- 0:08And today I'm happy to have on Kyle the
- 0:10website landlord who runs a lot of rank
- 0:13and rent local SEO businesses doing I
- 0:16believe around $100,000 a month renting
- 0:19lead flow to local service businesses.
- 0:21So Kyle, I heard your episode on the
- 0:23Chris Corner podcast. I was on there
- 0:25myself. I wanted to get you on this
- 0:27podcast. Appreciate your time here.
- 0:29>> Of course, man. Happy to be here. I was
- 0:31glad you reached out. I can't believe
- 0:33the
- 0:34the reaction Corner's podcast had. I
- 0:36didn't even know how big he was until he
- 0:37invited me on and I'm just like, "Holy
- 0:39moly."
- 0:40>> I felt that same reaction. I don't know,
- 0:42you know, you probably got a bigger one
- 0:43than I did, but I was blown away by the
- 0:44response to my episode there.
- 0:46>> I literally went to go drop my dog off
- 0:48at um my dog watcher cuz we went on a
- 0:51cruise. We had to have my my dog
- 0:53watching my
- 0:54dog watcher, he was like, "Kyle,
- 0:57I literally saw you on the Corner
- 0:58Office. We have to talk about this." And
- 1:00I was like, it's crazy.
- 1:02>> It was crazy, dude. I had random family
- 1:03friends reaching out to me saying they
- 1:05saw me on this. I was like, I couldn't
- 1:06believe his distribution, but it was
- 1:08unbelievable. But anyways, the topic
- 1:10today we're going to be covering is kind
- 1:11of this rank and rent local SEO business
- 1:14model, right? And I could talk about
- 1:16local SEO and SEO in general forever
- 1:19here. But let's just get right into it.
- 1:20Like what exactly is a website landlord
- 1:23or rank and rent, I guess you could call
- 1:25it, and how is this different from just
- 1:26your typical marketing or SEO agency?
- 1:29>> Okay, so rank and rent, I do encourage
- 1:32everybody to check out the Corner Office
- 1:33podcast as well for a double-down
- 1:35response, but I'm going to try and
- 1:36recite it just as well as I did there.
- 1:38So basically uh website landlord is
- 1:42somebody who, let's say you're just
- 1:44bored one day and you're a computer
- 1:45science student and you're going to
- 1:46build out your first website ever, but
- 1:48you need something to build a site
- 1:49about. All right? So you're going to
- 1:50build a site for tree services in
- 1:53Savannah, Georgia. And you build this
- 1:55site and you get it ranked on the page
- 1:57one of Google, and you start seeing it
- 1:59gets a lot of traffic, and you put a
- 2:00phone number on that website and starts
- 2:02getting a lot of phone calls, but you're
- 2:04not a tree service guy. You just built a
- 2:05website, put it out there, and Google
- 2:07has for some reason
- 2:08developed an affinity for your site and
- 2:10put it on the top of page one, right?
- 2:12>> And that's not random, either. There's a
- 2:14science behind that.
- 2:15>> Exactly. There's I'm I'm giving a basic
- 2:17example so people could visualize the
- 2:19model. Well, now you have this website
- 2:21that's on page one of Google for tree
- 2:23services Savannah, and it's getting a
- 2:24bunch of calls, but you're not a tree
- 2:26service guy. What do you do? Well, I
- 2:28would recommend you call up a tree
- 2:30service company in Savannah Savannah,
- 2:32Georgia, and say, "Hey, I got this
- 2:33website. It's getting a ton of phone
- 2:35calls for tree services in Savannah.
- 2:38Maybe you could take a free trial of it
- 2:39and try out for 7 days and see what it's
- 2:42like." And so, you hook them up to the
- 2:43calls for 7 days. They get a bunch of
- 2:45leads. At the end of 7 days, you call
- 2:46them up, and you're like, "Hey, how did
- 2:48that trial go? Did you get a bunch of
- 2:49jobs?" And he's like, "Yeah, I closed
- 2:51like three different jobs. What what do
- 2:52we have to do to keep this going?" And I
- 2:54pitch them a $1,000 a month or something
- 2:56along along those lines. If they agree,
- 2:58I take their credit card information,
- 3:00and that's when this becomes completely
- 3:02passive because the website just sits
- 3:04there because you're in a
- 3:06low-competition city and niche, and the
- 3:08website stays there at the top, and the
- 3:11calls are automatically flowing to your
- 3:12client, and they're just paying you
- 3:14every month to take all that call flow
- 3:15your website generates.
- 3:17>> Yeah, and obviously you need to put in
- 3:18the work up front. There's a lot that
- 3:19goes into this with content and
- 3:21citations and other forms of backlinks,
- 3:24but like when it comes to picking a city
- 3:26and a niche to go after, that'd be the
- 3:28first question here. How are you doing
- 3:30this? Are you looking at search volume?
- 3:31Are you using AI to help you? Like how
- 3:33are you finding these demand gaps?
- 3:35>> So, there's like a whole sheet you kind
- 3:38of fill out that has all these different
- 3:39criteria. You're looking at domain
- 3:41authority. You're looking at trust flow,
- 3:44but the Okay, let me just reverse there.
- 3:46This is where how you dig into it. So,
- 3:48you'll have a whole sheet where you pick
- 3:49a bunch of different niches and cities
- 3:51that pique your interest, right? And
- 3:53then you start going to some of these
- 3:56searches like
- 3:58tree service in Savannah, right?
- 4:01So, you'll
- 4:03you'll
- 4:04once you get that search result live,
- 4:06you'll look at the top three results.
