- 0:02Google Maps takes four clicks, but you
- 0:05don't control what happens next. The
- 0:09problem is that some businesses make
- 0:11the change correctly, verify it, get it
- 0:13approved, and still disappear from the
- 0:15map at their new location. And when
- 0:19someone moves, the recurring question
- 0:21is always the same. If I change my
- 0:24business address, do I lose my reviews?
- 0:26I'm Matías Romero, a teacher at Ginan
- 0:29Academy, the first Spanish-speaking
- 0:31local SEO academy. In this video, I'm
- 0:35going to show you everything that
- 0:36happens when you change your business
- 0:38address on Google Maps, not just where
- 0:40the button is, because anyone can show
- 0:42you that. What I am going to show you
- 0:47is what happens after you click save,
- 0:49what is kept, what is lost, and the
- 0:51only mistake in the whole process that
- 0:53cannot be undone. So let's get started.
- 1:12Before you touch anything, you have to
- 1:14answer one question, and everything
- 1:16that follows depends on it. Does your
- 1:19business have a physical location where
- 1:21customers go, or are you the one who
- 1:23goes to the customer's home? If you
- 1:26have a hair salon, a clinic, or a
- 1:28restaurant, you have what Google calls
- 1:31a storefront business; that is, your
- 1:33customers go to your address. But if
- 1:38you are a plumber, electrician,
- 1:40locksmith, or have a renovation company
- 1:42, you go to the customer's home, and
- 1:44Google calls that a service-area
- 1:46business. In case you didn't know, a
- 1:52service-area business is one that
- 1:53doesn't serve anyone at its address,
- 1:55which is why Google requires you to
- 1:57hide it. Keep this distinction in mind,
- 2:02because the process to change your
- 2:04business address is very different in
- 2:06each case, and the most expensive
- 2:07mistake in this video is made by the
- 2:09latter. So, let's start with the
- 2:13simplest case. To edit the address of
- 2:15your physical location, you have to go
- 2:17to the Google Business Profile panel.
- 2:19To do this, enter the name of your
- 2:21business here, or the words "my
- 2:23business." Okay? This panel here will
- 2:25load for you. Click on edit profile and
- 2:27scroll down until you see the map.
- 2:30Click on the map and type the address
- 2:32here. It has to be the exact address.
- 2:34Do not use abbreviations or invent
- 2:36information. I'm going to do a test.
- 2:39I'll enter 13 Rio Amargosa Street to be
- 2:41more precise. And notice that if you
- 2:46have entered the address correctly, it
- 2:47will automatically update the map, and
- 2:49then you would just need the city. In
- 2:54case the map doesn't update
- 2:55automatically, if you click the adjust
- 2:57button here, it should load it for you.
- 3:00And if it doesn't load, it's because
- 3:02it's not finding the address in the
- 3:04database, so most likely you typed it
- 3:06wrong. The next thing that is very
- 3:08important for you to adjust is the pin,
- 3:10okay? The pin has to be exactly where
- 3:12the entrance to your physical location
- 3:15is; that is, it cannot be on the
- 3:17sidewalk across the street or slightly
- 3:19shifted, okay? Why? Because if not,
- 3:21when someone activates the directions
- 3:23feature to your business from Google
- 3:25Maps, the GPS will get confused and
- 3:27people won't know how to get there.
- 3:29This is very common, especially in
- 3:31businesses that are on interior streets
- 3:33or in a courtyard between several
- 3:35buildings. So make sure and notice that
- 3:37you can zoom in here as much as you
- 3:39need to place the pin in the exact
- 3:41location. Once you have this figured
- 3:44out, just click the save button and
- 3:46that's it. So far, the easy part. Now
- 3:51that you've clicked save, your change
- 3:53goes into review, so one of three
- 3:55things can happen: it gets approved, it
- 3:57stays pending, or your change gets
- 3:59denied. And the first question people
- 4:03ask is, okay, how long does this take?
- 4:07Google says that an address edit can
- 4:09take anywhere from 10 minutes to 30
- 4:11days. Yes, yes, you heard that right,
- 4:15up to 30 days. That huge range is not a
- 4:18Google error; it's an honest answer
- 4:20because changing an address isn't just
- 4:22filling in a field and that's it. An
- 4:25entire audit has to be carried out
- 4:27behind it. Google is checking if your
- 4:30business exists where it really says it
- 4:32exists, and that's why major changes
- 4:34often require you to verify your
- 4:36business profile again. If you change
- 4:39your address or primary category, be
- 4:42prepared to have to re-verify your
- 4:43profile. This can happen even if you
- 4:47haven't touched anything; they are
- 4:49simply internal quality controls from
- 4:51Google itself. And you might be asking
- 4:53yourself, okay, what could they ask me
- 4:55for in this verification? Well, keep in
- 4:58mind that video verification requires a
- 5:00continuous recording of at least 30
- 5:02seconds and it cannot have any cuts.
