- 0:00Hey there, I'm David and in this video
- 0:01I'll show you how to create a complete
- 0:03property development feasibility study
- 0:05using Rayon. Whether you're a developer,
- 0:07architect, or urban planner, this is the
- 0:09type of presentation that helps turn a
- 0:11concept into a project. You'll learn how
- 0:13to explore zoning options, visualize
- 0:15area breakdowns, add livable layouts,
- 0:18and package it all into a clear,
- 0:19compelling proposal for investors and
- 0:21stakeholders.
- 0:23Throughout this video, I'll be working
- 0:24in rayon.design, a web-based
- 0:26architectural drawing software. Sign up

- 0:38dive in. The first step of your
- 0:41feasibility study is your due diligence
- 0:43for the property site. I'm going to show
- 0:44you how to import a site plan
- 0:48from Rayon. Click on the menu and import
- 0:51a DWG.
- 0:53Here I have a DWG on my desktop called
- 0:55site plan. We're going to start with
- 0:57that.
- 0:58The import will open a new window in
- 1:00Rayon.
- 1:04Here you can see a preview of the DWG.
- 1:06And the first step is to select two
- 1:08points to confirm your scale. So I'm
- 1:12going to select two points on this
- 1:13little building over here.
- 1:16And I know from looking at this drawing
- 1:19before that this is roughly 80 m. So as
- 1:22long as you pick the correct scale and
- 1:24if it looks correct, then it should be
- 1:26ready to go. So, I'll click continue.
- 1:31Now I'm back in the original model and I
- 1:33can just click import.
- 1:38Now we have a scaled version of the
- 1:40imported DWG.
- 1:44Fully editable in Rayon.
- 1:48Now that our plan is set, let's fast
- 1:49forward a bit to where I've arranged the
- 1:51drawing onto a title block. I've also
- 1:53created an outline of the potential
- 1:55project that we want to build.
- 1:59Note that developers often overlook
- 2:01things like slopes or access routes in
- 2:03early stages, which can become expensive
- 2:05surprises later. Be thorough from the
- 2:07start by marking key information on your
- 2:09site plan. Rayon makes it easy to
- 2:12highlight value enhancers like walking
- 2:14distance to a metro, which usually means
- 2:16higher rents. So, I've indicated the
- 2:18metro with a yellow circle.
- 2:21proximity to a tech hub which is ideal
- 2:23for co-l livingiving. I've highlighted
- 2:24this building in red and the presence of
- 2:27a tourist heavy area which means
- 2:29short-term rental potential. I've
- 2:31highlighted this in green. Together
- 2:33these insights can elevate your pitch to
- 2:35developers. Now let's add an access
- 2:38route to the site plan. I'm going to do
- 2:40this using the curve tool.
- 2:45First, let's draw a very crude,
- 2:48easy
- 2:50line that sort of follows
- 2:53roughly where we're going. It doesn't
- 2:55have to be perfect, but just from one
- 2:57part off the site to our project. So,
- 3:01you click on a few places and then you
- 3:03say done. Now, we have this line. And
- 3:06the first thing we're going to do is
- 3:08stylize this line. So, let's go on to
- 3:10the right hand panel and let's edit its
- 3:14stroke. So,
- 3:16let's give it a nice color to highlight
- 3:19it. And let's increase the weight.
- 3:22Make it thick. And let's make it make it
- 3:25dashed. So, I think the one is too big.
- 3:29So, let's pull that down.
- 3:34Yeah, I like that.
- 3:38Now, what we can do is save this as a
- 3:40style. So, let's click the plus. Save it
- 3:43as a style. We can say site access.
- 3:48Now this is saved in our styles panel.
- 3:52You'll see why this is handy in a
- 3:54moment. We can add multiple site access
- 3:57lines coming from the other side and
- 4:01going down this road.
- 4:08Now we have this new line and we can
- 4:10apply the same style to the line.