- 4:09And you'll look at spot number one and
- 4:11be like,
- 4:12"Okay, let's You're basically sizing up
- 4:14the competition. You're looking at site
- 4:16number one. You're like, okay, what are
- 4:17their scores like, their backlinks,
- 4:18their trust flow, their domain
- 4:20authority, their how much content do
- 4:21they have? Does their Does their website
- 4:23look like it has a good amount of
- 4:24pictures? Are their headings properly
- 4:26structured?" Just basically sizing up uh
- 4:30how
- 4:31like sizing up how strong the
- 4:33competition is, right? You do that for
- 4:35the top three sites in each market that
- 4:37you peruse, and then you narrow it down
- 4:38to the easiest targets because you're
- 4:40going to find so many niches and cities
- 4:43where the competing sites
- 4:45like they they seem like they were built
- 4:46back in 2005 and they haven't been
- 4:48touched since, and you could go in
- 4:49there, do 10% better than them, and
- 4:52you're knocking them out of the park
- 4:53forever. Because most of these small
- 4:55businesses in a lot of these smaller
- 4:57cities with like 100,000 population or
- 4:59less or something,
- 5:00you know,
- 5:01a lot of them are are people with a
- 5:03pickup truck and a tool belt, and they
- 5:05don't know how to do SEO themselves, and
- 5:06they don't have the money to gamble on
- 5:08some marketing company for 1,500 bucks a
- 5:10month who can't promise any results.
- 5:12>> And 1,500 bucks a month is on the lower
- 5:14end, right? I mean, you're talking 3, 5,
- 5:1610 grand a month for a lot of these
- 5:18agencies. You know, and I look at niches
- 5:21like tree removal or septic is one that
- 5:23I've had a little success with here as
- 5:25I've spun this up. Um but we're not
- 5:27going after like plumbing and HVAC and
- 5:30roofing, right? Because those are eaten
- 5:32away by private equity with millions of
- 5:35dollars invested in marketing. And so, I
- 5:36think there's a there's a good science
- 5:38behind what exact niches we're going
- 5:40after here.
- 5:41>> Well, I want to say first of all,
- 5:42roofing and those those niches, those
- 5:44obvious niches, they're not like
- 5:46off-limits. They're just a little bit
- 5:48more difficult, right? And some cities
- 5:50they're not much more difficult cuz
- 5:52there's so many cities across the US
- 5:53that you could do this in and you know,
- 5:55it's just about the competition level,
- 5:56right? But typically, if you're trying
- 5:58to get into personal injury lawyer in
- 6:00Los Angeles,
- 6:01good luck, you know, cuz the personal
- 6:03injury lawyers are spending like $50,000
- 6:05a month on their marketing team and
- 6:07you're competing against that. So, we're
- 6:08going after
- 6:10gutter installation,
- 6:12um
- 6:13epoxy floors, popcorn ceiling removal,
- 6:16junk removal, stuff like that, you know,
- 6:18where
- 6:19you know, you're not competing against
- 6:20major corporations, right? And a lot of
- 6:23these businesses are still, you know, a
- 6:24couple million, five, 10 million dollars
- 6:26in million dollars in revenue every
- 6:28year. A lot of people don't realize
- 6:30that. Some of them just get comfortable
- 6:32cuz they built their business off
- 6:33referrals and they never really invested
- 6:35into their online presence. But if I
- 6:36show up knocking at the door saying,
- 6:38"Hey, I could send you an extra 20 calls
- 6:40a week," they're not going to
- 6:41necessarily turn that down.
- 6:43>> Yeah.
- 6:43>> You know?
- 6:44>> Let's talk about the actual SEO strategy
- 6:46behind this, right? Like what's the
- 6:4880/20 of content and backlinks and what
- 6:51actually moves the needle here just on a
- 6:53high level?
- 6:54>> So, it all starts with doing that
- 6:56competition research, right? Because
- 6:59it's really going to be determined by
- 7:01how easy the competition is, right? If
- 7:04the competition's pretty weak and you're
- 7:05doing junk removal in like Orem, Utah
- 7:08like I used on the other podcast,
- 7:10I mean, I didn't do my research on that.
- 7:12Let's just assume it's really weak
- 7:13competition.
- 7:15The majority the 80% is really going to
- 7:17be content and backlinks. And to
- 7:19elaborate on that, content is just about
- 7:23the words on your website are not for
- 7:25your customer or they shouldn't be at
- 7:26least. So many business owners go and
- 7:29write up the content on their website
- 7:30thinking, "Oh, what am I going to say
- 7:32here so my customer will purchase from
- 7:34me, right?" Well, that's the wrong way
- 7:36to go about it cuz no one's reading your
- 7:38content. If you have a tree service
- 7:40company, no one's reading the words on
- 7:42your website, right? They might read one
- 7:44sentence and find the phone number and
- 7:45call.
- 7:46>> You're trying to capture search intent.
- 7:48That's the end of the day.
- 7:49>> Exactly. What you are designing the
- 7:51words on your website for
- 7:53are is to
- 7:56convince Google or clearly explain to
- 7:59Google's algorithm, its little robot
- 8:01that's crawling the internet at
- 8:02lightning speed,
- 8:03it's your job with those words to
- 8:05clearly show Google what it is you do
- 8:08and where it is you do it. All right?
- 8:11And you'll see on my all my sites it's
- 8:13very blunt and clear. It's New Orleans
- 8:16auto glass repair, New Orleans
- 8:18windshield replacement in New Orleans.
- 8:20I'm just so abundantly clear so Google
- 8:22has no issue figuring out where to sort
- 8:24me.
- 8:24But then Google has to determine whether
- 8:26they could trust my information or not.
- 8:28And the way they determine that
- 8:30is with something called backlinks.