- 5:06This recording must show three things:
- 5:08the location, that the business exists,
- 5:11and that you manage it. If you have a
- 5:14physical location, that means a
- 5:16permanent sign and the street number
- 5:17clearly visible. On this very channel,

- 5:28denied, keep your paperwork handy.
- 5:32Google accepts your official business
- 5:35registration, business license, tax
- 5:37certificates, and utility bills in the
- 5:39business's name with the exact address
- 5:42you're registering, that is,
- 5:43electricity, water, or phone bills. And
- 5:48now, I'm going to give you a tip that
- 5:50you won't find in any other tutorial.
- 5:55If you are in Spain or any country in
- 5:58the European Economic Area, you can use
- 6:00Google's official tool to appeal not
- 6:03only suspensions, but also rejected
- 6:05edits for address, name, phone, website
- 6:08, and category. And this is pure gold,
- 6:14because most people, when their address
- 6:17change is denied, simply resign
- 6:18themselves or open a new profile. And
- 6:22both of those things are a problem that
- 6:24has a solution. And one last piece of
- 6:26advice for this section, which is the
- 6:28one that will save you the most time.
- 6:30Update your address on your website,
- 6:32social media, and directories before
- 6:34touching it on Google. Do not do it
- 6:38afterward; you have to do it beforehand
- 6:40, even weeks before, because if your
- 6:42profile says one thing and your website
- 6:44says another, that inconsistency is one
- 6:47of the triggers for Google to ask you
- 6:49for a profile review. And now let's
- 6:53move to the question most of our
- 6:55academy students have, which has to do
- 6:57with reviews. Because if you've spent
- 7:01years gathering reviews and are now
- 7:03moving a couple of neighborhoods over,
- 7:05you might be afraid of losing those
- 7:07reviews. The good news is that Google
- 7:10has this covered. If you move your
- 7:14business to a new location and keep the
- 7:16same business name, the reviews move
- 7:18with you. To Google, your reviews are
- 7:23linked to your business's identity, not
- 7:25the property. What's more, if the owner
- 7:29or manager changes, but the name stays
- 7:31the same, the reviews also remain.
- 7:34However, Google does acknowledge two
- 7:37nuances. The first is that this doesn't
- 7:39always happen in categories like hotels
- 7:42, golf courses, or, for example,
- 7:44tourist attractions. And the second
- 7:46isn't stated by Google, but it is shown
- 7:48by documented cases. In March of this
- 7:53year, a business shared on the official
- 7:55forum that support had confirmed the
- 7:57move, that the old profile was already
- 7:59marked as moved, and yet, the review
- 8:01count still didn't add up. So there is
- 8:06an official process in place, but when
- 8:09it comes down to it, in practice, it
- 8:11doesn't always happen that easily. And
- 8:14listen up now because here comes the
- 8:16only mistake in this video that cannot
- 8:18be undone. There are a lot of people
- 8:22who, to keep everything clean, mark
- 8:23their old profile as permanently closed
- 8:26before making the move. And yes, this
- 8:30might seem reasonable, but in reality,
- 8:33it's a complete disaster because
- 8:35closing the old profile breaks your
- 8:37business's continuity in Google's eyes,
- 8:39and with it, the transfer of reviews is
- 8:41broken. So never close your old profile
- 8:46yourself. Edit the address or ask
- 8:49Google to mark it as moved, but do not
- 8:51close it. Never that. And now an
- 8:55unusual question, but one that also
- 8:57happens: what if I take my business to
- 8:59another country? And here, to be honest
- 9:04, I have to be sincere; I haven't found
- 9:06any Google help page that says in
- 9:08writing that your business reviews
- 9:10won't cross the border, but all the
- 9:12experts on the official forum have been
- 9:14giving the same answer for several
- 9:16years. And that is that a change of
- 9:20country is not a move; it's a new
- 9:22business with new documentation,
- 9:24therefore it requires a new profile and
- 9:26starting reviews from scratch. If you
- 9:28go to another country, count on
- 9:30starting over. And if someone promises
- 9:32you otherwise, well, I would be wary if
- 9:34I were you. You've moved to a new
- 9:37location and there was another business
- 9:39there before. Your profile is still
- 9:41there. Well, this is something that
- 9:43happens all the time. You search for
- 9:45your business by name and Google shows
- 9:47the one that was there before you. It's
- 9:51a fairly common case, or it might even
- 9:53place you, your business, next to it,
- 9:55as if you were neighboring businesses.