- 4:13So, if we fast forward a bit here, I've
- 4:15cleaned up the lines and made sure that
- 4:17they stick inside of the bounds of the
- 4:19roads.
- 4:21What's good about this is if we click on
- 4:22the line and we want to change it, we
- 4:24can go to this style and edit the style.
- 4:29And let's say we want to change the
- 4:30color of the line, let's say we want
- 4:32red,
- 4:34both of the lines will update in red.
- 4:36So, we can have consistency in our
- 4:38drawing. So, no matter how many lines
- 4:40you draw, you can have control over what
- 4:42color, stroke, anything to do with their
- 4:45appearance.
- 4:48Now, let's focus on the building and
- 4:49sketch a few interior alternatives.
- 4:52In this case, I'll create a co-working
- 4:54plan with a mix of office spaces,
- 4:56meeting rooms, public and private areas
- 4:58to maximize the revenue of a given
- 5:00typical floor plan.
- 5:02Let's use Rayon's wall and zone tools to
- 5:04do so. I'll show you how. Here we have a
- 5:06basic plan with walls for the exterior
- 5:10and some interior walls with doors, but
- 5:13we can divide this up further any way we
- 5:15like. Let's start with the wall tool.
- 5:17Click on the wall tool and we can select
- 5:20one of the existing wall styles. We can
- 5:23go ahead and divide up these larger
- 5:24rooms into smaller spaces.

- 6:12For this project, we already have a
- 6:13legend created, which I'm just going to
- 6:14paste in here. And of course, every
- 6:17office and every project will have its
- 6:19own different legend, but here we have
- 6:21one set already set up for circulation,
- 6:24office space, meeting rooms, and each
- 6:26type of room has an explanation and a
- 6:29color. So, I'm going to show you how to
- 6:30link your zones to these colors and do
- 6:33so in a way that it'll easily add up the
- 6:36area of your project. Let's start with
- 6:38the zone tool. Simply click anywhere
- 6:41within walls and it will create a zone.
- 6:46Now, we already have loaded into this
- 6:48project some text styles that will work.
- 6:52Now, let's color the zone according to
- 6:53our legend. We zoom in on the legend.
- 6:56The office space already has a fill
- 6:59setup called office space and set to a
- 7:02color. Of course, we can change this to
- 7:04anything we want, but let's leave it the
- 7:06way it already is.
- 7:08So, now what we can do is click on this
- 7:10zone and change its style. replace it
- 7:14with office space.
- 7:17Let me undo that and show you a
- 7:19different way. You can also click on the
- 7:23next to style and pick a style
- 7:27by simply going over this
- 7:30office space clicking and then it
- 7:32figures out that it should reuse the
- 7:34office space style.
- 7:37Now we can continue putting zones all
- 7:39over the plan.

- 8:34Fast forward a bit and I've made three
- 8:36different zones. Let's start naming
- 8:38these zones. You can click on a zone and
- 8:40replace it with office one,
- 8:44office 2,
- 8:48and corridor.
- 8:52Now, you might see an issue here because
- 8:54we actually have a public space here,
- 8:57but the corridor is just off to the
- 8:59side, but we have no walls. So, how do
- 9:02we split up a zone? This problem can be
- 9:04solved with zone dividers.
- 9:08down next to the zone tool is zone
- 9:10divider. So, I'm going to select that
- 9:13and then draw a path
- 9:19that outlines my corridor.
- 9:34Now you can see what happened is the
- 9:35corridor zone
- 9:37only sticks to the left side of the zone
- 9:40divider.
- 9:45Now I can make another zone inside the
- 9:47corridor.
- 9:52Let's just style this text.
- 9:55[Music]
- 9:57It's already styled as I want the
- 9:59corridor, but let's switch them. So now
- 10:01coridor
- 10:03[Music]
- 10:07let's select this one and for the fill
- 10:10let's use the eyropper and go over and
- 10:13select public space.