- 8:32Backlinks are links on other websites
- 8:35that link back to mine. And there's many
- 8:38different ways you can go about it. Most
- 8:39people when they first hear that they
- 8:40think, "Oh wait, so I have to go call up
- 8:42a bunch of website owners and ask them
- 8:46to put a link on their site or
- 8:47something? No." And there's also
- 8:49higher-level strategies where people
- 8:51shoot out emails in in mass to other
- 8:54websites to get like a guest post on
- 8:56their website so you can get a link on
- 8:57it. We don't do any of that, all right?
- 8:59Because we're doing low competition SEO.
- 9:01There are two main two main strategies
- 9:03that we do. First of all,
- 9:05I think a lot of people here are aware
- 9:07that I have a private community of
- 9:09students that I teach this to
- 9:11>> You don't have to give all the secrets
- 9:12here, you know, Kyle. We're going to
- 9:13talk just what local citation links and
- 9:15and just stuff like that. Kind of
- 9:17>> Yes, that that's part of it, but to be
- 9:19honest I think it's maybe 5 to 10%. I'll
- 9:21I'll touch on that, but I want to talk
- 9:22about the backlinks real quick. The
- 9:23thing is, um,
- 9:25there are two main ways to go about back
- 9:27linking. It's number one is you can get
- 9:29links from within the private private
- 9:31community that you join and any one you
- 9:32choose. And students share links with
- 9:34each other on their site, right? That's
- 9:36an easy low-hanging fruit way to go.
- 9:38But,
- 9:39the method I've used primarily
- 9:41throughout my time doing this is the
- 9:43copycat method where, basically, I could
- 9:45use a tool like Ahrefs or Mangools, and
- 9:47I could look up the backlinks of any
- 9:50competing site in any city across
- 9:51America. So, if I'm doing tree service,
- 9:53I can go look up a tree service company
- 9:55in Houston, Texas, look at the backlinks
- 9:58they have on their website, scan through
- 10:00them, and find ones that can be free and
- 10:02easy to get myself. It could be a blog
- 10:04comment. It could be a directory site.
- 10:07It could be, you know, there's a variety
- 10:09of different ways to get to get a link
- 10:11on another site. And the thing is, lots
- 10:13of people will say, "Oh, those don't
- 10:15work." They do work in low-competition
- 10:18SEO. In low-competition SEO, you don't
- 10:20need prime primo CNN and Forbes
- 10:23backlinks. You just need some activity.
- 10:25Google just wants to see that someone
- 10:27knows who you are.
- 10:29>> And you brought up a really good point
- 10:30there, low-competition SEO, right? Most
- 10:33SEO advice we hear are from people
- 10:35trying to compete nationally for
- 10:37top-of-funnel keywords. That is a
- 10:39completely different ballgame when
- 10:41you're trying to outrank Joe Bob and
- 10:42Steve, I think was the analogy that you
- 10:44used on the other podcast. Completely
- 10:46different. I can't stand that when
- 10:48people try to act like SEO is just this
- 10:50one thing. Local low-competition SEO is
- 10:54such a different game than highly
- 10:56competition national SEO in any niche.
- 11:00>> I saw so many comments on on those posts
- 11:02saying, "Oh, well, Google does updates.
- 11:04This doesn't work anymore." I don't even
- 11:06look at Google's updates. I don't care.
- 11:09Google's updates primarily affect
- 11:13massive affiliate sites or massive
- 11:17um massive blog sites. You know, they're
- 11:19they're they're focusing on these giant
- 11:22mega sites that are spamming the
- 11:23internet, right? These these big
- 11:26updates, Google doesn't care about
- 11:28rolling out an update that affects junk
- 11:30removal guy in Savannah, Georgia,
- 11:32because they're not making any money
- 11:34there.
- 11:35You know where they're making money? On
- 11:37personal injury lawyer ads. They're
- 11:38making money on, you know, their
- 11:41carousels where they show sell products
- 11:44and, you know,
- 11:46kitchen appliances and all that type of
- 11:47stuff, right? So, they don't want
- 11:49anything interfering that. When when you
- 11:50have a site that's ranking for auto
- 11:52glass repair in New Orleans, they're
- 11:53making barely any money off ad space
- 11:56there. So, they're not sitting there
- 11:57trying to shake things up like crazy.
- 11:59That's their focus.
- 12:00>> And that's one of the big takeaways I
- 12:01hope people watching or listening to
- 12:03this takeaway is just that big
- 12:05competition gap in local service SEO
- 12:08versus national SEO. But one thing that
- 12:10we talked about before the podcast
- 12:12recorded here, Kyle, is as AI continues
- 12:15to infiltrate the SERPs, right? We have
- 12:17Google AI overview. We have AI mode,
- 12:20which in my opinion, they're going to
- 12:21try to default a lot of queries to AI
- 12:23mode. But how is this going to work with
- 12:26what you're doing on a rank and rent
- 12:27level? I know local SEO is different
- 12:30with map packs and local search intent
- 12:31and competition. But in my mind, I feel
- 12:34like Google is going to slowly but
- 12:36surely kill the blue links, not all the
- 12:38blue links cuz they need money from ad
- 12:40revenue, but slowly but surely kill
- 12:42those blue links and have, I guess, more
- 12:44greater AI SERP real estate. It's kind
- 12:47of what I'm thinking here. But what is
- 12:48your response to all this?
- 12:50>> So far,
- 12:52AI has only helped us. And because all
- 12:55of our sites, people who've been doing
- 12:56this for a while, there's your sites are
- 12:58already ranking and Google's just
- 12:59pulling the information from the
- 13:01standard SERPs and moving them into
- 13:03Google AI. I haven't changed my strategy
- 13:06to adapt to AI cuz it hasn't been
- 13:08necessary, right? Everything we've been
- 13:10doing is working just as well because
- 13:11Google's been working for the past 30
- 13:13years at developing a criteria for how
- 13:17to select a business to be at the top of
- 13:19page one.