- 10:00Most owners don't even know this can
- 10:02happen, and the few who do expect it to
- 10:04fix itself. I'm sorry to tell you no,
- 10:08this does not fix itself. Google only
- 10:11allows one profile per business and
- 10:13treats profiles that conflict as
- 10:15duplicates. That is to say, if the
- 10:21previous business's profile isn't
- 10:23properly closed, moved, or deleted, it
- 10:25will continue to compete with you if
- 10:27you have a similar business category,
- 10:29both on the map and in the search
- 10:31algorithm. In June of this year, a
- 10:36verified business in France reported
- 10:38that the old, closed profile for their
- 10:40location was still appearing ahead of
- 10:42theirs when someone searched for their
- 10:44brand. And in that very thread, people
- 10:47described it as a fairly well-known
- 10:49problem. The solution isn't in your
- 10:52admin panel, but on Google Maps, as if
- 10:54you were just any other user. And keep
- 10:58one thing in mind: this is for the
- 11:00previous business listing, not yours.

- 11:18, back to the topic, everything we've
- 11:20seen so far has a solution, but there's
- 11:22a question that keeps popping up in the
- 11:24comments of every video on this subject
- 11:27; it doesn't matter if they're in
- 11:28Spanish or English, everyone has the
- 11:30same doubt. The thing is, people have a
- 11:35question that no one answers, and there
- 11:37are threads open for over a year where
- 11:39users are asking each other if anyone
- 11:41knows the answer. Well, if you've made
- 11:44it this far, congratulations. Because
- 11:46I'm going to answer it for you. The
- 11:50question about the photo that appears
- 11:52of your location: because if you've
- 11:54changed the address, it's been approved
- 11:56, and the marker is where it should be,
- 11:58it can happen that when someone
- 12:00searches for your business, the photo
- 12:02that pops up is the old location or,
- 12:04worse, a completely different type of
- 12:06business. This happens because your
- 12:10listing's address and the Street View
- 12:12image are two completely separate
- 12:14layers. When you click save, the street
- 12:18doesn't magically get photographed
- 12:20again. Google doesn't send a car to
- 12:22your corner just because you moved the
- 12:24address field. And here comes the
- 12:26uncomfortable part. Google writes this
- 12:29in its help section in these exact
- 12:30words. They don't promise any specific
- 12:34timeline to review or update the image
- 12:36taken by the Google Street View car—
- 12:39no timeline at all. And the experts on
- 12:42the official forum are still saying the
- 12:44same thing in 2026. The exterior of
- 12:47your business doesn't truly change
- 12:49until that car, the Street View one,
- 12:51passes by your street again. So, anyone
- 12:55selling you a trick to force the Street
- 12:57View image, just know that they’re
- 12:59selling you a bit of smoke. That said,
- 13:02you aren't completely tied, because
- 13:04Google documents three things you can
- 13:06actually do. First, check that the
- 13:09marker is placed over your building. A
- 13:12well-placed marker can help associate a
- 13:14more accurate view for entering your
- 13:16business. Second, report the image as
- 13:19outdated. This is done from the Street
- 13:22View photo itself. And third, upload
- 13:26your own 360-degree photos. These
- 13:30photos are uploaded from Google Maps
- 13:32just like any other photo. And here I
- 13:35need to clarify something because many
- 13:37people are explaining this a bit wrong,
- 13:40which is that uploading your own
- 13:41panorama doesn't change the exterior
- 13:43view on its own. Google decides which
- 13:46photo is shown by default based on
- 13:49quality, resolution, and how recent,
- 13:51popular, and relevant it is. If there
- 13:54is already content in your area, you
- 13:56can influence it, but you can't
- 13:57guarantee the replacement of this image
- 13:59, right? And if you decide to go for it
- 14:01, have the requirements on hand. A
- 14:04Google panorama requires at least 7.5
- 14:07megapixels, a 2-to-1 aspect ratio, up
- 14:10to 75 MB maximum, and no gaps in the
- 14:13horizon or the seam of the view—
- 14:15meaning, no black bars should appear.
- 14:19In the meantime, there is one thing you
- 14:22can actually do today that, truth be
- 14:24told, almost no one does. Take a good
- 14:27photo of your new facade, upload it,
- 14:29and set it as your listing's cover
- 14:31photo. This doesn't fix Street View,
- 14:34but it is the first thing the customer
- 14:36sees. And it's true that, from your
- 14:39Google profile, you can't force the

- 15:03it affects them. For that, we have to
- 15:07return to the question I asked you at
- 15:09the start of this video. If you go to
- 15:12the customer's home, you have a service
- 15:14area business and your address is
- 15:16hidden, so everything I've told you so
- 15:18far applies to businesses with a
- 15:20physical location. For you, there is a
- 15:23different rule, and it goes exactly the
- 15:26opposite of what it seems. Do not edit
- 15:28the address on your profile. Google
- 15:31will tell you to edit it, your
- 15:33dashboard lets you do it, but the
- 15:34industry consensus after many years of
- 15:37documented cases says totally the
- 15:38opposite. When you edit the address of
- 15:43a profile without a public storefront,
- 15:45the profile stays anchored to the old
- 15:47area. And I am going to tell you about
- 15:50two specific cases. One, in April of
- 15:52last year. A handyman moved 40 km away
- 15:55from his original location and updated
- 15:58his address. And he kept receiving
- 16:01calls from the area he had left, and
- 16:03from the new one, well, almost none.