- 10:25Now that we have everything
- 10:26intelligently set up, I can show you
- 10:28that these zones are sticking to the
- 10:31walls. Because if we move the wall,
- 10:34you can see the size of the zones
- 10:36actually change.
- 10:38Right now, this office is 29 m, but if
- 10:41we move this down, now it's 33. This is
- 10:44really helpful as you're making changes.
- 10:46Same goes for the zone dividers.
- 10:49We can select it using tab and we can
- 10:51change the size. And as you can see, the
- 10:53corridor and the public space now adapt.
- 10:56Now, let's fast forward. I have a full
- 10:58floor plan based on local regulations
- 11:01and my project's business plan.
- 11:04This is my first compliant version, and
- 11:06I can make multiple versions that test
- 11:08different mixes like residential heavy
- 11:10or mixed use with commercial or civic
- 11:12spaces. To do so, simply copy your floor
- 11:15plan three times.
- 11:19Holding Alt
- 11:22and holding shift, we can make three
- 11:24quick versions all in a row.
- 11:31Now you can go in and change each one.
- 11:35Let's say you want to delete a zone.
- 11:40And you can work through the plans in
- 11:41this way. Let's fast forward a bit. Have
- 11:44my three options that all show different
- 11:45mixes for the interior of the building.
- 11:48This is a great way to show stakeholders
- 11:49that you're thinking strategically but
- 11:51staying grounded in real constraints as
- 11:53everything works in each option. If we
- 11:55zoom in on one of the options, you can
- 11:57see that I've named everything according
- 11:59to the option. So each zone either says
- 12:02option A or if we move into option B,
- 12:08option B,
- 12:10and option C as well. You'll see why in
- 12:14a moment because next we're going to use
- 12:16Round's table tool to calculate and
- 12:17summarize the key data from each
- 12:19alternative. To do so, we'll create a
- 12:21table. You go to the left and click on
- 12:23the tables and add table.
- 12:30And right now, this table is taking into
- 12:32account everything in our model, which
- 12:34is why there's 578 items. We're going to
- 12:37simplify by clicking on the three dots
- 12:39and going into categories and turning
- 12:41off everything but zones. So now the
- 12:44table is only showing all of the zones.
- 12:48We can rename the table areas.
- 12:52And we can click on the name to sort the
- 12:54zones by name. And we can also group
- 12:56them. Here's where naming really comes
- 12:58in handy. Because we named all of the
- 13:00offices in option B, option B, office.
- 13:02They all get grouped together. We want
- 13:05to actually know the area of each zone.
- 13:07So we go to the plus sign and we can add
- 13:11any type of category including area.
- 13:17Bion automatically sums the totals for
- 13:20each group.
- 13:22Now this table's ready to be exported.
- 13:25You can export it as either a CSV or an
- 13:28XLSX.
- 13:29Let's go CSV.
- 13:31Of course, once you have the table in
- 13:33any spreadsheet software of your choice,
- 13:34you can format it however you want and
- 13:37you can save it as a PDF which we can
- 13:39put back into Rayon for presentations.
- 13:42Fast forward after dropping the PDF back
- 13:44into Rayon and arranging it on sheet.
- 13:46And that's it. You've now created the
- 13:48core of your property feasibility study.
- 13:51Three floor plan alternatives with three
- 13:53tables indicating the ratio and mix of
- 13:55square meters according to use case.
- 13:58Feel free to add information like the
- 14:00capacity of each space type and its
- 14:02return on investment benchmark and more.
- 14:05To help stakeholders picture the space,
- 14:07add a sample floor plan with furniture.
- 14:09Whether it's a living unit or an office
- 14:10floor, placing blocks and objects show
- 14:12scale, flow, and usability. Let's get
- 14:15started by clicking on the blocks icon.
- 14:18The blocks icon opens up the blocks in
- 14:20your model and in Rayon's online
- 14:22libraries.
- 14:23[Music]
- 14:26Let's start by typing in work.