- 13:20And their AI, Gemini, is going to defer
- 13:24to all that 30 years of hard work. It's
- 13:25not like the AI all of a sudden is
- 13:27getting to like go out into the real
- 13:28world and use the businesses and make
- 13:30better calculations. All they know is
- 13:32what's on your website.
- 13:34So, we're going to continue giving
- 13:35Google what it wants to see to show up
- 13:38in the AIs. All right? And Google wants
- 13:41to see what their algorithm interprets
- 13:44as quality content and trusted content
- 13:47at the end of the day. All right?
- 13:48>> Length and content. What it always comes
- 13:50down to. So,
- 13:51>> If you have a big mistake that people
- 13:54make is is thinking that oh, well, I
- 13:56have to make my site the expert at auto
- 13:58glass repair. No.
- 14:01You want your site to be the expert at
- 14:03auto glass repair in New Orleans. You're
- 14:06the specialist of the
- 14:08nuances
- 14:10about auto glass repair in New Orleans.
- 14:12So, our sites will have content about
- 14:14New Orleans. You'll have content about
- 14:16certain streets and certain crimes or
- 14:18something that happened that
- 14:20is just becoming a very local, niche,
- 14:22and city relevant site that Google's
- 14:24algorithm seems to like.
- 14:26>> And AI is making that process so much
- 14:28easier as it can scrape literally any
- 14:30directory, any site, anything available
- 14:33online, and you can respin that with
- 14:35some context and skill markdown files
- 14:37and create hyper-focused pages that then
- 14:40Google thinks that you're a local expert
- 14:42in this city in this particular niche.
- 14:44It's pretty cool what you can do with AI
- 14:45now.
- 14:46>> Yeah, exactly. We
- 14:48we spin up content on AI with very
- 14:49specific instructions. Back when I first
- 14:52started doing this business model, I
- 14:53used to have to pay um a content writer
- 14:56$25 per 500 words and it would take him
- 14:5910 days to deliver it, right? Now, if I
- 15:02give
- 15:03AI ChatGPT very specific instructions,
- 15:06uh I could have content in seconds, as
- 15:08we all know, right? And it also helps
- 15:10with your market research, you know, how
- 15:11to price things. It's all around super
- 15:14helpful tool. There's lots of people who
- 15:16are afraid of like, oh, AI is going to
- 15:18ruin this business model or something
- 15:19like that.
- 15:20Just follow the money, all right?
- 15:22Google's 50% of Google's total company
- 15:26revenue is local service ads.
- 15:29We are providing the television shows
- 15:32for those commercials. So, when you look
- 15:35at the search results of Google,
- 15:38the top section with the ads, those are
- 15:41the commercials.
- 15:43But, what people are coming to Google
- 15:44for are what we're showing right below
- 15:47the ads. We're the television show,
- 15:49those are the commercials. And if with
- 15:51Google doesn't have us,
- 15:53they don't have any platform to sell on.
- 15:55You see what I mean?
- 15:56>> Yeah. No, I completely agree with you.
- 15:57And I think one thing that is, I guess,
- 16:00misspoken about GEO, AEO, LLMO, you
- 16:04know, whatever it's called now, insert
- 16:05new acronym of the week it seems these
- 16:07days. One thing that's really
- 16:08misinterpreted here is that Google or
- 16:11when ChatGPT, Claude, Gemini, and all
- 16:13these LLMs, when they're retrieving
- 16:15their answer for a particular query, one
- 16:17of the top things they do is actually
- 16:19retrieval of real-time Google search
- 16:21results and real-time Bing search
- 16:23results. So, if you're not already
- 16:25mastering the traditional SEO
- 16:27fundamentals of trying to show up on
- 16:28Google or Bing, you're already shooting
- 16:30yourself in the foot if you're trying to
- 16:32do like these black hat secret AEO GEO
- 16:35tactics that you saw on a social media
- 16:37post somewhere. It just doesn't work
- 16:39like that. And a lot of people just
- 16:40don't get that.
- 16:41>> I will say the one way I see AI
- 16:44affecting um SEO in general, it opens
- 16:47you up it it opens up more long tail
- 16:50searches. Cuz now all of a sudden people
- 16:52feel emboldened to be like, okay, well,
- 16:54I don't want to just type in roofers
- 16:56Houston right now.
- 16:58I want to search
- 17:00I'm looking for a roofer who specializes
- 17:02in uh Spanish tile roofs, and is
- 17:05affordable,
- 17:05>> Right.
- 17:06>> and they're you know, um
- 17:08you know, they're they're licensed and
- 17:11insured and all this, right? You can put
- 17:12in all this criteria, and the AI will
- 17:14maybe deliver you an accurate result.
- 17:18But,
- 17:19the reason that's great is because we
- 17:21could just go to our websites and just
- 17:22start making them a bit more fleshed
- 17:24out. And it's not that hard to make
- 17:25sites fleshed out anymore, especially
- 17:27since we have AI to whip up content for
- 17:28us. So, I'm going to make sure my site
- 17:30has content about red tile roofs,
- 17:32shingle roofs.
- 17:34Um it's going to use the word affordable
- 17:35a lot in the content. It's going to use
- 17:37the word licensed and insured a lot on
- 17:39the on in the content. I'm just going to
- 17:41put as much content on the site to cover
- 17:43all my bases. And at the end of the day,
- 17:46there's no way you can cover every
- 17:48single search long-tail search that
- 17:50people are going to do. And I want to
- 17:53re-emphasize this. I don't know if I
- 17:54said this already.
- 17:55People are worried like, "Well, how are
- 17:57you supposed to rank for all those
- 17:58different variations?"