- 16:06When he wrote to Google support, they
- 16:08told him to wait. And in industry
- 16:10forums, this piece of advice was called
- 16:13absolute nonsense. And there is another
- 16:15one that is even worse. A photographer
- 16:18changed his city, updated his address,
- 16:20verified the listing again, and
- 16:22basically did everything he was
- 16:23supposed to do right. And the result is
- 16:27that he disappeared from the search
- 16:28result pages in his new city. Several
- 16:31industry experts have given this a name
- 16:33. They call it the service area
- 16:36business move glitch. Google, honestly,
- 16:39has never acknowledged this. So, what
- 16:42are you supposed to do if you are a
- 16:44business without a public storefront?
- 16:46Basically three steps. Step one, do not
- 16:49edit the address of your current
- 16:50listing. Step two, create a new listing
- 16:53at your new location and verify it.
- 16:56Step three, write to Google support and
- 16:59ask them to mark the old listing as
- 17:01moved. And now pay attention to the
- 17:04word you have to use when you talk to
- 17:06support. Ask for a move. Do not ask for
- 17:10a merge, because merging means joining
- 17:13two duplicate listings in the same
- 17:14place, and that is not what you want.
- 17:18Besides, when Google merges two
- 17:20listings, the reviews are combined, but
- 17:22the responses you gave to those reviews
- 17:24can be lost along the way. So you have
- 17:28a longer, more inconvenient process,
- 17:30but it is the only one that really
- 17:32works. And now we get to the icing on
- 17:34the cake. Google forces businesses
- 17:37without storefronts to hide their
- 17:39address. That is the rule they set. And
- 17:42if you do not follow it, you risk
- 17:44having your listing suspended. In the
- 17:48latest study on ranking factors, having
- 17:50your address visible on your listing
- 17:52appears as the seventh most important
- 17:54factor to rank on maps in your city.
- 18:00And a study of over 8,000 businesses
- 18:02found that businesses without a visible
- 18:04address perform worse in searches with
- 18:07"near me" queries. So if you read this
- 18:11whole sentence again with me, you will
- 18:13see how shocking it is. Google forces
- 18:17you to hide the address, and hiding the
- 18:19address makes you rank worse. Yes, it
- 18:22is a vicious cycle. Honestly, I do not
- 18:25have a solution for this. In fact,
- 18:27nobody does. What I can tell you is
- 18:30this. If your business has the
- 18:32possibility of having a real storefront
- 18:34with a sign and someone inside, get one
- 18:36, it will be worth it. Because a
- 18:39storefront, beyond just being a
- 18:41location, is a competitive advantage in
- 18:43map results. And if you cannot have one
- 18:46, then follow the rule, hide the
- 18:48address, and compensate for that lack
- 18:50of visibility. On the other hand, with
- 18:53reviews, with content, and with your
- 18:55website. And remember that with all of
- 18:58this, most actions aren't about doing
- 19:00more, but doing better. To wrap up the

- 19:10safely. Before touching anything,
- 19:13decide what you are: a storefront
- 19:15business or a service-area business,
- 19:17because everything depends on this.
- 19:20Second, update your address on your
- 19:22website, on social media, and in
- 19:24directories. Weeks before touching
- 19:27anything on Google. Third, gather your
- 19:31paperwork: business registration,
- 19:33license, and a utility bill in the
- 19:35business's name at the new address.
- 19:38Four. Check if there was already
- 19:40another listing in your new location
- 19:42for your same business category. This
- 19:44is exclusively for those with a
- 19:46storefront. You must edit the address
- 19:50on your existing listing, place the
- 19:51marker on top of your building, and
- 19:53wait. And wait for the change to be
- 19:57confirmed, which can take anywhere from
- 19:5910 minutes to 30 days. In the event
- 20:01that you don't have a storefront, do
- 20:02not edit the address. You must create a
- 20:05new listing and verify it. The seventh
- 20:09step is to ask Google to mark the old
- 20:11one as moved, and the word you must use
- 20:13is "moved." And never, under any
- 20:18circumstances, mark your old listing as
- 20:20permanently closed before the reviews
- 20:22have been moved, because that is the
- 20:24error you cannot undo. After the change
- 20:28, report the previous business listing.