- 14:30And here we have a work desk module and
- 14:32we can simply drag and drop it into our
- 14:34model.
- 14:36Now we can arrange the desks to fill up
- 14:38the space. You can rotate them, move
- 14:41them, even scale them.
- 14:47You can also go into Rayon's libraries
- 14:49and search yourself. So, let's look for
- 14:51office.
- 14:53If we scroll down,
- 14:58you can see office desk and chair.
- 15:02There's all sorts of office blocks to
- 15:04choose from. We're going to take the
- 15:05work kit eight-seater, drag it in,
- 15:09and a simple rotation.
- 15:13and you can drag it into a room.
- 15:22These blocks are a great way to quickly
- 15:23populate your drawing and make it look
- 15:25lively. Let's fast forward to where I've
- 15:27populated the whole plan with blocks.
- 15:30Now the plan is a lot easier for
- 15:32stakeholders to understand.
- 15:34As a final step, let's polish the
- 15:36presentation with a title block and a
- 15:38cover page featuring a reference image.
- 15:40Consider adding a summary scheme sheet
- 15:42to clearly compare your alternatives.
- 15:44This helps stakeholders quickly grasp
- 15:46your proposal at a glance. Let's start
- 15:48by grabbing a title block from the block
- 15:50library.
- 15:52If you click on libraries, you can
- 15:54browse all of the different groups of
- 15:55rayon libraries. And at the bottom, we
- 15:58have
- 16:00title blocks and annotations.
- 16:04See a whole collection of title blocks.
- 16:05You can choose any one you like and
- 16:09drag it into your drawing. To quickly
- 16:12create the schemes, let's go back to our
- 16:14site plan and copy paste the shape.
- 16:27You can get rid of the fill and keep the
- 16:30stroke. Next, let's paste our legend on
- 16:34so we can get the colors for the
- 16:36different functions.
- 16:37[Music]
- 16:40Now, we can fill the shape according to
- 16:44one of our functions
- 16:47such as office space.
- 16:51Now, we can use other shapes to describe
- 16:54the other programs. So, let's just draw
- 16:56a random rectangle
- 17:00and fill it with the meeting room
- 17:02function.
- 17:08We'll take away its stroke.
- 17:19And we can arrange these shapes
- 17:22according to the program of our design.
- 17:25Fast forward and here we have scheme A.
- 17:28Now we can easily duplicate scheme A
- 17:34to set up scheme B
- 17:36and scheme C.
- 17:40Now let's fast forward to our polished
- 17:42scheme page where we have option A, B,
- 17:44and C and the corresponding numbers to
- 17:46the square meters. We also have a legend
- 17:48at the bottom so that the stakeholders
- 17:50can understand what they're looking at
- 17:51which clearly intros the rest of our
- 17:53presentation. Here we have the project
- 17:55title page. And to add a finishing
- 17:57touch, I'm going to import a render of
- 18:00the building. So if you go to the side,
- 18:02import image. And I have a render on my
- 18:05desktop.
- 18:07Ron will simply put the image here. And
- 18:09you can rightclick,
- 18:11send it to the back of the layer,
- 18:14and arrange it on the page.
- 18:20And now we have our completed
- 18:22presentation ready to share with
- 18:23stakeholders
- 18:26share with the stakeholders. You can
- 18:27first check it out on the pages tab. As
- 18:30you can see here, it's not in the
- 18:31correct order. So, we can simply just
- 18:33drag the title page to the front
- 18:37and rearrange our pages as we wish.

- 19:07Once all of our pages are in order, we
- 19:09can preview the presentation. the
- 19:11preview button.
- 19:20A new tab is opened with the PDF preview
- 19:23of our presentation which you can then
- 19:25publish
- 19:27to make accessible for anyone who has
- 19:29the link to view. You can now paste this
- 19:32link and share it with any of your
- 19:34stakeholders.
- 19:35Alternatively, you can go to the export
- 19:37menu and export the whole presentation
- 19:39as a PDF.