- 18:00I don't care to. I don't want to. I'm
- 18:03not My goal isn't to get all the leads
- 18:06in the market. My goal is to capture 1
- 18:09to 5% of the daily demand for that
- 18:12service so that I could forward it to my
- 18:14business owner who pays me a flat fee a
- 18:16month. My business owner
- 18:18isn't expecting 100 calls a day for his
- 18:20$1,000 a month fee. If I send him one to
- 18:23three calls a day, he's overjoyed to pay
- 18:26me that $1,000 a month. So, don't stress
- 18:30out. You don't have to be the best. You
- 18:31don't have to worry about optimizing to
- 18:32the fullest. This is a business model
- 18:34where it's like we're just taking a
- 18:35scrap of the pie, and that's enough.
- 18:38You know.
- 18:38>> mentioned this as passive now as time
- 18:40goes on. I guess how often are you
- 18:42coming in here and updating these sites
- 18:44if the updates are warranted?
- 18:46>> So, when I was first starting out, I
- 18:47would go back and look at my rankings
- 18:49every single day, right? I was like, "Oh
- 18:51my god, I moved from spot one to spot
- 18:52two. What am I going to do?"
- 18:54I don't look at my rankings at all
- 18:55anymore. I I I look at my call volume.
- 18:58That's all that matters.
- 18:59>> You're using CallRail, right?
- 19:01>> Yes, CallRail. So,
- 19:03I have plenty of sites that are ranking
- 19:05in spot four or five, and they're still
- 19:07getting 50 to 80 calls a month, right?
- 19:11And
- 19:12and it's it's So, it's like I don't care
- 19:14if I'm not number one. All I care about
- 19:16is if the calls are flowing. If I see
- 19:17the calls massively dropped off, which
- 19:20is a very rare occurrence,
- 19:22um then I'll go back and look at what's
- 19:24going on, right? And I'll do something
- 19:26to correct it. But 98% of the time,
- 19:30never going back to any of the sites
- 19:31I've ever built. Um my auto glass site
- 19:33that I showed in the other podcast, and
- 19:35I'll I'll show here as well if you want.
- 19:37Um that site, I built it 5 years ago.
- 19:40I haven't touched it. I haven't gone
- 19:43into the platform since I got it ranked.
- 19:45>> So, why don't we do that? Why don't we
- 19:47transition into New Orleans auto glass
- 19:49repair, I think is what the
- 19:51the rank and rent site was.
- 19:53>> All right. I'm going to type in, you
- 19:54know, is it fair to say that if

- 20:04>> Yeah.
- 20:06>> Type that
- 20:06>> And we talked about this earlier, too.
- 20:08I'm surprised Safelite, right, isn't in
- 20:10the mix here because when I think of
- 20:11auto glass repair, like Safelite has the
- 20:13monopoly in this space.
- 20:15>> Let's see if they're Yeah, they're down
- 20:16here, number four, right? So,
- 20:19about that, when you see something like
- 20:22Yelp or Safelite in the top spots of the
- 20:26search result,
- 20:28that's usually your first indicator that
- 20:30this is going to be low-hanging fruit,
- 20:31right? It's just one clue of many,
- 20:33right? The reason that is is because
- 20:36Google wants to show a local specialist.
- 20:39Google does not want to show Safelite or
- 20:42Yelp. Technically, they're competitors
- 20:44because they're generating leads for the
- 20:45same service Google's trying to generate
- 20:47leads for, right?
- 20:49But the reason they're showing them in
- 20:50the top spots is because they have
- 20:51nothing better to show. In comes us, who
- 20:54gives Google what it wants, and then
- 20:57we're outranking Safelite and Yelp very
- 20:59quickly. Because Google sees Yelp and
- 21:03Safelite as like spam sites. They're one
- 21:05site with a million pages just targeting
- 21:08every single city across America. Google
- 21:10would prefer to show a local business's
- 21:12site that gives the searcher the
- 21:14information he's looking for, the
- 21:16business he's looking for. I think I
- 21:17hammered that in clearly, right? So,
- 21:19what you'll see here is my site. It's
- 21:22ranking so well that it's pinned even
- 21:24above the map section over here, right?
- 21:27You Most people would think, "Wait,
- 21:29that's an ad." No, if it was an ad, it
- 21:31would say sponsored, right? No, I'm just
- 21:33ranking so well that I'm where Google
- 21:35would like to normally put the ad. So,
- 21:36you click here.
- 21:38Here's my site. All right?
- 21:39>> Nothing crazy.
- 21:41>> Nothing crazy. But, if you're looking
- 21:43for an auto glass shop, do you care?
- 21:45>> No.
- 21:46>> No, you want your auto glass guy's
- 21:48website to look like this, you know?
- 21:50>> And I always tell people that, you know,
- 21:51sometimes, you know, I do a lot of AI
- 21:53website landing page stuff, and some
- 21:55comment I'll get back sometimes for
- 21:56people is they'll say, "Well, this looks
- 21:58like it's AI." Or this and that, and
- 22:00it's like, here's the deal, guys. If I
- 22:02need to get my auto glass, you know,
- 22:03repaired, I don't care. I'm picking up
- 22:05the phone, I'm entering a contact form,
- 22:08and I'm getting a solution to the
- 22:09problem. I'm not sitting here analyzing,
- 22:11"Is this AI?" Or look at this website.
- 22:13No one cares about that.
- 22:15>> No one cares for these small local
- 22:17services. And And then here's the thing,
- 22:19maybe there are five people a month who
- 22:21do care, right? Who cares? Let them go
- 22:25off and call someone else. I'm still
- 22:26getting plenty of people to justify my
- 22:28client paying me. If you called up your
- 22:32personal buddy who's a contractor, and
- 22:34you call them and say, "Hey, I got five
- 22:35guys who want to do work with you."
