth, the number
- 3:39of levels, and the parking stall size.
- 3:42With the parameters defined, you can
- 3:44customize different unit types and
- 3:46adjust the target mix. To customize
- 3:49further, you can use spaces to add
- 3:51programs into your building like amenity
- 3:53space, employee area, daycare and more.
- 3:56You can also move the core and manually
- 3:58drag the building itself. If you need to
- 4:01create a mixed-use site, you can add a
- 4:02space to accommodate for multiple
- 4:05configurators on the same site.
- 4:06>> [music]
- 4:07>> Treat this space like its own module and
- 4:09you can customize anything you need.
- 4:11Now the site plan is getting close, but
- 4:13if you want to keep exploring different
- 4:14options, you can save each option with
- 4:17different [music] design and financial
- 4:18modeling as a scheme. It's easy to
- 4:21compare each scheme with [music]
- 4:22real-time insights like efficiency
- 4:23ratio, yield on cost and more. If the
- 4:26end result meets your goals and you want
- 4:28to use it again for other deals, you can
- 4:30save your own presets and reuse it on
- 4:32other sites to get the same development
- 4:34outcome. Additionally, if you like to
- 4:36use goal-based constraints, you can use
- 4:38TestFit's generative design
- 4:39capabilities.
- 4:41With no filters applied, TestFit will
- 4:43give us thousands of options, but if we
- 4:45add a couple of filters, TestFit will
- 4:46only provide the buildable outcomes
- 4:48within the parameters defined.
- 4:51In the tabulation panel, TestFit is
- 4:53keeping track of all key outputs for
- 4:55your development, so you can get
- 4:57accurate quantity takeoffs with unit
- 4:59count, envelope area, parking stall
- 5:01count and more.
- 5:03Parallel to the quantities, TestFit is
- 5:05also maintaining a financial model that
- 5:06is calculating core financial data like
- 5:09acquisition cost, net operating income
- 5:11and yield on cost.
- 5:14You can access these settings in the
- 5:16performer section in the nav tree to
- 5:18control things like construction costs,
- 5:20land costs and rental revenue.
- 5:22In the web, you can edit your deal as
- 5:24well as analyze quantity takeoff, cost
- 5:26model and build custom [music] reports.
- 5:29We've created a fully optimized site
- 5:31plan in TestFit in just minutes instead
- 5:34of days. With the project feasibility
- 5:36validated, the next step is
- 5:37communicating the design.
- 5:39Let's bring this schematic site plan
- 5:41from TestFit into Reyon. There we can
- 5:43develop it further into a detailed
- 5:46architectural drawing adding styling
- 5:47context and visual clarity and start
- 5:50shaping the story around the project.
- 5:52This [music] helps turn those early
- 5:53feasibilities into a compelling design
- 5:56that stakeholders and clients can easily
- 5:58understand and ultimately buy into.
- 6:01Rayon is the next-gen effortless CAD
- 6:03tool where you can go from concept to a
- 6:05fully fleshed out design in one place,
- 6:08whether you're in real estate, business
- 6:10development, architecture, or design.
- 6:12Okay, first we import the DXF file
- 6:14generated from TestFit directly into
- 6:16Rayon. This gives us our base geometry
- 6:19of the project at scale, so we can start
- 6:21developing the design further.
- 6:24To begin, we create the schematic plan.
- 6:26This simplified version of the drawing
- 6:28makes it easy to read the key
- 6:30information from the feasibility study,
- 6:32such as circulation, building layout,
- 6:34and overall site organization. At this
- 6:37stage, clarity is the goal. We want
- 6:40stakeholders to quickly understand the
- 6:42structure of the project.
- 6:44Next, we transform the schematic into a
- 6:46stylized plan that communicates the
- 6:48design intent. [music]
- 6:50Using Rayon's built-in styles, we can
- 6:52easily add materials such as pavement,
- 6:55grass, and landscape elements to bring
- 6:57the plan to life.
- 6:58We can also populate the drawing using
- 7:01Rayon's library of more than 10,000 CAD
- 7:04blocks, including cars, benches, people,
- 7:07trees, and many indoor and outdoor
- 7:10objects.
- 7:12This helps add scale, context, and
- 7:14activity to the project, so that the
- 7:16design feels more realistic and
- 7:18engaging. Now, let's go a step further
- 7:21and show stakeholders how the project
- 7:23could actually function.
- 7:26For this shopping center, I created two
- 7:28typical shop layouts along with
- 7:30sections.
- 7:32>> [music]
- 7:33>> By adding people, clothing racks,
- 7:35cashiers, and other interior elements
- 7:37from the block library, we can
- 7:38illustrate how these spaces might
- 7:40operate in reality.
- 7:43This level of detail helps turn the
- 7:45basic feasibility model into something
- 7:48more tangible and convincing.
- 7:50>> [music]
- 7:52>> To further communicate the concept, we
- 7:54can generate 3D axonometric views using
- 7:57Rayon's AI.
- 8:00All it takes is a screenshot of the
- 8:01drawing and a simple prompt describing
- 8:04the view you want and Rayon generates
- 8:07the axonometric visualization
- 8:09automatically, saving hours compared to
- 8:12building the view manually. These views
- 8:14are especially useful in our early
- 8:16concept stages, when you want to clearly
- 8:19convey spatial relationships and your
- 8:21overall design ideas.
- 8:24Finally, we bring everything together by
- 8:26adding images and preparing a
- 8:28presentation directly inside Rayon.
- 8:31The presentation can be shared as a live
- 8:34URL that always stays up to date as the
- 8:37project evolves.
- 8:38>> [music]
- 8:39>> Or, your teams can collaborate in
- 8:41Rayon's cloud-based environment to
- 8:43review, comment, and iterate smoothly.
- 8:47As you can see, starting from a
- 8:49technical feasibility file, we've
- 8:51arrived at a fully fleshed-out design
- 8:53concept with real visual impact for our
- 8:56stakeholders.
- 8:57Once the project is approved, you can
- 8:59jump right back in and continue
- 9:01developing it, creating construction
- 9:03drawings, placing FF&E, and generating
- 9:06takeoff schedules for execution. And
- 9:09there you have it. That's how you go
- 9:10from an AI-powered feasibility planning
- 9:12in TestFit to a compelling architectural
- 9:15concept in Rayon,
- 9:16all in a fraction of the time of your
- 9:18traditional workflows. With TestFit, you
- 9:20can rapidly explore development
- 9:22scenarios and optimize site layouts. And
- 9:25with Rayon, you can turn that technical
- 9:26output into a clear and visually
- 9:29engaging design that communicates your
- 9:30vision and wins stakeholder buy-in. If
- 9:33you'd like to try this workflow for
- 9:35yourself, you can check out TestFit and
- 9:37Rayon using the links in the description
- 9:39[music] below. Give them a try and see
- 9:41how quickly you can move from site
- 9:43feasibility to a fully fleshed out
- 9:45design concept.