- 22:37You're telling me that he's not going to
- 22:39want that?
- 22:40>> Yeah.
- 22:40>> No.
- 22:41>> So, how big are these sites? You know,
- 22:43are these, you know, five, 10, 20 pages?
- 22:45Like, talk about the architecture here a
- 22:46little bit.
- 22:47>> So, every site's going to be different.
- 22:49I mean, I I have sites that are one page
- 22:51and ranking number one, right? Cuz it's
- 22:53all about the competition level, like I
- 22:54talked about. So, this site I built out
- 22:57and fleshed out maybe like 10 pages
- 22:59total. I have location pages here, I
- 23:01have service pages, right? Very basic
- 23:03stuff, like windshield replacement,
- 23:05right? Mobile windshield replacement
- 23:07services in the New Orleans area. How
- 23:09could Google screw that up? They're
- 23:10going to know exactly what it is and
- 23:12where I do it.
- 23:13We are windshield repair and replacement
- 23:16We are a windshield repair and
- 23:17replacement service in New Orleans,
- 23:19Louisiana.
- 23:20You know, very clear, very
- 23:23uh to the point. But like let's look at
- 23:24some of these location pages cuz
- 23:25Metairie, if you're not familiar with
- 23:26New Orleans,
- 23:28Metairie is like the adjacent city to
- 23:30New Orleans. So my client services all
- 23:33these areas, right? Metairie and Kenner.
- 23:36So I click here, I have a whole page
- 23:37about windshield replacement in
- 23:39Metairie,
- 23:40right? Windshield cracks in Metairie,
- 23:42right? And look, look at this last
- 23:44paragraph. Metairie, Louisiana auto
- 23:47glass repair. And this This paragraph is
- 23:49just literally just adding more to the
- 23:51local relevance of my site. Says
- 23:53Metairie is known as the first suburb of
- 23:55New Orleans, Louisiana. It's located in
- 23:57the south shore of Lake Pontchartrain
- 23:58between the great city of New Orleans
- 24:00and Kenner. Metairie and Metairie is
- 24:02geographically separate from New Orleans
- 24:03by the 17th Street, blah blah blah. It's
- 24:06just like some in-depth info about New
- 24:08Orleans. So it adds to my local
- 24:10relevancy on top of my auto glass
- 24:12expertise. You see what I mean?
- 24:15>> And this is a proven formula, right?
- 24:16Obviously now you know what works. You
- 24:19can apply insert niche, insert city, and
- 24:22then just rinse and repeat same formula
- 24:24across the board.
- 24:25>> The most successful people I know in
- 24:27this space are people who know how to
- 24:29tap into that robotic mentality where
- 24:32it's like, "Okay, this worked. I made a
- 24:35thousand dollars off this.
- 24:37Don't reinvent the wheel. Just rinse and
- 24:39repeat whatever you just did over and
- 24:40over and over until you can't take it
- 24:43anymore and all of a sudden you're at
- 24:45$20,000 a month passive income."
- 24:47>> Yeah. And I want to go back If you can
- 24:48go back to Google search here, I want to
- 24:50do a live SERP check because I didn't
- 24:52tell you this part, but when I listened
- 24:53to your episode with Chris Connor, got a
- 24:55little inspired and wanted to try to
- 24:56build my own rank and rent website with
- 24:58some Claude code systems I have going on
- 25:00here. And so, one example that I did was
- 25:03a fake septic tank business in Des
- 25:05Moines, Iowa. So, septic tank pumping
- 25:08Des Moines, Iowa, you know, some related
- 25:10query to that. It's going to look a
- 25:11little different nationally probably
- 25:12than me actually living in Des Moines
- 25:14searching locally. Um but it's just
- 25:16desmoinesseptic.com. I think that's it
- 25:18right there in the middle of page one,
- 25:19yeah. I'm ranking for legitimate septic
- 25:22businesses and this was built with
- 25:24Claude code Cloudflare using the Astro
- 25:26web framework and GitHub.
- 25:28>> Beautiful.
- 25:29>> And the best part is I spent a couple
- 25:31hours building this. So, I saved all
- 25:33that context, saved it as a skill
- 25:35markdown file, and I can pump these
- 25:37sites out in literal minutes now with
- 25:39Claude Fable.
- 25:40>> That's amazing. Yeah, and and you know,
- 25:42the only reason we don't typically
- 25:44encourage like the students I I mentor,
- 25:47the reason I don't usually encourage AI,
- 25:49even though it's working here, is just
- 25:51because it's good to learn how to put
- 25:53together a site um
- 25:55in the specific criteria it takes to
- 25:58rank. Cuz sometimes when people use AI,
- 26:00it could just go off on its own and, you
- 26:02know, use strategies that don't
- 26:04necessarily work and you could spend the
- 26:05next three ones months not knowing why
- 26:08you're not ranking and you have to
- 26:10deconstruct it. But you also have an SEO
- 26:12background or marketing background
- 26:14>> Let's go to the blog section. I want to
- 26:16show you something pretty crazy about
- 26:17this that blew me away. If you click on
- 26:18the blog and if you click on the five
- 26:20best listicle, five best septic tank
- 26:22company. So, this is actually starting
- 26:24to show up in some AI search results. If
- 26:26you click on that, this is a 100% AI
- 26:28generated image. It took the logo that
- 26:30was AI generated, created a localized
- 26:33septic guy pumping that looks like Des
- 26:35Moines, Iowa, put that logo on the
- 26:37truck, and it's like this across the
- 26:39board for all images.
- 26:41>> So, tell me, I'm curious, how long has
- 26:43this been on page one?
- 26:45>> Uh I mean, I built it maybe a month ago
- 26:48and it took maybe a week, if that,
- 26:50probably to go to page one.
- 26:51>> probably See, this is the thing. Most
- 26:53people would go, "Oh, I'm going to build
- 26:54a site all about plumbing." But, you're
- 26:56doing septic, which is leads you could
- 26:58sell to a plumber, a specific
- 27:00>> a little over five leads so far. So, I'm
- 27:02just in the beginning stages of this.
- 27:04>> And think about it. Like, the reason
- 27:05this is working is because you niche
- 27:07down even further to reduce the
- 27:09competition
- 27:10to such a level to where you're going to
- 27:12be ranked quickly. It's all about the
- 27:14competition level. Normally, when people
- 27:16are joining our program, I tell them
- 27:17it's going to be like 3 to 6 months to
- 27:19land your first client, right? I don't
- 27:21want to over-promise and under-deliver,
- 27:23but opportunities like this happen all
- 27:24the time if you're willing to niche down
- 27:26to specific services. I'm curious,
- 27:28though,
- 27:29you have a phone number on here. It's a
- 27:31CallRail number, I presume, right?
- 27:32Have you gotten any calls yet?
- 27:34>> I have. I've gotten about five calls, a
- 27:36couple form submissions. [laughter]
- 27:38>> That is awesome, man. I am so stoked
- 27:41about that. And it's only going to get
- 27:42better. So, legit calls, you listen to
- 27:43them?
- 27:44>> Legit calls. A couple Angie's List and
- 27:46stuff like that, right? You know, you
- 27:47know the typical local calls like that,
- 27:49but
- 27:49>> Tell me, like, even right now, let's say
- 27:51you're getting five calls a week. Is
- 27:53that a fair estimate?
- 27:55>> Yes, I would say one or two a week just
- 27:57based on past results, but we'll keep
- 27:59this pumping.
- 28:00>> So, this is not really enough calls for
- 28:02a flat fee deal where this would be
- 28:04completely passive, but 100% you could
- 28:06call up a plumbing company and offer
- 28:09them a 10% commission deal or a per lead
- 28:12deal, and you're making money. I mean,
- 28:13maybe not as much as you would if you
- 28:15were pumping out the leads and you're
- 28:16number one and everything, but you have
- 28:19money right here, man.
- 28:20>> And I guess the takeaway is maybe I go
- 28:22into a more, I would say a bigger market
- 28:25than Des Moines, Iowa, and just rinse
- 28:26and repeat this template. That way
- 28:28there's more search volume, there's more
- 28:29demand, there's more intent, and then
- 28:31try to go
- 28:32>> too.
- 28:33>> That, too, yeah, of course.
- 28:34>> So, it might take a little longer, but
- 28:35the thing is, people get stressed out
- 28:37about these things maybe taking 3
- 28:39months, but you're not building a
- 28:40business here, you're building an asset.
- 28:43>> Yeah.
- 28:43>> All right? So, would you you
- 28:45if it took a year to build out a house
- 28:47that you were going to own forever and
- 28:48get like equity in have equity in for
- 28:51the rest of your life? No. Think of this
- 28:53the same way. You're going to spend two,
- 28:55three, max at most six months getting a
- 28:58site built and ranked and getting the
- 28:59most calls and then all of a sudden you
- 29:00have an asset for the rest of your life
- 29:02that could pay you 1,500 to 2,000
- 29:04dollars a month passively.
- 29:06>> All right, Kyle. So, now let's go just
- 29:08through some rapid-fire questions here
- 29:10to conclude this segment. First one I
- 29:12have for you, anyone who's watching or
- 29:13listening to this and they might think
- 29:15that this rank and rent model is
- 29:16oversaturated, right? Is that a good or
- 29:18a bad take?
- 29:20>> It it's it's an understandable take, but
- 29:22it's completely wrong. All right?
- 29:24I was worried about saturation back in
- 29:262019 when I first started this and it
- 29:28hasn't affected me once. There's some
- 29:31simple math you could do to make it
- 29:33clearer for you. So, there are thousands
- 29:36of niches, right? Can we agree on that?
- 29:38If I If I said there was like a thousand
- 29:39niches, would that be conservative?
- 29:42Right? Considering you have septic and
- 29:43think about all these other industries
- 29:44that have subcategories, right?
- 29:46There are Let's say there's a thousand
- 29:48niches, right? And then I want you to
- 29:51take into consideration that there are
- 29:54800 There are over 800 cities in the US
- 29:56alone that have over a 50K population
- 29:59size, right? If you go even smaller
- 30:01population size, there's even more, but
- 30:04there's over 800 cities
- 30:06that you could do this in.
- 30:08Then, take into consideration that you
- 30:11don't have to be the number one spot to
- 30:13be getting calls. You could be in the
- 30:15top one, two, three, four, five even and
- 30:18still be getting enough calls to sell to
- 30:20a business owner, right? So, let's
- 30:23multiply that uh
- 30:25800,000 pop 800 Sorry, 1,000
- 30:30different niches and then the 800
- 30:33different cities, that's 800,000. Now,
- 30:35take the 800,000 and multiply that by
- 30:38three, three different spots that you
- 30:40could be in on the front page to get
- 30:42calls. That's 2.5 million different
- 30:45opportunities to go after. And this
- 30:46business model that most of your viewers
- 30:48haven't heard of since until like a week
- 30:50ago to assume that it's saturated
- 30:53is kind of crazy. I don't think it'll
- 30:54ever be saturated because there's room
- 30:57for multiple people in every market. And
- 30:59not everybody is willing to put in the
- 31:01upfront work to get to this result.
- 31:03>> Completely agree. And I want to hear
- 31:05this response from you here. If you had
- 31:07to pick one niche, right? What is the
- 31:09most underrated home service niche that
- 31:11you think is still an opportunity right
- 31:13now?
- 31:14>> Um but it's not like it's completely off
- 31:15the radar. Some people know about it,
- 31:17but I've never seen anybody really
- 31:18attack it.
- 31:19This is a real thing. I have a friend
- 31:21who has a popcorn ceiling removal
- 31:23website. All right? You know popcorn
- 31:25ceilings are a little
- 31:26>> I think so.
- 31:27>> Yeah. The ceilings are like really
- 31:29drippy looking. It's like the paint
- 31:30never like fully dried and start gravity
- 31:32pulled it down.
- 31:33>> That's a niche of a niche.
- 31:34>> Yeah, it's a niche of a niche. It's a
- 31:36real thing. I have a friend who who has
- 31:38um a site for popcorn ceiling removal
- 31:40somewhere in Southern California. He
- 31:42gets a ton of calls, but there was
- 31:44literally a quote for $20,000 that came
- 31:47through it for a commercial building
- 31:49that wanted all the popcorn ceiling
- 31:50removed. All right? So there are niches
- 31:52like that that exist. I'm not saying
- 31:54it's the most underrated, but it's just
- 31:55one that I could think of right now. But
- 31:57there are these off-the-grid niches that
- 31:58most people don't think of. And and
- 32:00you'll probably learn of a lot of niches
- 32:01just listening to your podcast and
- 32:03Corner Office Podcast.
- 32:05>> Yeah, one thing that I've actually
- 32:07thought about lately. Hopefully no one
- 32:08steals this including yourself, but in
- 32:10Des Moines, Iowa, we've had a lot of
- 32:11issues with water. There's a lot of
- 32:13nitrates in the water and people are
- 32:15more concerned about water safety. So in
- 32:17my head I'm thinking maybe there's an
- 32:19opportunity for, you know, a local
- 32:21service business of clear clean water
- 32:24home installations of, you know, reverse
- 32:26osmosis systems and all these other
- 32:28stuff. So that's kind of the next idea
- 32:29that I've been thinking
- 32:30>> 100%
- 32:31that is a great idea. And don't worry
- 32:33about other people stealing it. I I
- 32:35there's so many opportunities across the
- 32:37to do that same thing. It's like why
- 32:40it's it's not even a concern. No no what
- 32:43Somebody else being in that same niche
- 32:45or city has never affected me
- 32:47whatsoever.
- 32:48>> Because they don't understand the the
- 32:49nuances and all the backgrounds and the
- 32:51experience that you have.
- 32:53>> Sure, but also
- 32:55you have to realize the search results
- 32:56change with every way you type in the
- 33:00search. Not everybody's typing in um
- 33:04and not everybody's typing in you know,
- 33:06towing
- 33:07uh
- 33:08towing Asheville. Some people are typing
- 33:10in best towing Asheville, affordable
- 33:12towing Asheville, to
- 33:14towing near me. And all those different
- 33:16variations produce different results. So
- 33:18just because
- 33:20you know, you're number one for towing
- 33:22Asheville doesn't mean that somebody
- 33:24else is number one for best towing
- 33:26Asheville or affordable towing
- 33:27Asheville. So there's space for all
- 33:29these different variations. It's it's in
- 33:31saturation level, whatever that word is.
- 33:35>> [laughter]
- 33:36>> Last question I have for you here, Kyle.
- 33:37Let's get your crystal ball out. You
- 33:39like let's say 5 to 10 years from now.
- 33:41Do you think this rank and rent model is
- 33:43still viable?
- 33:45>> 100%. I have new students freaking
- 33:48landing clients every single day. People
- 33:50who started 3 months ago. Without a
- 33:51doubt.
- 33:52I mean
- 33:53people are still using Google, you know,
- 33:55and yeah, some people are still are
- 33:56using Gemini, but as of right now all of
- 33:58our results are showing up in Gemini,
- 34:00right? My call volume, my total company
- 34:02overall call volume has not changed, all
- 34:05right? 100% this is viable for anybody
- 34:08wants to get started today.
- 34:10>> And you know what's funny about that? At
- 34:11Google I/O, I know this is biased, but
- 34:13they they had a study that said Google
- 34:16search volume actually increased over
- 34:18the past whatever, you know, 6 to 12
- 34:20months. So all this narrative about
- 34:22people are moving to chat GPT, they're
- 34:24moving to Claude, Perplexity, Grok for
- 34:26web searches. Like that's just not
- 34:27happening. Like I even see it in myself.
- 34:30I don't go to those platforms to do web
- 34:31searches.
- 34:32>> So, here's the thing. My theory, the
- 34:35reason they're seeing more activity is
- 34:36because they have those little AI
- 34:38snippets, right? Because now people know
- 34:40that if they search for something like
- 34:43best restaurants in Rome, Italy or
- 34:46something like that, or best best sites
- 34:47to see in Rome, Italy, they know they're
- 34:49going to get a little AI snippet that'll
- 34:50give them a quick answer. This So, that
- 34:51gets them in the habit of using Google.
- 34:54They're using Google for everything cuz
- 34:55they're constantly going there more
- 34:56often, they're more comfortable with it.
- 34:58Which in turn, as soon as somebody
- 34:59thinks they want a roofer, they're going
- 35:01to go to Google, too, where you're not
- 35:02really seeing those AI snippets for the
- 35:04local service stuff.
- 35:05>> Yeah.
- 35:06>> Right?
- 35:06>> Not to mention it's the default search
- 35:07engine on Siri, right? That's how they
- 35:09get a lot of their search traffic, too.
- 35:11>> [laughter]
- 35:11>> Um but anyways, Kyle, this is a fun
